<p>A social media message claiming that senior citizens are eligible for a <strong>30% concession in property tax</strong> under the <em>Maharashtra Government Housing Policy 2025</em> is <strong>false</strong>, the Brihanmumbai Municipal Corporation (BMC) clarified on Tuesday.</p>



<p>The misleading message has reportedly triggered confusion among senior citizens, many of whom have been visiting ward offices in large numbers to inquire about the alleged concession.</p>

<h2 class="wp-block-heading"><strong>“No Such Provision Exists,” Says BMC</strong></h2>



<p>The BMC has clearly stated that <strong>there is no provision in the Brihanmumbai Municipal Corporation Act, 1888</strong> that grants a <strong>30% property tax concession to senior citizens</strong> on their residential properties.</p>



<p>The administration has urged citizens—especially the elderly—to <strong>avoid visiting ward offices unnecessarily</strong> based on the viral misinformation.</p>

<h2 class="wp-block-heading"><strong>Existing Tax Exemptions Remain Unchanged</strong></h2>



<p>BMC reiterated the types of exemptions that <em>do</em> exist under its current policy:</p>



<h3 class="wp-block-heading"><strong>1. 100% Tax Exemption for Homes Under 500 sq ft</strong></h3>



<p>Since <strong>January 1, 2022</strong>, residential properties with a carpet area of <strong>less than 500 sq ft</strong> are fully exempt from property tax (excluding government taxes).</p>



<h3 class="wp-block-heading"><strong>2. Exemption for Ex-Servicemen and Families of Martyred Soldiers</strong></h3>



<p>Property tax exemption is also available to:</p>



<ul class="wp-block-list">
<li>Ex-servicemen</li>



<li>Widows of ex-servicemen</li>



<li>Families of unmarried martyred soldiers</li>
</ul>



<p>(Excluding government tax components)</p>



<p>The Municipal Administration clarified that these remain the only valid exemptions and advised citizens not to fall for false forwards circulating online.</p>

<h2 class="wp-block-heading"><strong>BMC Appeals for Caution Against Fake Social Media Messages</strong></h2>



<p>The civic body urged Mumbai residents to rely only on <strong>official communication channels</strong> and avoid sharing unverified messages.<br>This advisory aims to prevent unnecessary crowding at civic offices and reduce inconvenience caused to senior citizens.</p>

<p>The Maharashtra Real Estate Regulatory Authority (MahaRERA) has announced the results of the 6th examination for real estate agents, marking a significant milestone with the highest number of candidates clearing the test among all six rounds held so far.</p>



<p>With a remarkable passing percentage of 89%, a total of 6,755 candidates out of 7,624 successfully cleared the examination. This includes 5,637 male candidates and 1,118 female candidates. Additionally, 264 senior citizens (above 60 years) passed the exam, including 13 women. The eldest candidate to clear the test was 84-year-old Mr. Daulatsinh Gadhvi from Mumbai.</p>



<p>The top performer of this round was Mr. Praveen Kamble from Pune, who secured an impressive 98% score, earning him the first rank.</p>



<p><strong>Record-Breaking Achievement</strong></p>



<p>This round witnessed the highest number of candidates passing the examination compared to the previous rounds. The pass percentages for earlier examinations were:</p>



<ul class="wp-block-list">
<li>1st: 96%</li>



<li>2nd: 93%</li>



<li>3rd: 89%</li>



<li>4th: 86%</li>



<li>5th: 87%</li>
</ul>



<p>In all six rounds combined, a total of 20,125 candidates have now been certified as real estate agents. The breakdown of certified agents across all rounds is as follows:</p>

<p><strong>Mandatory Certification for Real Estate Agents</strong></p>



<p>As per MahaRERA’s circular issued on January 10, 2023, it is mandatory for property consultants and real estate agents to undergo training and obtain certification to register or renew their licenses.</p>



<p>Real estate agents play a critical role in the industry, acting as intermediaries between homebuyers and developers. They are often the first point of contact for flat purchasers and provide vital preliminary information about housing projects. Their responsibilities include informing buyers about key aspects such as model agreements for sale, defect liability periods, carpet areas, parking rules, and project amenities, in line with the Real Estate (Regulation and Development) Act, 2016 (RERA).</p>



<p>By ensuring that agents are well-versed in the provisions of the RERA Act, MahaRERA aims to empower them to guide homebuyers effectively, thereby fostering greater transparency and uniformity in the real estate sector.</p>



<p>This initiative underscores MahaRERA’s commitment to ensuring that agents uphold the rights and interests of homebuyers while promoting compliance with the RERA Act, 2016</p>

<p><em>Passing Rate at 87% with Top Scores Achieved by Mumbai and Pune Candidates</em></p>



<p>The Maharashtra Real Estate Regulatory Authority (MahaRERA) has announced the results of its 5th Real Estate Agents examination.</p>



<p><strong>High Passing Rate and Top Performers</strong></p>



<p>Out of 4,769 candidates who participated, 4,165 have successfully passed the exam, reflecting a passing rate of 87%. This is a slight decrease compared to previous exams, which had passing percentages of 96% for the first, 93% for the second, 89% for the third, and 86% for the fourth examination. Sharad Mota from Mumbai and Divyesh Maheshwari from Pune achieved perfect scores of 100%, jointly securing the top position.</p>



<p><strong>Demographics of Successful Candidates</strong></p>



<p>Among the successful candidates, there are 3,553 men and 612 women. Notably, 196 of the qualified agents are senior citizens, with 12 of these being women.</p>



<p><strong>Cumulative Statistics</strong></p>



<p>To date, 13,370 individuals have qualified as real estate agents in Maharashtra through the five exams conducted so far. The breakdown includes 4,165 from the latest exam, 405 from the first, 2,812 from the second, 4,461 from the third, and 1,527 from the fourth examination.</p>



<p><strong>Mandatory Training and Certification</strong></p>



<p>MahaRERA has underscored the importance of training and certification for all real estate agents. As of January 10, 2023, MahaRERA mandated that both new and renewing agents complete mandatory training and certification. Out of approximately 47,000 agents registered with MahaRERA, 13,785 had their registrations canceled due to non-renewal. Additionally, over 20,000 agents had their registrations suspended by April for failing to meet the training and certification requirements.</p>
