This journalist had written an article in 2017 when she bought it.

The details of the property include a flat spread over the 13th and 14th floors of the building, measuring 427.50 sq meters.

While Salman’s sister is the seller, the buyer is Shivaya Cineswise. The new buyer will also have access to nine car parks in the building.

The documentation was carried out on October 10, while the sale agreement was registered on October 15.

A stamp duty of ₹1.32 crore was paid for the registration of the sale agreement.

Salman is set to get an average monthly rent of ₹1.04 crore over a period of 60 months.

Documents accessed by Square Feat India, provided by Propstack reveal, that the deal was signed on August 2, 2023.

The deals was signed between owner Salman Khan whereas the tenant is Landcraft Retail Pvt Ltd.

The rent agreement between both the party is for 60 months. The deposit paid is ₹5.4 crore

The Monthly Rent Amount are as follows ₹90 lakhs for 1st year, ₹1 Crore for 2nd year, ₹1.05 Crore for 3rd year, ₹1.10 Crore for 4th year, and ₹1.15 Crore for 5th year.

Salman Khan, recently put on rent an apartment belonging to him.

According to documents accessed by Squarefeatindia provided by Zapkey, Salman rented his property on February 16 for a period of 36 months of three years.

The rent for first year is ₹1.5 lakh per month, second year it is ₹1.57 lakh per month and for the last 12 months of the third year it is, ₹1.65 lakh per month.

The tenant is named Rajesh Harishchandra Gandhi.

The property that Salman Khan has put on rent is on the 14th floor of the building named Shiv Asthan Heights, located on 16th Road, of Bandra West,

The total area of the apartment is 1,318 Sq Ft carpet.

A stamp duty of ₹15,000 was paid for the registration of the rent agreement.

Nykaa a beauty and wellness product brand that has made several headlines via two rental agreements rented out office spaces in Mumbai’s Lower Parel area.

There are two separate deals signed between Nykaa E-Retail Pvt Ltd and Marathon Realty Pvt Ltd. The first one is 201 & 301, 2nd & 3rd Floor, Marathon Chambers-A, IIT/ITES Park, Lower Parel, whereas the second one is 2705/2706/2707/2708, 27th Floor, A-Wing, IT/ITES Park, Marathon Futurex, Mafatlal Mill Compound, N.M. Joshi Marg, Lower Parel.

The per month rent for the deal one is Rs 41,15,423, whereas the security deposit is Rs 1.02 crore. Whereas the per month rent for the deal two is Rs 27,82,395 and the per security deposit is Rs 69,55,988. This takes the total rent per month to Rs 68,97,818.

According to documents provided by ‘CRE Matrix, a real estate data analytics firm, the total chargeable area is 55,146 sq ft whereas the carpet area is 34,467 sq ft.

The Lock-In Period is 5 yrs for Licensor & 3 years for the Licensee., whereas the rent escalation is 15% at the end of 36 months.

Both the deals were signed on August 25, 2022, along with the office space Nykaa will also have an access to total of 24 car parks.

Recently actor Salman Khan renewed the lease of his property that he has given on rent for another two years this time for a rent of Rs 89.60 lakh per month. The deal was signed in September first week, and the building is located on Linking Road in Santacruz.

Actor Salman Khan and anything connected to him makes a good read. Especially when we talk about Salman and his real estate deals in the same line.

Salman has good investments in real estate, and he owns a building on Linking Road, Santacruz, the property that he own was bought by him way back in the year 2012 for close to Rs 120 crore. Since then he constructed a commercial building over here.

The property was earlier a society with around 16 flats, which the actor later demolished. He started the construction work of the building in 2013-14 and occupancy was approved in the year 2017.

This is the same year, when Salman Khan first put on rent the lower ground floor, ground floor, first and second floor of the building, to Future Retail for a period of five years. This leave and license agreement was signed in July 2017, and the per month rent was Rs 80 lakh for the initial three years and it increased to Rs 89.60 lakh for the next two years. The deposit then paid was Rs 2.4 crore.

In this premises came up Foodhall, which soon became a hit for the area and even an landmark for that area on Linking Road.

Now Salman Khan on September 5, via his delegated power of attorney renewed the leave and license, this time for a period of two years. The leave and license is between Salman Khan and TNSI Retail Pvt Ltd, a subsidiary of Future Retail.

The new rent according to documents accessed by SquareFeatIndia is Rs 89.60 lakh per month for the first year and the second year the per month rent increased to Rs 94.08 lakh. The deposit for this two year period stood at Rs 2,68 crore. The total area put on rent is 2568.65 sq mts. A stamp duty of Rs 5.87 lakh was paid for the registration of the rental agreement.

Attempts to get a comment from Salman Khan got us no response. The same thing was with Future Retail too. According to reports, Future recently has been admitted into Corporate insolvency resolution process.

“Both parties have renewed the lease in August 2022 for 2 years at monthly rent of 89.6Lakhs for year 1 and 94.08 Lakhs for year 2 (5% hike). We believe Foodhall has seen phenomenal footfalls and success at this high-street location, therefore renewal of lease was imminent. The hikes of 12% after first 3 years and 5% after 3 years favours the tenant. Although High-streets have bounced back in terms of occupancy and rentals post Covid-19, we believe brand Foodhall was able to bargain a good deal with Salman Khan. Linking Road High-streets which was earlier limited to Bandra, has spilled over to Khar, Santacruz upto Juhu into the most sought after High-Street in Mumbai. The post popular retailers, F&B brands, Banks etc. must have presence in the Bandra to Juhu Linking Road,” said, Abhishek Kiran Gupta, CEO & Co-founder, CRE Matrix.

There’s work going on in the building currently, the work is being carried out on the upper floors of the building.

Karan Kundra who is much talked about these days for his latest Bigg Boss stint and also for his love life with his fellow Bigg Boss inmate Tejaswi Prakash has spent Rs 14 crore to buy a swanky house in Bandra.

Karan Kundra’s new luxury flat is located in the building 81 Aureate, the same building in which recently cricketer Prithvi Shaw bought an apartment.

Documents accessed by SquareFeatIndia reveal that Karan Kundra’s flat is located on the 12th floor of the building. Shaw’s flat is on the 8th floor of the building.

Karan Kundra executed the documents of sale on May 2, whereas he registered the deal with the registration department on May 13, 2022.

The seller of the property to Karan Kundra is Housing Development Finance Corporation Ltd (HDFC).

The total area of the apartment is 5238 square feet and along with the apartment, Karan will also have access to three car parking spaces in the podium.

During the registration of the apartment a stamp duty of Rs 81.81 lakh was paid.

The Ready Reckoner value of the apartment bought by Karan Kundra is Rs 14.66 crore.

The apartment bought by cricketer Prithvi Shaw was priced at Rs 10.5 crore for a 2209 square feet flat.

Salman Khan Ventures Private Ltd recently registered an agreement in regards of a rental deal on Bandra.

Salman Khan VPL rented a duplex in Bandra’s Maqba Heights, of which landlord is a MLA and an ex MLA.

The Bandra property rented by Salman Khan VPL is located on the 17 and 18th floor of the building.

Per month rent of the duplex measuring 2,265 sq ft carpet area is ₹8.25 lakh.

Along with the apartment Salman Khan VPL will have access to 10 car parks in the building.

The rental agreement was registered on August 30, 2021, for a period of three years whereas the start date of the agreement is March 2020.

The lock-in period for the rental agreement is 11 months and after it’s expired both the parties can terminate the agreement by giving a month’s advance written notice.

Now let’s talk about the landlords, the landlords are politicians pretty close to the Khans from Bollywood.

The landlords are Ziauddin (Baba) Siddique and his son Zeeshan Siddique.

Baba is a former MLA from Bandra West, whereas Zeeshan is a current MLA from Bandra East. Both father son duo hail from the Congress party.

Baba lost his Bandra West seat to Ashish Shelar of BJP in the 2014 elections. After this his son Zeeshan contested and won from Bandra East, which was earlier held by Shiv Sena.

According to sources aware about the deal, this particular flat is used for creative purposes for example writers pad working for the Salman Khan Ventures Pvt ltd (VPL)

When contacted representatives of Salman Khan VPL this reporter was told that the flat lease is old and this particular agreement was a mere renewal.

A detailed message sent to Zeeshan Siddique seeking his comment on the deal got us no response.

In a Board of Directors meeting of Salman Khan Ventures Pvt Ltd on August 14, 2021 it was resolved to take this particular duplex on rent from Ziauddin Siddique and Zeeshan Siddique.

The company even authorised it’s Head Operation and Marketing to negotiate and finalise the terms of Leave and License agreement.
