<p><strong>Mumbai, 19 June 2025</strong> – The Maharashtra Real Estate Regulatory Authority (MahaRERA) has directed <strong>Godrej Properties</strong> to refund <strong>₹6.21 crore</strong> paid by six homebuyers across seven apartments in the <strong>Godrej RKS</strong> residential project located on the former grounds of <strong>Raj Kapoor Studios (RK Studios)</strong>, with no interest. The ruling stems from a final order dated <strong>29 May 2025</strong>, following booking cancellations citing Covid-related financial hardship .</p>

<p>Ranbir Kapoor signed on behalf of his father Rishi Kapoor exactly a year ago when RK Studios was sold. </p>

<p>On May 2, last year RK Studios located at Chembur, Mumbai was sold by the Kapoor siblings to Godrej Properties Ltd. The iconic studios was sold for Rs 250 crore.</p>



<p>Rishi Kapoor died on April 30 at a Mumbai hospital and his last rites were preformed by his son Ranbir Kapoor in presence of close relatives.</p>



<p>Rishis’ death came exactly a day after the death of another acclaimed actor Irrfan Khan. Both the deaths came as a shock for the film fraternity and film lovers.</p>



<p>Coming back to Rishi Kapoor and Ranbir Kapoor. The sale agreement a copy assessed by this reporter shows that it had the name of all the five Kapoor siblings. </p>

<p>While Randhir Kapoor, Rajiv Kapoor, Roma Jain signed the agreement of sale. For Rishi Kapoor it was his son and actor Ranbir Kapoor who signed the papers. Similarly for Ritu Nanda it was Nikhil Nanda who signed the agreement.</p>



<p>The document also revealed an interesting fact, that all the three Kapoor brothers have Ranbir as their middle name. For example, it is Randhir Ranbir Kapoor, Rishi Ranbir Kapoor, and Rajiv Ranbir Kapoor. </p>



<p>Noted film journalist Shubha Shetty says, the full name of Raj Kapoor, is Ranbir Raj Kapoor, hence the middle name Ranbir for the three siblings. </p>

<p>RK Studio is spread across 2.2 acres, (9655.10 sq mts)  and after construction this project by Godrej will offer approximately 33,000 square meters (0.35 million square feet) of saleable area.</p>



<p>Godrej is constructing a multi-storied apartment in place of RK Studios now. <a href="https://squarefeatindia.com/rk-studios-will-be-godrej-rks/">The apartment will be named as Godrej RKS. </a></p>

<p>The building when constructed will have ultra luxury homes. It will have 3,4 and 5 BHK apartments. </p>



<p>Along with the luxury apartment, there will be 157 closed car parks after the construction is done. </p>



<p>The work on the construction of the building is expected to be completed by December 31, 2023. The building will have three basements, one plinth and one stilt, and 15 Number of Slab of Super Structure.</p>

<p>RK Studios the Iconic Film studio which has been a part of the Indian History will now be Godrej RKS. A building which will have apartments. </p>



<p>Godrej Properties Ltd. had bought the RK Studios in May 2019, for Rs 250 crore. RK Studios was sold to Godrej by the five siblings  Randhir, Rishi, Rajiv, Ritu Nanda and Rima Jain. </p>



<p>On Friday Godrej stated that it will be building a multi storeyed apartment at the place where RK Studios once stood. </p>

<p>Rashid Irani, noted film critic says, “It is sad, but then this is progress. In today’s age where a movie can be shot on smart phone, where a studio stands one can debate about. Godrej has done its bit for Indian culture at its Vikhroli site and even the name RKS is retained. Raj Kapoor was one of the film directors whom I admired, his contribution towards Indian cinema is immense.”</p>



<p>“Like the many stories that have been filmed within its walls, this development on RK Studios’ land, through its architecture, well-designed opulent spaces, and curated amenities, creates the perfect backdrop for residents here to live their stories,” read a statement from Godrej Properties Limited.</p>



<p>The Collector’s Edition Residences offer architecture that takes inspiration from Bombay Art Deco design. The development will offer state-of-the-art amenities, plush specifications, and strong security attributes. <p>With 2019 drawing a close, Square Feat India decided to collate the top 5 real estate deals of the year concerning Bollywood Celebrities. <br></p>



<h2 class="wp-block-heading">1. Aamir Khan bought Office Space for Rs 35 crore</h2>



<p>Actor Aamir Khan shelled out Rs 35 crore to buy a property spread over 859 sq mt at SV Road in Santa Cruz West in May He even paid Rs 2.10 crore as stamp duty for registering the property under the name of Aamir Khan Production Pvt Ltd. Along with the four office units the actor’s firm has also got six basement car parks and two open car parks. This would be one of the biggest commercial real estate deal concerning an A grade Bollywood celebrity.</p>



<p>The building in which the actor bought the four office units is named Prime Plaza. The building being close to his residence, and its connectivity is the reason why the actor must have opted for it.</p>

<h2 class="wp-block-heading">2. Alia Bhatt Paid Rs 13.11 crore for a house in Juhu</h2>



<p>Actor Alia Bhatt, bought a property in Juhu in January, she paid Rs 13.11 crore for the 2,300 sq ft apartment. The actress paid almost double the ready reckoner rate of the apartment, which stands at Rs 7.86 crore. The flat is on the first floor of building named GiGi apartments located inside the Silver Beach Estate. </p>

<h2 class="wp-block-heading">3. Vivek Oberoi bought a bungalow in Juhu</h2>



<p>Vivek Anand Oberoi along with his wife Priyanka Oberoi bought a bungalow in Juhu, by paying a whooping Rs 14.25 crore, which is more than the existing ready reckoner rate of the area which stands at Rs 10.59 crore. The deal was registered in March. The bungalow G-2 is located in Mandar Co-operative Housing Soceity Ltd, on Raut Land in Juhu. The actor even got a car parking along with the bungalow he purchased. </p>



<p><br>The built up area of the bungalow is 234.20 sq mt, while the carpet area of the bungalow is 2100 sq ft. Oberoi’s paid even Rs 85.50 lakh for registration of the bungalow with the registration department. </p>

<h2 class="wp-block-heading">4. Tamannaah Bhatia paid Rs 16.60 crore for a flat in Versova</h2>



<p>Actor Tamannaah Bhatia of Bahubali fame bought a flat for Rs 80,778 per Sq ft in Versova. She bought the apartment from builder Sameer Bhojwani. The deal that was signed in May and registration documents accessed show that Bhatia paid Rs 16.60 crore for a 191 sq mt flat, which translated into 2055 sq ft. The ready reckoner rate for the apartment is Rs 4.56 crore she even paid Rs 99.60 lakh as stamp duty for the registration of the flat. </p>



<p>The flat she bought is located on the 14th floor of the building named Bayview located at Juhu- Versova Link road. The building is 22 storey high. </p>

<h2 class="wp-block-heading">5. Raj Kapoor Studios Sold for Rs 250 crore</h2>



<p>In the month of May, the iconic Raj Kapoor Studios located at Chembur was sold for Rs 250 crore by the five Kapoor Siblings to Godrej Properties Pvt Ltd. Ranbir Kapoor signed for his father, Rishi Kapoor while other siblings signed for themselves. Each sibling had 1/5th undivided share in the property.</p>



<p>The entire property is spread across 2.2 acres,(9655.10 sq mts)  and when constructed this project by Godrej will offer approximately 33,000 square meters (0.35 million square feet) of saleable area. The project that is expected to come up on the plot will comprise of modern residential apartments of various configurations as well as a luxury retail experience.</p>
