<p class="wp-block-paragraph">In the bustling real estate market of Maharashtra, transparency is key to making informed decisions as a homebuyer. Imagine investing your life savings into a dream home, only to later discover discrepancies in the project’s inventory or multiple bookings on the same unit. Fortunately, the Maharashtra Real Estate Regulatory Authority (MahaRERA) has tools in place to help you avoid such pitfalls. Back in 2021, MahaRERA issued a crucial circular mandating promoters (builders) to disclose detailed information about sold or booked units in their projects. Even today, this remains a vital resource that many prospective buyers overlook, empowering you to verify exactly how many flats have been sold, which ones, and more—all at your fingertips.</p>

This rule requires promoters to publicly disclose:</p>

<li>For plot-based projects, the area of plots sold, including the allottee’s share in common areas and amenities.</li>

<p class="wp-block-paragraph">The circular’s primary goal? To provide clarity to buyers and prevent issues like double bookings or fraudulent sales. It directs all promoters to furnish this information in a standardized format for each registered project, broken down building-wise. This includes details such as:</p>

<li>Building name or number</li>



<li>Serial number of units</li>



<li>Floor or wing details</li>



<li>Flat, shop, plot, or row house number</li>



<li>Carpet area in square meters</li>



<li>Status: Sold/Booked or Unsold</li>



<li>Registration date with the sub-registrar (if applicable)</li>
</ul>



<p class="wp-block-paragraph">Importantly, this data must align with the certifications provided by a Chartered Accountant in Annexure ‘A’ of Form 3, ensuring accuracy and accountability.</p>

<li><strong>Visit the Official MahaRERA Website</strong>: Head to the portal at <a href="https://maharera.maharashtra.gov.in/?referrer=grok.com" target="_blank" rel="noreferrer noopener">https://maharera.maharashtra.gov.in/</a>. This user-friendly site is the central hub for all registered real estate projects in the state.</li>



<li><strong>Navigate to Registered Projects</strong>: On the homepage, look for the “Registered Projects” or “Project Search” section. You might find it under tabs like “Home Buyers” or “Registration.”</li>



<li><strong>Search for Your Project</strong>: Enter details such as the project name, promoter’s (builder’s) name, or the MahaRERA registration number (usually starting with ‘P’ followed by numbers). This number is mandatory for all ads and brochures, so note it down from the builder’s materials.</li>



<li><strong>View Project Details</strong>: Once the project appears, click on it to access comprehensive information. Scroll to sections on “Booked/Sold Inventory” or “Unit Details.” Here, you’ll see building-wise breakdowns, including which units are sold, booked, or available—often with carpet areas and status updates.</li>



<li><strong>Cross-Check and Download</strong>: Verify the data against the builder’s promises. You can often download PDFs or reports for your records. If discrepancies arise, report them directly via the website’s complaint portal.</li>

<p class="wp-block-paragraph">For a long time, almost a decade, real estate was a dud investment for many investors. However, the property market is back on the radar as the homebuyers are flocking for the shopping spree thanks to limited supply, ample liquidity and the rock bottom interest rates.</p>



<p class="wp-block-paragraph">In a paradoxical fate of events, everyone was skeptical about investing in real estate due to the looming threat arising from the arrival of the lethal Covid-19 pandemic, the industry bounced back with great momentum and sales jumped to new highs.</p>



<p class="wp-block-paragraph">Like a lot of other sectors, the real estate industry too was unprepared for the wrath of the pandemic but following the second wave, it showed remarkable resilience. The new launches came to halt but the demand was higher. However, 2021 was a game changer for the sectors. As the world’s largest vaccination drive gained momentum, the confidence for the reality as a sector rose and financial year 2022-23 is now seen as the turnaround year for the sector which will lead to a robust boom for the industry.</p>



<p class="wp-block-paragraph">There is no doubt about it, if one analyzes the initial trends. Simply because, the largest cities of the country have scarce areas which can be developed and sold out.</p>



<p class="wp-block-paragraph">The pandemic has been a blessing in disguise for the industry as the low cost of lending has boosted the morale of developers to finish the pending projects, whereas the buyers have been able to hunch upon the low EMIs to buy new houses.</p>



<p class="wp-block-paragraph">Top cities in India including Gurugram, Delhi, Mumbai, Chennai, Kolkata, Bengaluru, Hyderabad and Pune are poised for favourable housing sales, sowing the seed for revival of commercial real estate as well.</p>



<p class="wp-block-paragraph">The changing dynamics in favour of real estate, even amidst the unstable economy, could be attributed to the changing consumer sentiments that underwent modification due to the uncertainties of rental accommodation. Even the millennials are adding to the demand. The new age generation, which relocated from Tier II and Tier III cities to Tier I and metros, is now in the favour of having their own house, instead of renting one. This is also now adding to more demand for the sector.</p>



<p class="wp-block-paragraph">The new investors or the homebuyers demand spacious houses, with luxury and a large number of amenities, to showcase their lifestyle. Housing is now a style statement and the notorious pandemic instigated parties and gatherings at home only.</p>



<p class="wp-block-paragraph">Another reason for the demand for the housing sector is the work from home option or the remote work culture, where people will visit their offices, but only occasionally. Installing workstations at home, with more than one working partner, is adding more demand to carry out the activities smoothly.</p>



<p class="wp-block-paragraph">When remote working culture got adopted unanimously, people were on the lookout for homes with extra room or space, which could either serve as an office or study. As mobility got restricted, people started searching for homes that accommodated entertainment, exercise and recreational areas, which added more demand.</p>



<p class="wp-block-paragraph">Another reason for the real estate boom is the lacklustre return of other safer asset classes. Barring the volatile equity markets or the unregulated cryptocurrencies, safer bets like bonds, FDs and gold have failed to offer better returns to investors.</p>



<p class="wp-block-paragraph">With the rise of geopolitical concerns globally and strong outflow of foreign investors, one can assume that the golden days of equity markets are left behind and real estate is poised to emerge a lucrative option for both risk bearer and risk hesitant investors.</p>



<p class="wp-block-paragraph">Real Estate is an asset class with long lasting value, evergreen utility and security for the future even in the uncertain times. This, coupled with easy financing, has made it a reliable investment for the all, offering steady and solid returns.</p>



<p class="wp-block-paragraph">Perceiving the revival potential of real estate, the government also came up with progressive policies to give a boost to the industry. The government is focused on the revival of demand in the economy and real estate is a key theme of its infra push. The center aims to provide a conducive environment to encourage home buyers.</p>



<p class="wp-block-paragraph">Experts estimate that the low-interest rate is there to stay for a couple of years. Thus the home buyers can apply for higher amount loans which broaden their choices to buy bigger homes complemented by enhanced amenities and better lifestyle.</p>



<p class="wp-block-paragraph">Considering the panoramic view of the industry, the future of the sector seems rather promising. Taking a positive turn, the sales in real estate are expected to reach their peak in a couple of years.</p>

<p class="wp-block-paragraph">Mumbai in the first 30 days of the year 2022, saw a total sales of 7718 units, generating a revenue of ₹451.75 crore.</p>

<p class="wp-block-paragraph">While many are yet get over 2021, we already have reached the end of the first month of the year.</p>



<p class="wp-block-paragraph">January ends today, and we Mumbai in the first 30 days of year 2022, sold a total of 7,718 units.</p>



<p class="wp-block-paragraph">This is the average sales that the city has witnessed in the financial year 2021-22.</p>



<p class="wp-block-paragraph">Let’s get going with the revenue that the state government generated from the Mumbai real estate sales.</p>



<p class="wp-block-paragraph">The <a href="http://Maharashtra.gov.in" target="_blank" rel="noreferrer noopener">state</a> government in form of stamp duty and registration collects a fee, which is paid during the registration of the sales of the real estate unit.</p>



<p class="wp-block-paragraph">In the first 30 days of 2022, Mumbai generated a revenue of ₹451.75 crore from stamp duty and registration.</p>



<p class="wp-block-paragraph">Why are these figures important? The best way to know how the real estate industry is functioning is throug the sales figure.</p>

<p class="wp-block-paragraph">So if sales are good then Mumbai’s realty industry is in good shape, and if it is down then, the industry is lagging.</p>



<p class="wp-block-paragraph">In the first 30 days of January 2022, performance of Mumbai real estate industry was average.</p>



<p class="wp-block-paragraph">Let’s see from April 2021, in the first month of FY 2021-22, the city saw a total sales of 10,135 units generating a revenue is ₹514 crore.</p>



<p class="wp-block-paragraph">In May 2021, the sales figure stood at 5,360 and revenue at ₹268 crore. May was the month which saw the least sales and one can put the blame on the second wave of COVID.</p>



<p class="wp-block-paragraph">In June 2021, the sales were 7,856 and a revenue of ₹420 crore was generated.</p>



<p class="wp-block-paragraph">In July 2021, the sales figure were 9,822 were as revenue was ₹566 crore.</p>



<p class="wp-block-paragraph">In August 2021, the sales in Mumbai was 6,785 and revenue was ₹420 crore.</p>



<p class="wp-block-paragraph">In September 2021, the sales figure was 7,804 and revenue stood at ₹529 crore.</p>



<p class="wp-block-paragraph">In October 2021, Mumbai saw 8,576 sales with a revenue generation of ₹550 crore.</p>



<p class="wp-block-paragraph">November 2021, saw 7,582 sales and revenue stood at ₹549 crore.</p>



<p class="wp-block-paragraph">December 2021, saw 9,681 sales with a revenue of ₹758 crore, this month saw the second highest sales and the highest revenue generation in the FY 2021-22.</p>



<p class="wp-block-paragraph">There’s still a day left in the month to end and the numbers are expected to rise, till then the first 30 days figures are here for all to see and analyse the real estate market of Mumbai.</p>

<p class="wp-block-paragraph">The question is answered, even today most Indians prefer real estate as their best bet for investment. A recent survey says 76% Indians consider real estate as best investment option.</p>

<p class="wp-block-paragraph">Always there’s this battle which is the best option when it comes to investment for Indians, shares, gold or real estate. A recent survey has stated that real estate is the best option for investment.</p>



<p class="wp-block-paragraph"><a href="http://nobroker.com" target="_blank" rel="noreferrer noopener">NoBroker.com</a>, released ‘India Real Estate Report 2021’ for the fifth consecutive year. The insights are based on a survey conducted with over 21000 customers across Delhi-NCR, Bengaluru, Mumbai, Pune, Chennai, and Hyderabad, as well as the data captured from more than 16 million users on its platform.</p>



<p class="wp-block-paragraph">The most interesting trend that was observed was that property emerged as the most popular investment option for 76% of Indians. It indicates the increasing sense of security that comes from buying a house. SIPs/stocks and gold were very distant second and third. Bitcoin was selected by a very tiny percentage.</p>



<p class="wp-block-paragraph">The thought was echoed in survey with sellers where 43% of them suggested that they were looking to purchase another property for investment purpose in 2022. These findings along with the fact that 84% of people believing that right now is the best time to buy a property for end use, suggest that the market is very buoyant right now. The findings are sync with the continued WFH culture and hybrid work setup, discounts offered by builders and historic low home loan rates.</p>



<p class="wp-block-paragraph">Due to partial lockdowns and restricted movements buyers have had an opportunity to save money, which would otherwise be spent on vacations and other lifestyle choices. This coupled with the need of owning a house translated into bigger buying budgets. 15% of people were thus looking to buy a house over INR 1 crore (4% higher than 2020 and 8% higher than 2019).</p>

<p class="wp-block-paragraph">The demand for 3BHKs has also ramped up to 33% compared to 29% last year. 2BHKs continue to be the most in demand unit size opted by 37% of people. However, some percentage of their popularity is distributed into 3 and 4 BHK units.</p>



<p class="wp-block-paragraph">As offices had started reopening towards the last quarter of 2021, there’s been a monumental shift for staying close to workplace. 80% of tenants this year prefer to stay close to their workplace while 78% of buyers are looking to purchase a house within the city. In 2020’s report, distance from workplace had slid down many notches in the priority list for tenants.</p>



<p class="wp-block-paragraph">Ready-to-move-in properties continued to be preferred by 78% of buyers. Delayed constructions and possessions are the greatest drivers of this trend. It was also observed that 73% of people consider Vaastu a relevant factor for buying a house. 55% of tenants also check Vaastu.</p>



<p class="wp-block-paragraph">The report also highlighted a steady decline in broker services over the years with only 13% of people still relying on it. The option for brokerage-free properties is the biggest factor for tenants to choose website over other alternatives. The pandemic has further accelerated the pace of digital adoption across the industry.</p>



<p class="wp-block-paragraph">As the world becomes more digital, the concept of video walkthroughs – that gained tremendous traction during 2020 – will stay relevant in the coming years as well. This solution has been a better alternative to shortlist or even rent properties as it gives better idea of size, dimensions and layout over still images. 77% of tenants in 2021 believe that video tours significantly help people to view properties.</p>



<p class="wp-block-paragraph">Saurabh Garg, Co-Founder and CBO – Nobroker.com said, “Bigger houses in demand and bigger buying budgets along with a preference for buying within the city limits indicate a positive environment for the real estate sector in 2022. 2021 has been a happening year with lots of positive changes and innovations across the real estate market. While the demand for ready-to-move-in properties remained relevant, video tours gained significant traction. Likewise, homeownership for end use will continue to be a valued asset owing to the historically-low interest rates of home loans and the security that residential properties offer. Although, for the foreseeable future, real estate will be an end users’ market, it is relieving to know that the investors’ confidence is also returning. The pandemic has also ironically paved way for technological intervention.”</p>



<p class="wp-block-paragraph">53% of landlords reduced or waived off rent during the pandemic with maximum numbers coming from Delhi-NCR and Pune (58% each). However, 46% of them have increased their rent post Diwali, indicating a rent inflation across cities.</p>



<p class="wp-block-paragraph">The company claims it has saved INR 2874 Cr in brokerage in 2021 across all the cities where it is present. Bangalore saved maximum (INR 787 Cr) for the third year in a row, followed by Mumbai (INR 653 Cr), Chennai (INR 497 Cr), Pune (INR 424 Cr), Hyderabad (INR 264 Cr) and Delhi-NCR (INR 250 Cr).</p>

<p class="wp-block-paragraph">Majority of HNIs plan to buy a luxury home in 2022. 29% HNI/UHNI expressed their desire to acquire a holiday home says a survey.</p>

<p class="wp-block-paragraph">A large majority of the HNIs are proposing to buy property in the next two years reflecting a strong and decisive turnaround in the luxury real estate segment, revealed a survey conducted by India Sotheby’s International Realty.</p>



<p class="wp-block-paragraph">The survey elicited responses from over 200 HNIs and UHNIs to gauge the mood of the luxury home buyer across India’s top 8 cities — Delhi-NCR, Mumbai, Kolkata, Bengaluru, Hyderabad, Pune, Chennai, and Goa.</p>



<p class="wp-block-paragraph">Out of the 76 per cent who responded in the affirmative to buying real estate in 2022, 89 per cent said they would look to buy Residential Real Estate vis-a-vis 11 per cent who opted for commercial real estate. This translates to 67 per cent of the respondents wanting to buy luxury homes, going forward.</p>



<p class="wp-block-paragraph">“An overwhelming 67% per cent of respondents said they would look to buy luxury residential real estate in 2022. On the key motivation to buy another property, 46 per cent of the respondents said, the biggest reason for them to buy property in the pandemic years was a lifestyle upgrade. About 31 per cent of HNI’s also said the biggest motivation to buy real estate in the last 18 months was ‘a good investment opportunity’, reflecting the emergence of bullish outlook that HNIs have on luxury real estate and their expectation of home prices to rise.” said Sotheby’s Luxury Housing Outlook-2022.</p>



<p class="wp-block-paragraph">Within the choices of buying residential real estate, a city apartment continued to top the charts with 34 per cent saying they would look to buy a bigger city-based apartment. On the other hand, more than 1/4th of the respondents (29 per cent) expressed their desire to acquire a holiday home.</p>



<p class="wp-block-paragraph">“This remains one of the biggest aspirations for the HNIs, a change we see as significant” observed Amit Goyal, CEO of India <a href="http://Sothebysrealty.com" target="_blank" rel="noreferrer noopener">Sotheby’s</a> International Realty.</p>



<p class="wp-block-paragraph">Goyal further said, “The fact that people picked “a good investment opportunity, as a strong reason for buying luxury real estate points to a bullish outlook on luxury home prices. Unlike some of the developed countries, where the price increase frenzy seems to be cooling off, in India, I believe, we are at the start of a secular price rise. We expect low-rise homes in the thriving urban centers, especially in Delhi NCR and Mumbai, and the vacation home destination of Goa, to be the outperformers of 2022.”</p>



<p class="wp-block-paragraph">As regards the money the HNIs are willing to shell out on another property, the maximum response was received for a luxury city apartment or villa were for the price range of Rs 10 – 25 crore with 69 per cent respondents picking this bracket.</p>



<p class="wp-block-paragraph">The sweet spot of pricing for a luxury “holiday home” was between Rs 5-10 crore with as many as 71 per cent of respondents opting for this price band. About 29 per cent of the respondents were even willing to spend more than Rs 10 crore for the right vacation home.</p>



<p class="wp-block-paragraph">“WORK FROM HOME” FINDINGS<br>The survey was completed before the onset of the third wave of Omicron surge, but it clearly showed that the hybrid work model is here to stay. Almost, 65 per cent of the respondents answered, they do not see themselves going back to the physical office, all 5 days of the week. “This is a clear indication that the desire to upgrade homes will remain a big motivator in 2022,” the survey found.</p>



<p class="wp-block-paragraph">The extensive survey also revealed that 28 per cent of the HNIs had gone back to the office – full time, prior to the third wave of COVID. Almost half of the respondents though, continue to be in a “hybrid” work mode, spending anywhere between 1-4 days working from home. Also, about 15 per cent seem to have made a complete switch to “work from home” – which was negligible in India, pre-pandemic.</p>



<p class="wp-block-paragraph">Real estate agents/advisors were the top choices for HNIs when it comes to the source of information for decision-making on buying real estate in India. However, information gleaned from the internet is catching up as a strong source of information for HNI’s when it comes to real estate buying decisions.</p>

<p class="wp-block-paragraph">Homebuyers in 2021 opted for larger homes in Mumbai, probably Work From Home and online learning led to this decision of homebuyers.</p>

<p class="wp-block-paragraph">With the new culture of work-from-home and online education post Covid, there has been an increased need for larger homes, especially for families with working couples.</p>



<p class="wp-block-paragraph">As per Knight Frank India, about 83% of sales concentrated in Mumbai in the up to 1,000 sq. ft housing segment, indicating the continuing demand for larger homes in 2021. The up to 500 sq. ft segment contributed to 42% of the total registrations in 2021, followed by 500-1,000 sq. ft, which accounted for 41%. The 1,000-2,000 sq. ft segment contributed 13% of housing sales.</p>



<p class="wp-block-paragraph">Highlighting the trend, Navin Makhija – Managing Director, The Wadhwa Group said, “The world resurrecting to the pandemic of Covid-19 has made people realized the importance of a well-planned, well-designed, and well-ventilated home during the pandemic more than ever before. There is an increase in demand for larger homes with the prevalent work-from-home culture and families spending more personal time at home, wherein the units with extra space/study room/decks emerged as the best-performing category. People now want to have a separate place inside the house for various tasks such as office work, online schooling and recreational activities. Demand for larger homes has risen ever since the pandemic where people can relax and work while with keeping themselves fit and enjoy life with their loved ones in new ways. Developers too are gearing up for this new trend and conceptualizing their product in innovative ways to meet the consumer demand. For first-time buyers who are moving from rental accommodation to owning but still want in the middle of the city are preferring spacious 1&2 bhks and additional study room / balcony is an added advantage.”</p>



<p class="wp-block-paragraph">Reiterating the same, Pritam Chivukula – Co-Founder & Director, Tridhaatu Realty and Hon. Secretary, CREDAI MCHI said, “The increased affordability together with the pandemic encouraged the need for bigger homes which fueled rapid increase in the potential home buyers in the Mumbai region. The market experienced an increased demand for two and three BHK homes in the city in the year 2021. The pandemic has brought forth the concept of “work from home” in a larger way thereby highlighting the need for larger homes with planned spaces. With the home loan interest rates at an all-time low, the gap between rents and EMI too diminished considerably. This has led to the transition from rented to owned apartments. The next largest segment is the “upgrade” set of buyers who have understood and accepted the need for larger living spaces. Projects which offer larger open and green spaces along with lifestyle amenities also saw a better demand and it will only continue going forward.”</p>



<p class="wp-block-paragraph">According to Anarock Property Consultants, in the past two years, demand has been skewed towards homes that are large enough to accommodate the new WFH and e-schooling realities. The average sizes of new unit launches have risen by 26 per cent.</p>

<p class="wp-block-paragraph">There was a high demand for larger houses and as a result, mid-segment (units priced between Rs 40 lakh-`Rs 80 lakh) and high-end (units priced between Rs 80 lakh- Rs 1.5 crore) did well. Altogether, around 65 per cent of the supply between January-September came in these segments.</p>



<p class="wp-block-paragraph">Commenting from the demand perspective, Sandeep Runwal, President, NAREDCO Maharashtra and Managing Director, Runwal Group said, “Owing to the pandemic, homebuyers have grasped the significance of living in larger homes that offer healthy lifestyle amenities, safe and secured environment. There is a clear trend of demand for mid-size and larger homes by the current Mumbai home buyer. Initially, this trend was ascribed to the stamp duty exemption accorded by the Maharashtra Government. However, the fact that this direction has continued despite the State Government withdrawing the stamp duty concession points to its longevity and permanence. Apart from the low-interest rates, the consumers’ realization of owning a home along with key policy measures has been the growth drivers for the real estate sector in the past year. Additionally, work from home and school from home policy has increased the demand for larger homes and we expect this strong demand to continue this year as well.”</p>



<p class="wp-block-paragraph">The <a href="http://Anarock.com" target="_blank" rel="noreferrer noopener">Anarock</a> report highlighted that the luxury and ultra-luxury segment fared well as the net worth of the target group for luxury offerings was not severely impacted by the Covid-19 pandemic. These homebuyers pro-actively closed deals to take advantage of market conditions.</p>

<p class="wp-block-paragraph">Across the country, incidences of fire break-outs are on a rise. Almost every big or small city, from Mumbai, New Delhi to towns like Surat or Chandigarh; the news of massive fire accidents are making big headlines. </p>



<p class="wp-block-paragraph">As the Mumbai Fire Brigade recently stated, Mumbai alone has witnessed more than 48,434 small and major fire incidents since 2008 to 2018, of which 1,568 were reported in Mumbai’s high-rises since 2008 and sabotaging 8,737 residential buildings, about 3,833 commercial buildings.</p>



<p class="wp-block-paragraph">No wonder then that the civic bodies like <a href="http://mcgm.gov.in" target="_blank" rel="noreferrer noopener">Brihanmumbai Municipal Corporation</a> (BMC) or even Mumbai Fire Brigade, the city’s apex fire combating agency, have taken proactive, pre-emptive; yet stringent steps to curb any untoward fire incidents. </p>



<p class="wp-block-paragraph">Even the judiciary systems are intervening and directing the States to effectively enforce fire safety rules; as the Gujarat High Court lately asked the State to put an adequate fire safety framework in place.   </p>



<p class="wp-block-paragraph">While these frequent fire accidents could be attributed to a variety of reasons such as laxity in enforcing fire safety rules by the residential buildings or commercial establishments, negligence towards fire safety audits or technical reasons like non-functional internal firefighting systems, limited number of staircases, inadequate sprinkler arrangements, disproportionate fire load compared to exit routes, so on and so forth, the major issue lies with the lack of awareness and attention in setting up a crucial fire pre-emption infrastructure and new-age, tech-driven fire combating tools.  </p>



<p class="wp-block-paragraph">More the skyscrapers mushrooming in the city like Mumbai, more the number of such high-rises falling prey to blazes.  This makes the issue all the more complex. The presence and use of right fire safety equipment may empower this precarious problem of ‘fire – fighting’.</p>



<p class="wp-block-paragraph">In case of fire accidents in high-rises, it has been observed that evacuation of people often becomes a major hazard. Many a times, the residents cannot be evacuated in time resulting into heavy causalities. Many such fire – borne deaths have happened due to suffocation or owing to usage of regular lifts by people in distress amid the fire. </p>



<p class="wp-block-paragraph">Realizing the need to equip high-rises with the right kind of fire-fighting infrastructure, the BMC, for instance, has made it mandatory for all the buildings with a height above 70 meters (around 22 floors) to have a nine-meter open space along with a provision of a Fire Evacuation Lift.</p>

<p class="wp-block-paragraph">From the fire safety perspective, people should understand and acknowledge that such compliances are not just mandatory, but are essential for preventing the loss of properties and precious human lives.</p>



<p class="wp-block-paragraph">It certainly takes courage to suit up and wage war against fire. Under the fire safety requirements, a protective equipment like the Fire Evacuation Lift may make the dangerous job of fire – fighting safe for evacuation of people. </p>



<p class="wp-block-paragraph">In Mumbai, the BMC has issued a clear order that a Lift with a capacity of carrying 8 to 15 personnel, should be installed other than the regular passenger lift and have fire-resistance cabins and glass, which will help firemen reach to affected floors and rescue victims. It is further recommended that the fire lift must come to a halt at the podium for safe evacuation of residents and should have a two-way communication. In cases where the fire brigade has snorkels that go up to a certain floor, these lifts will play a big role in fire emergencies. </p>



<p class="wp-block-paragraph">Mumbai Fire Brigade, for instance, has a 90-meter snorkel that can reach up to 30 floors. Hence, it is obvious that installation of necessary fire-fighting systems in any tall building will avert major fire situations.  </p>



<p class="wp-block-paragraph">Hence, there is an utmost need to enhance the coverage of Firemen Evacuation Lift and thereby the safety net in tall buildings in the cities like Mumbai. A majority of citizens are not aware of such legal compliances and even the necessity, which further necessitates awareness generation.</p>



<p class="wp-block-paragraph">More than the legal compliance, the developers and residents of taller buildings should acknowledge the importance of advanced emergency evacuation mechanisms like such lifts. These lifts made up of IoT-based technologies can be of timely help in saving invaluable properties and lives across age-groups.</p>



<p class="wp-block-paragraph">Time is of the essence when fighting fires. A few minutes can be all that stands between controllable flames and an out-of-control blaze. Amid this, a right choice of Fire Evacuation Lift could be a savior.</p>
