<p class="wp-block-paragraph">Godrej Properties Limited (GPL), one of India’s leading real estate developers, reported a robust Q1 FY26 performance with a total booking value of ₹7,082 crore, despite an 18% year-on-year dip. This marks the company’s <strong>8th consecutive quarter</strong> of booking values exceeding ₹5,000 crore, underlining strong demand momentum in the residential real estate sector.</p>



<p class="wp-block-paragraph">In the first quarter ended June 30, 2025, GPL sold <strong>4,231 homes</strong> covering <strong>6.17 million sq. ft.</strong>, driven by a successful launch pipeline across cities like Bengaluru, Mumbai Metropolitan Region (MMR), and NCR.</p>



<p class="wp-block-paragraph">Bengaluru remained the company’s <strong>strongest performing market</strong>, contributing over ₹3,000 crore, largely driven by the blockbuster launch of <strong>Godrej MSR City</strong> (₹2,426 crore). Other top-performing launches included <strong>Godrej Majesty</strong> in Greater Noida (₹925 crore) and <strong>Godrej Tiara</strong> in Bengaluru (₹470 crore).</p>



<p class="wp-block-paragraph">GPL launched <strong>6 new projects/phases across 4 cities</strong>, unlocking a total sales potential of ₹8,500 crore.</p>



<p class="wp-block-paragraph">On the <strong>business development front</strong>, GPL added <strong>5 new projects</strong> in Q1FY26 with an estimated booking value potential of ₹11,400 crore, achieving <strong>57% of its FY26 guidance</strong> in the very first quarter.</p>



<p class="wp-block-paragraph">In terms of <strong>collections</strong>, the company recorded ₹3,670 crore, showing a 22% YoY growth, while the 2-year CAGR of booking value stood at a strong <strong>77%</strong>, reflecting underlying long-term strength.</p>



<p class="wp-block-paragraph">On the ESG front, GPL secured key climate commitments validation from the <strong>Science Based Targets initiative (SBTi)</strong>, including its <strong>Net Zero goal</strong>.</p>



<p class="wp-block-paragraph">On the financial side, consolidated <strong>EBITDA rose 18% YoY to ₹915 crore</strong>, and <strong>net profit jumped 15% to ₹600 crore</strong>, even though total income saw a slight decline of 3% YoY to ₹1,593 crore. The <strong>earnings per share (EPS)</strong> stood at ₹19.92 versus ₹18.70 last year.</p>



<p class="wp-block-paragraph"><strong>Pirojsha Godrej</strong>, Executive Chairperson, stated:</p>

<p class="wp-block-paragraph">In recognition of leadership and excellence, <strong>MD & CEO Gaurav Pandey</strong> was named “CEO of the Year” by the <strong>Construction Times BAM Awards</strong>, while GPL bagged <strong>10 awards</strong> in the quarter.</p>

<p class="wp-block-paragraph">India’s residential market is witnessing a clear shift in consumer preferences toward premium housing, with homes priced <strong>above ₹1 crore now forming 62% of all housing sales</strong> in H1 2025, according to <strong>JLL’s latest Residential Market Update</strong>.</p>



<p class="wp-block-paragraph">Despite a <strong>13% year-on-year (Y-o-Y) dip in H1 sales volumes</strong>, the second quarter (Q2) of 2025 posted a <strong>7% rise in quarterly sales</strong>, reaching <strong>69,530 units</strong>, signaling a strong mid-year rebound. The ₹3–5 crore and ₹5 crore+ categories emerged as <strong>fastest-growing segments</strong>, outpacing demand in the mass market.</p>

<p class="wp-block-paragraph">Mumbai’s residential real estate market continues its steady rise, recording a <strong>6% year-on-year (YoY) increase</strong>in prices in Q1 2025, according to a real estate research and brokerage firm. Even as overall home sales remained stable with a 5% YoY growth, Mumbai’s consistent price appreciation reflects robust demand, especially for mid to premium housing.</p>



<p class="wp-block-paragraph">The price increase is part of a broader trend across India’s top residential markets, where Bengaluru and NCR led the way with exceptional YoY price jumps of <strong>16% and 12%</strong> respectively, but Mumbai remained significant due to its larger base and consistent sales momentum.</p>
