Sara Sultan and Amrita Singh have given a ninth-floor commercial unit at Signature, Andheri West, on a five-year leave and licence to Upsurge Labs LLP at an opening fee of ₹5.85 lakh a month, according to the registered agreement provided by CRE Matrix, a real estate data analytics firm. The deed was made in Mumbai on 29 September 2026 and registered as MBI11-21117-2026 at the Joint Sub-Registrar, Mumbai-11. Stamp duty of ₹1,01,500 and registration fee of ₹1,000 (total ₹1,02,500; GRN MH011048554202627E, paid and defaced on 29 September 2026) were deposited by the licensors.

The licensors are Miss Sara Sultan, 30, and Ms Amrita Singh, 62, both of Peninsula 501, Plot No. 52, N. S. Road, JVPD Scheme, Juhu. The deed records that Sara Sultan contributed the entire consideration when the premises were bought and is the beneficial owner. Amrita Singh’s name has been added only for convenience. The licence fee is payable to Sara Sultan and is treated as payment to the licensors.

The licensee is Upsurge Labs LLP (LLPIN ACN-6056, PAN AAIFU7881R), of 13, 80 Feet Road, 3rd floor, above Aurum Fitness, S.T. Bed, 4th Block, Koramangala, Bengaluru 560034, acting through partner Sowmay Jain under a resolution dated 26 September 2026. The licence is for commercial office use only.

The unit

Unit 904 is a commercial premises on the 9th floor of Signature, on CTS 737/9/12A/1A of village Oshiwara, Veera Desai Road, Andheri West, Mumbai 400058. The RERA carpet is 2,545 sq ft. The unit also has exclusive use of an elevation feature of 7.23 sq m and the abutting lift lobby of 52.32 sq m carpet. Three car parks go with the licence. At the opening fee, that is about ₹230 a sq ft a month on the 2,545 sq ft carpet.

Period and fee

The licence runs 60 months from 1 October 2026 to 30 September 2031. The first two months, 1 October to 30 November 2026, are a rent-free fit-out period for furnishing and electrical work. The fee starts on 1 December 2026 and rises 5% every 12 months:

Over the full term the fee adds up to ₹3,76,42,460, plus GST. GST at 18% is payable by the licensee. TDS at 10% is deductible. The fee is payable quarterly in advance, by the 20th day of each quarter.

Lock-in and deposit

Lock-in is the first 24 licence months. If the licensee ends the licence during lock-in, the fee for the remaining lock-in months is still payable. After lock-in, either side may terminate on 90 days’ written notice.

An interest-free refundable deposit of ₹35,12,100 has been paid to Sara Sultan. It is refundable on vacant and peaceful handover, after deductions for dues and damage. Electricity is paid by the licensee. The licence does not create tenancy. No structural alteration is allowed, and the licensee cannot assign, sublet or part with possession.

A five-year office licence of a 2,545 sq ft unit at Signature, Andheri West, opening at ₹5.85 lakh a month after a two-month fit-out, is now on the public registration record circulated by CRE Matrix.
