<p>Two flats in Worli were sold for a whopping ₹80.8 crore and the buyer is Binita Shah.</p>



<p>Binita Shah,  is the board member of BDR Pharmaceuticals and the wife of its founder and CMD Dharmesh Shah.</p>



<p>Shah has purchased two flats for Rs 80.8 crore in Worli from K Raheja Corp, registration documents accessed by SquareFeatIndia provided by <a href="http://Zapkey.com" target="_blank" rel="noreferrer noopener">Zapkey.com</a> showed.</p>



<p>Both the flats are located on the 39th floor, in the building named Raheja Artesia,</p>



<p>The two apartments together have a carpet area of 6,670 sq ft with a total of 367 sq ft of balcony area.</p>



<p>The new owners will have access to 7 car parks in the building.</p>



<p>Documents were registered on November 1st and 3rd this year.</p>



<p>The buyer as per documents is trustee of RDS Private Family trust, Binita Dharmesh Shah, and the seller is K Raheja Corp Pvt Ltd.</p>

<p>Bajaj family members and trust has bought five apartments in K Raheja’s Vivarea for a total of Rs 103.73 Crore,.</p>



<p>In two separate deals, Bajaj family members and trust has bought five apartments for a total of Rs 103.73 Crore. The five apartments are located in the building Vivarea constructed by K Raheja.</p>



<p>The first deal was signed on October 18, where for an amount of Rs 15.84 crore, flat located on the 40th floor measuring 226.03 sq mt was bought by Nirvaan family trust via its trustee Sunaina Manish Kejriwal from Capricon Realty, and Gnext hardware and parks.</p>



<p>The second deal was signed on the same date, for Rs 28.31 crore, for a flat located on the 39th floor measuring 315.99 sq mt, the sellers were same whereas the buyer this time was Shefali Bajaj. The third deal was signed for a flat on the 38th floor of the building measuring 315.99 sq mt sold for Rs 28.27 crore. In this too the seller was same, whereas the buyer was Sanjali Bajaj.</p>



<p>The fourth deal was signed on October 21, for the flat on the 36th floor, measuring 226.03 sq mt for which the consideration amount paid was Rs 15.46 crore. The seller is the same, whereas the buyer is Manish Kejriwal. The fifth apartment is located on the 39th floor and the deal was signed on November 10, the buyer is Nirvaani family trust, and the amount paid is Rs 15.84 crore, for an areas measuring 226.03 sq mt.</p>



<p>According to documents provided to SquareFeatIndia by <a href="http://zapkey.com" target="_blank" rel="noreferrer noopener">Zapkey.com</a>, the total consideration thus comes to Rs 103.73 crore. The buyers will also have an access to 17 car parks in the building.</p>



<p>The stamp duty paid for the registration of the deal is Rs 6.22 crore.</p>

<p>A deal in Worli has set a realty record for the city of Mumbai. Worli’s Raheja Legend witnessed a real estate deal where a flat was sold for Rs 45 crore. The deal at Rs 1.45 lakh per sq ft is this year’s most expensive realty deal (till now), the second most expensive realty deal now is that of Tata Group chairman N Chandrasekaran and his family, who had bought a flat in Peddar Road for Rs 1.43 lakh per sq ft.</p>



<p>According to documents provided by<a href="http://zapkey.com" target="_blank" rel="noreferrer noopener"> Zapkey.com</a>, Kiran Anil Agarwal wife of Anil Agarwal, founder and Chairman of Vedanta Resources ltd, bought a sprawling home on the 36th floor of the building Raheja Legend.</p>



<p>Raheja Legend is an exclusive building located on Dr Annie Besant Road in Worli, where according to realtors homes are available only on invite.</p>



<p>The deal was signed on June 29, while it was registered with the registration office on July 1, 2022, for which a stamp duty of Rs 2.25 crore was paid.</p>



<p>Documents accessed by this newspaper reveal that the area of the apartment bought by Agarwal from the seller Rahul Narang, is 3083.38 sq ft and when one calculates the per sq ft rate it comes to Rs 1.45 lakh. This rate is amongst one of the highest per square feet paid in the recent times. The owners will also have access to five car parks in the building.</p>



<p>According to Rajiv Jain, a realtor from South Mumbai, the building in which Agarwal bought the house demands a premium. “Apartments in this building have always been sold directly and mostly on an invite, rarely any realtor has been involved. The bedrooms offer a direct sea view and are huge, even the bathrooms in this building are huge. This has always had the elite at its occupants,” said Jain.</p>



<p>.Indian Cricket team’s former Captain, Virat Kohli, in the year 2017 had rented an apartment on the 40th floor of this building for a monthly rent of Rs 15 lakh, Virat had moved in this apartment in 2017 and stayed there for quite some time.</p>



<p>A detailed email sent to the buyer and the seller got us no response. The Agarwal’s currently reside in an independent structure located next to Samudra Mahal. Samudra Mahal is an iconic building in its own and has seen many expensive realty deals, originally stood here a palace owned by the Scindias of Gwalior.</p>



<p><strong>Top five Expensive Realty Deals of Mumbai</strong></p>



<p>In May 2022, Tata Chairperson Chandrasekaran Natrajan, along with family members bought a duplex worth Rs 97.85 Crore in Peddar Road’s 33 South building. He paid Rs 1.43 lakh per sq ft for the 6,800 sq ft flat.</p>



<p>In March 2022, a 10,566 square feet flat in the same building, Rahjea Legend was sold for Rs 144 crore, thus taking the per square feet value to Rs 1.36 lakh</p>



<p>In April 2022, a 3183.96 sq ft apartment was sold in Carmichael Residencies, Carmichael Road, for a total consideration of Rs 40 crore, the per sq ft rate here was Rs 1.25 lakh</p>



<p>In December 2021, a realty deal took place in Samudra Mahal, where the apartment measuring 3638 sq ft was sold for Rs 42 crore, or for Rs 1.15 lakh per sq ft</p>



<p>In July 2020 businessman Anurang Jain paid ₹1.56 lakh per square feet for a flat in Carmichael Residencies.</p>

<p>B R house belonging to the Chopra family has been sold. The iconic B R House located in Juhu was sold for Rs 182 Crore.</p>

<p>There would be hardly any Indian who would have not heard or read the name of B R Chopra. Chopra family has been associated with the Indian film industry for several decades.</p>



<p>While B R Chopra has had numerous films to his credits and same was with his son Ravi Chopra, their most iconic television serial Mahabharat has remained etched in the memories of the common public.</p>

<p>However, today we are not going to spend a lot of time talking about the films that Chopra family came out with, but about the real estate deal the family has been involved in.</p>



<p>Iconic B R House belonging to late B R Chopra was sold in May for Rs 182 Crore, the house is located in Juhu.</p>



<p>According to documents accessed by SquareFeatIndia provided by<a href="http://indextap.com" target="_blank" rel="noreferrer noopener"> Indextap.com</a>, the deal was registered on May 27, between Renu Ravi Chopra and Feat Properties Pvt. Ltd.</p>



<p>The total plot area of the house is 3,278 sq.mtrs whereas the constructed area is 2,290 sq.mtrs.</p>



<p>A stamp duty of Rs 10.96 crore was paid for the registrations of the deal.</p>



<p>A detailed message sent to Renu Chopra seeking her comment on the real estate deal got us no response.</p>



<p>Juhu has seen some big ticket deals concerning celebrities in the last few months.</p>



<p>In January Raj Kundra transferred five flats Worth Rs 38.5 Crore to Shilpa Shetty, all these flats are located in Juhu.</p>



<p>Actor Kajol bought two apartments worth ₹11.95 crore in Juhu. This deal took place in the month of January.</p>

<p><strong>Log9 Materials Partners with Pi Beam to Boost Last-Mile Delivery-Logistics Operations & Reduce Carbon Footprint</strong> </p>



<p>3-Wheeler cargo vehicles powered by Log9’s InstaCharge battery technology will boost the fleet operations of Pi Beam while also reducing carbon emissions for last-mile delivery</p>



<p>Bengaluru-based advanced battery technology start-up <strong>Log9 Materials</strong> has partnered with Chennai-based startup <strong>Pi Beam</strong> to empower the last-mile delivery operations of the latter using Log9’s flagship InstaCharge battery technology. The partnership was finalized recently with an MOU signed between the two companies; both Log9 and Pi Beam believe that their partnership will go a long way in reducing the carbon footprint of the logistics sector and is a step forward in fighting climate change.</p>



<p>As a part of this collaboration, Log9 Materials will deliver a large number of Rage+ RapidEV electric 3-Wheeler fleets powered by Log9’s RapidX batteries that InstaCharge (get fully charged from 0 to 100 per cent) within 35 minutes. Notably, the Rage+ RapidEV has been developed jointly by Omega Seiki Mobility and Log9 Materials, keeping in mind the unique requirements of Indian consumers and is powered by Log9’s RapidX 6000 battery.</p>



<p>Log9’s InstaCharge battery technology will empower Pi Beam’s fleets to have more uptime, efficiency, and better return on investment vis-à-vis their last-mile delivery operations. Furthermore, data-driven analytics from these RapidEV fleets will enable them to optimize their route planning for hyper-local last-mile deliveries. The partnership also brings Pi Beam under the aegis of Log9’s responsible Delivery Movement initiative, a first-of-its-kind initiative in India to fight against climate change by working proactively to reduce last-mile delivery emissions. <p>CLUBNPC conference brings more than 300 participants from across the country and deliberate on the impact of the construction industry post-pandemic</p>

<p>Network for People of Construction, <strong>CLUBNPC</strong>, the non-profit organisation of Construction, Real estate and infrastructure industry organised its first annual conference, <strong>AAGAAZ</strong> 2022 in Pune. The Conference highlighted the issues of the industry and articulated the views and concerns of industry.</p>



<p>CLUBNPC is an initiative to bring all the key stakeholders of the construction industry on a single platform ranging from architects, interior designers, engineers, builders, and contractors. ‘<strong>CLUBNPC</strong>‘ is the focal point and platform for the Construction industry professionals to network, communicate and support each other on the issues that impact the businesses. It has grown in strength and credibility as a reliable entity with over 3500+ professionals across the country and are growing strength to strength. It has strong presence in all the four zones of the country.</p>



<p>CLUBNPC has also emerged as a huge knowledge sharing platform and organised more than 100 workshops for professionals to build new relationships and establish connections with like-minded professionals.</p>



<p>Speaking on the occasion, <strong>Yogesh Jagatramka, President CLUBNPC</strong> said, “<em>It is a moment of great pride for us to organise our first event. We would like to make CLUBNPC to be voice of India’s construction industry. From influencing policy to encouraging debate, engaging with policy makers, CLUBNPC would articulate the views and concerns of industry. Its key purpose is to build a strong relationship with members of construction fraternity.”</em></p>



<p>Renowned Architect Mr. Ravi Gadre was the Chief Guest during the occasion. In his address, he highlighted that architect should build according to the need of the customers. </p>



<p>The event was attended by construction industry luminaries including Ar. Pradeep Giri, Er. Sameer Deodhar, Er. Rohan Karkare, Ar. Omkar Samudra, Dr. Yogesh Kumar, ID Rajni Shinde, NPC Club President – ID Yogesh Jagatramka, Vice President – Ar. Karan Arora, Secretary – ID Amit Shah, Ar. Rohit Jain Mohammad Parvez, Ashish Bughra, ID Ritu Marwah, Mayur Mangal and others were present on the occasion.</p>



<p>The experts from across the country including builders, architects, interior designers, PMC engineers, contractors, suppliers and manufacturers attended the event.</p>



<p>The winners of the design competition held across the cities were also awarded at the occasion. The event witnesses the signing of no of MoUs (Memorandum of understanding) along with panel discussions, experts’ sessions, cultural events and followed by the oath to make CLUBNPC as the industry’s voice and build it as a strong fraternity.</p>

<p><strong>Puravankara Limited’s Sales Volume Q4FY22 </strong>– Area sold stood at 1.19 msft, up by 20%, compared to 0.99 msft in Q4FY21</p>

<p>Residential real estate has been on a steady and resilient growth trajectory, especially in the last quarter. Despite the shadow of uncertainty cast by the third wave, the segment continued to witness a surge in demand and sales. This is evidenced in a recent report which indicates a 71% rise in quarterly housing sales compared to last year. We are optimistic that the rising aspiration for homeownership and favorable market forces will help sustain the sector’s growth momentum. This, in turn, will positively impact the country’s economic development. The same is reflecting in our quarterly sales performance.</p>



<p>We would like you to take note of our key operational updates for Q4FY22:</p>



<p>A.  Key Sales highlights</p>



<ul class="wp-block-list"><li><strong>Sales FY22Total sales volume of 3.52 msft with a total sales value of INR 2406 Crore; clocking highest ever sales value for the company since inception.Sales volume from under-construction inventory up by 51% in comparison to FY21</strong></li></ul>



<ul class="wp-block-list"><li><strong>Sales Volume Q4FY22 </strong>– Area sold stood at 1.19 msft, up by 20%, compared to 0.99 msft in Q4FY21</li></ul>



<ul class="wp-block-list"><li><strong>Sales Value Q4FY22 </strong>– Sales value stood at INR 829 Crore, up by 10%, compared to INR 753 in Q4FY21</li></ul>



<ul class="wp-block-list"><li><strong>New Launches </strong>– Of the 6 projects launched during the year, 4 projects were launched in Q4; Tree Haven, Provident Winworth, Purva Southbay and Sparkling Springs</li></ul>

<p>B. <strong>Debt and cash flows – </strong>Cash flow remained healthy during the quarter resulting in net debt reduction.</p>

<p>A noted businessman from the country along with his daughter paid a whooping Rs 23.89 crore for an apartment in Worli.</p>

<p>An apartment in Mumbai’s Worli was recently sold for Rs 23.89 crore.</p>



<p>The buyer of the apartment is a known and reputed businessman from the country.</p>



<p>The apartment bought by the businessman is located on the seventh floor of the Worli building.</p>



<p>The businessman is into Real Estate, Education, Hospitality, Incubation and Healthcare sector.</p>



<p>The building in which the apartment has been bought is named Raheja Artesia.</p>



<p>The businessman we are talking about is Harshavardhan Neotia of AmbujaNeotia group, he along with his daughter Paroma.</p>

<p>According to documents provided by <a href="http://indextap.com" target="_blank" rel="noreferrer noopener">Indextap.com</a>. a stamp duty of Rs 1.19 crore was paid. The deal was executed and registered on September 9, 2021.</p>



<p>The carpet area of the flat is 3,064 square ft and along with the flat the new owners will have access to three car parks.</p>



<p>This building has seen several big ticket deals in the past and most of them are big businessman and reputed names from the industry.</p>

This deal took place in February.</li><li>Business tycoon Anurang Jain bought an apartment in Carmichael Residencies in 2020 for Rs 1.56 lakh per square feet.</li><li>The Daftary’s bought an apartment in 2020 in Carmichael Residencies for Rs 1.58 lakh per square feet.</li><li>The Motilal Oswal Family Trust paid Rs 1.48 lakh per square feet in 33 South, Peddar Road in 2020.</li><li>Sadbhav Land Pvt Ltd’s Arjun Betkekar paid Rs 1.13 lakh per square feet for a flat in Carmichael Residencies in January 2021</li></ul>

<p>A total of three duplexes spread over five floors comprising of 18 apartments was recently sold in Worli for Rs 427.81 crore.</p>

<p>In the last few days, Mumbai has witnessed some big ticket real estate deals.</p>



<p>Entering the league of the luxury deals, is this one where a top real estate family has bought three duplexes in Worli.</p>



<p>The three duplexes are spread over five floors and consists of a total 18 flats. </p>



<p>The duplexes are located in the building <a href="https://www.krahejacorphomes.com/project/4-bhk-flat-in-worli-south-mumbai/#gallery" target="_blank" rel="noreferrer noopener">Artesia</a>, located in Mumbai’s Worli area. </p>



<p>The buyers are from real estate tycoon Raheja family, and the building is being constructed by K Raheja Pvt Ltd. </p>



<p><strong>Here are the flat details:</strong></p>



<p>Duplex apartment 4101 comprising of six flats is spread on 41st and 42nd floors measuring 2079 square meters, and it cost Rs 143.63 crore. The stamp duty paid for the registration of the duplex is Rs 2.87 crore. It has been bought by Neel Raheja and Jaya Raheja.</p>



<p>Of the three duplexes, the second duplex apartment is 4201 again comprising of six flats spread on 42nd and 43rd floors measuring 1989.71 square meters and cost Rs 137.78 crore. The stamp duty of Rs 2.75 crore was paid to register this duplex. It has been bought by Chandru Raheja and Jyoti Raheja.</p>



<p>The last of duplexes is duplex apartment comprising of six flats and numbered 4401 it spread on 44th and 45th floors measuring 2138.25 square meters and costs Rs 146.40 crore. The stamp duty paid is Rs 2.92 crore. This has bee bought by Ravi Raheja and Sumati Raheja.</p>



<p>The total consideration paid for the apartments stood t Rs 427.81 crore. The total area when calculated comes to 6202 square meters. This translates into 66811 square feet.</p>



<p>With every duplex the owners will also have access to 14 car parks, thus taking the total car parks available to 42. </p>



<p>The deal took place in December 2020, but were registered in April 2021. Maharashtra government had announced a stamp duty discount of 3% till December 2020 and 2% till March 2021. </p>



<p>Homebuyers could pay the stamp duty till this cut off date and register the documents within four months.</p>



<p>Raheja’s offered no comments on the deals. </p>



<p>Artesia at Worli has been attracting a lot of High Networth Individuals. </p>



<p>Some previous deals in this building includes, Dheeraj Relli and Archana Relli who had paid Rs 30.31 crore for an apartment in this building.</p>



<p>Keki Mistry had paid R 41.23 crore for an apartment in Artesia.</p>



<p>Smita D Parekh had paid Rs 50 crore to buy an apartment in this building. </p>



<p>Apart from Artesia, the most talked dead this year has been that of DMart’s Radhakishan Damani who shelled our Rs 1001 crore for a bungalow in Malabar Hill.</p>
