<p>Milind Deora, who recently transitioned from the Congress party to the Shiv Sena, has purchased a luxurious apartment in Tardeo for ₹16.68 crore. The registration of the flat took place in February 2024, shortly after Deora joined the Shiv Sena in January.</p>



<h3 class="wp-block-heading">Property Details</h3>



<p>According to registration documents accessed by SquareFeatIndia, the flat is located at “Apartment No. 2503, 25th Floor, The Imperial I, Tardeo, Mumbai.” It features a spacious layout with a registered area of 311.78 square meters and includes a terrace area of 22.67 square meters, along with parking space for four vehicles. The transaction was made with SDC Township Limited as the seller.</p>



<h3 class="wp-block-heading">Financial Aspects</h3>



<p>The deal was officially registered on February 22, 2024, and Deora paid a significant stamp duty of ₹1 crore, highlighting the substantial nature of this investment.</p>



<h3 class="wp-block-heading">Political Transition</h3>



<p>Previously a Congress MP representing the South Mumbai constituency in the Lok Sabha, Deora’s shift to the Shiv Sena marks a notable change in his political career. Following his affiliation with Shiv Sena, he was quickly sent to the Rajya Sabha.</p>

<p>Shiv Sena (UBT) leader Anil Parab has introduced a private member’s bill in the state legislature. The bill aims to enforce a 50% reservation for Marathi individuals in newly constructed buildings in Mumbai, with the goal of addressing the migration of Marathi people.</p>



<p>Anil Parab, the Shiv Sena (Uddhav Balasaheb Thackeray) candidate and MVA representative from the Mumbai Graduate Constituency, has put forward a private member’s bill in the state legislature aimed at stemming the outmigration of Marathi people from Mumbai. The bill proposes a requirement for 50% reservation for Marathi individuals in newly constructed buildings in the city.</p>



<p>According to a <a href="https://www.indiatoday.in/india/story/maratha-reservation-maha-vikas-aghadi-shiv-sena-ubt-anil-parab-2557847-2024-06-25">report</a> Parab emphasized that this legislation is crucial for preserving the Marathi demographic in Mumbai. The proposed bill mandates developers to allocate housing units specifically for Marathi individuals. Failure to comply could lead to penalties including six months of imprisonment, a fine of Rs 10 lakh, or both.</p>

<p>If all goes as planned then Vastu Cnetral, the building located in the silent bylanes of Dadar west, may soon become one of the busiest buildings in the neighbourhood. </p>



<p>The building located hardly 500 meters from Shiv Sena Bhawan on the G North Office road, may become the Headquarters of the Shiv Sena led by Eknath Shinde. According to a senior party functionary from Shinde camp, two floors in the building is what the Shinde camp is eyeing and for the same negotiations are in final stages.</p>

<p>When contacted Sada Sarvankar, Shiv Sena MLA from Mahim, now a member of Shinde camp he confirmed that they have finalised a party office within the vicinity of Dadar-Prabhadevi area, and it would be close to 15,000 sq ft. However, Sarvankar refused to divulge the name of the building citing that negotiations were in the final stage and will be registered before Pitrapaksha. Pitrapaksh will begin on September 1</p>



<p>A senior leader from the Shiv Sena led by Shinde said that they were in talks for three different locations of which one has been finalised and it is Vastu Central. “The two floors measuring around 15,000 sq ft are finalised and negotiations are in the last stage.” </p>



<p>The building is hardly 500 meters and three minutes walking distance from Shiv Sena bhawan and is just behind the Kohinoor Square building. This is ground plus five storey building and the ground and first floor are completely vacant, and connected by an internal staircase, the second floor is occupied by small offices and a clinic, the third floor has a cooperative bank, whereas the fourth and fifth floor has offices, but hard to make out whether they were operational. </p>



<p>The office that the Shinde Sena is planning to occupy will be on rent and not an outright purchase. According to a real estate broker from the Shivaji Park area, the ongoing rent in the area is between Rs 140-145 sq ft, whereas buildings like that of Kohinoor and The Ruby Mill demand a premium and have a higher rental. </p>



<p>When asked Sarvankar if the building where the office will come up be called Sena Bhawan, Sarvankar refuted the claim and said it will be a regular party office which they want for administration purposes. </p>



<p>This reporter visited the office of the developer at the same building but couldn’t find anyone, the security informed that the developers visits the building.</p>

<p>Tenders for Dharavi’s redevelopment are expected to be floated soon, as Dy CM announced that hurdles for the redevelopment will be removed in three months now.</p>

<p>Dharavi one of the biggest slum clusters in the World has been waiting redevelopment for years now. However, every attempts till date has failed. </p>



<p>But looks like something fresh is moving in the direction of Dharavi redevelopment. The reason being, that Deputy Chief Minister Devendra Fadanvis announced on Saturday that within three months time, all hurdles for the redevelopment shall be removed. </p>



<p>The deputy chief minister Devendra Fadnavis already held a meeting earlier this month in this regards at the Mantralaya. He met the Mumbai Metropolitan Commissioner SVR Srinivas who also is the chief officer of Dharavi Redevelopment. The Commissioner confirmed about the same meeting and said the meeting was in regards to the Dharavi Redevelopment Project (DRP).</p>



<p>According to sources the government especially Devendra Fadnavis is serious about putting Dharavi redevelopment on a fast track.</p>



<p>Fadnavis post the meeting, even <a href="https://twitter.com/Dev_Fadnavis/status/1554452946062295040" target="_blank" rel="noreferrer noopener">tweeted,</a> “Reviewed Dharavi Redevelopment project in Mantralaya, Mumbai this afternoon and will follow up with Government of India to get railway land required for this project.”</p>



<p>Now, with BMC elections closeby, Dharavi has come to the fore again. </p>



<p>Dharavi Redevelopment has been in process for a pretty long time. For more than a decade, the residents of World’s one of the biggest slums have been awaiting that their future shall change.</p>



<p>While not much has happened on ground, the government has already spent crores on the process of Dharavi Redevelopment.</p>



<p>Uddhav Thackeray led MVA government’s cabinet in 2020 decided to cancel the tender for Dharavi Redevelopment that was floated by Devendra Fadnavis led government in 2018. Post which the MVA had even claimed that it shall float fresh tenders, but nothing much moved in that direction.</p>



<p>The tender floated by Devendra Fadnavis government in 2019 was the third time, the tenders were floated for Dharavi Redevelopment. The first two times the tender was floated when Congress-NCP were in power.</p>



<p>In August 2020, the Committee of Secretaries (CoS) met to take a call on the Dharavi Redevelopment tender. The committee suggested to cancel the tender, and they proposed the same to the state government which finally took a call on it.</p>



<p>The CoS had relied its suggestion on the advice by the Advocate General (AG), who advised for fresh tenders. After floating the tender and receiving bids, the state government acquired 46 acres of land for Rs 800 crore from the Railway. Post acquiring this land and making it a part of the Redevelopment Project, the advice from the AG was sought, who advised for fresh tenders.</p>



<p>Global tenders were floated in November 2018, for Dharavi Redevelopment Project.</p>



<p>Dharavi is spread over 240 hectare of land and is centrally located. It is close to Bandra Kurla Complex, the financial hub of Mumbai.</p>



<p>In January 2019, Dharavi Redevelopment Project (DRP) had received two tenders of which Seclink group was the frontrunner for the redevelopment of Dharavi which, according to reports had quoted Rs 7,200 crore. The total project cost was estimated to be above Rs 27,000 crore.</p>

<p>As a journalist who has covered Mumbai and it’s real estate sector for close to two decades, whenever I hear Patra Chawl, otherwise known as Siddharth Nagar, the faces of hundreds of residents flash in front of me. Today I write again as Patra Chawl has become the major reason for ED knocking the doors of Sanjay Raut.</p>



<p>In the last one decade or more, many residents of Patra Chawl located in Mumbai’s Goregaon area have contacted me, to write their ordeal and I did too. Let’s go back in history, almost 15 years ago, in 2008 MHADA got into a tri-partie agreement with a private developer named Guru Ashish Constructions and the tenants society comprising of 672 tenants of the Chawl.</p>



<p>Spread over 47 acre of land, the builder who turned greedy, instead of rehabilitating the tenants started looking for his personal profits, he started selling the saleable portions first, including selling FSI belonging to the land was sold to 9 different developers.</p>



<p>Meanwhile, severs tenants started approaching MHADA as by 2014 as rents to many of them had stopped. For those out of Mumbai, and reading this when a developer takes over a redevelopment project he pays rent to the society members till he has constructed and hands over them the possession of their house.</p>



<p>Reports suggest that since ED started it’s investigation it found that Pravin Raut, an alleged close associate of Sanjay Raut, and also of some directors of Guru Ashish Constructions had started misleading MHADA within a few years of the agreement. It is pegged that Pravin Raut allegedly sold the floor space index (FSI) to nine private developers, collecting Rs 901.79 crore. The developer is allowed to sell the FSI no doubt but only after he has constructed and rehabilitated the tenants and in this case since 2008 till date the tenants are awaiting their homes.</p>



<p>Most tenants hail from middle class community and have been actually suffering because they lost their home to a developer who had promised them rent and a home back. However, they received none. I wouldn’t be wrong to say that most of these tenants hail from the Maharashtrian community, of which Sanjay Raut claims to be the biggest leader of.</p>



<p>Coming back to Sanjay Raut reports further claim that ED has stated that Pravin Raut an alleged close aide of Sanjay Raut received Rs 100 crore from real estate company and then it was allegedly diverted to various accounts of his alleged close associates, and even family members. Sanjay Raut’s name has already featured as his alleged close aide several times now.</p>



<p>Another report suggests that ED has alleged that as early as 2010 just two years of the agreement, Rs 83 lakh, was allegedly transferred to Sanjay Raut’s wife Varsha Raut, who apparently used the money to buy a flat in Dadar.</p>



<p>The other allegation is that around eight plots of land were purchased at Alibaug in the name of Varsha Raut and another woman Swapna Patkar. The last name may ring a bell, for that go to twitter and look for it.</p>



<p>The builder who was only interested in profit had even allegedly duped several home buyers, by selling them homes in the building.</p>



<p>It is believed that the Patra Chawl scam is of no less than Rs 1000 crore and is a classic example of making the poor common citizens suffer and the nexus of Politicians-Builder-Babu who made hoards of money.</p>



<p>The investigation should also move in the offices of MHADA and those officials who were suppose to be accountable to get these tenants a home but failed.</p>



<p>Earlier this year, MHADA, the state’s housing body had announced that it will be constructing homes for the 672 tenants of Siddharth Nagar or Patra Chawl and give them homes measuring 650 square feet. The inauguration programme for the same was attended by then Chief Minister Uddhav Thackeray and NCP chief Sharad Pawar. Sanjay Raut is undoubtedly close to both of them.</p>

<p>Rebel ShivSena MLA Saipanrao Bhumare currently lodged in Guwahati has won a home in MHADA lottery concluded last week.</p>

<p>This news is not related to politics, but interesting real estate story because it’s related to politics.</p>



<p>Let me tell you that MHADA last week concluded the lottery of 1204 tenements and plots in Aurangabad.</p>



<p>For these available homes MHADA received more than 11,000 applications.</p>



<p>Sandipanrao Bhumare the ShivSena MLA from Paithan currently lodged in Guwahati hotel along with the rebel MLAs was also one of the applicants.</p>



<p>Finally the lottery was held last week for these homes and while Bhumare is in Guwahati he has managed to win the lottery.</p>



<p>Here’s the details of the home that Sandipanrao Bhumare won in the lottery.</p>

<p>The home that he won is located in Chikhal Thane, Aurangabad and he has applied in the Lower Income Group Category. The quota in which the rebel Sena MLA won the house is the MP/MLA quota.</p>



<p>When contacted Bhumare over the phone, he said,”I will handover the home back to MHADA, I had just applied for the lottery and do not need this home.”</p>



<p>Bhumare along with other 38 ShivSena rebel MLAs has decided to join the Eknath Shinde camp which wants Chief Minister Uddhav Thackeray to breakaway from the MVA Alliance.</p>



<p>Since Monday night Maharashtra is facing a political crisis and the ShivSena has seen a major turmoil.</p>



<p>With close to 39 MLAs from ShivSena siding with Eknath Shinde the Uddhav Thackeray camp is going thin every passing day.</p>



<p>The BJP apparently is behind the entire rebellion, however, they aren’t coming out in open, though the MLAs chose both BJP state Gujarat and Assam to rebel.</p>



<p>The lottery news is a good news for Sanipanrao Bhumare who is currently in Guwahati let’s see when he return.</p>

<p>The Enforcement Directorate attached properties belonging to the family members of Shiv Sena MP Sanjay Raut.</p>

<p>What may look like a major step by the Enforcement Directorate against the Shiv Sena Leader Sanjay Raut, properties belonging to the politicians family members have been attached. </p>



<p>ED <a href="https://twitter.com/dir_ed/status/1511282172883513345?s=20&t=w-PwRgiwQaGy4CleI7ETFg" target="_blank" rel="noreferrer noopener">tweeted</a>, “ED has provisionally attached immovable properties of Rs 11Cr under PMLA in Patrachawal redevelopment Project case.The attached assets are in form of lands held by Pravin Raut at Palghar,flat at Dadar of Smt Varsha Raut and plots at Alibaug held by Varsha Raut and Swapna Patkar.”</p>

<p>Immediately after the news related to the attachment broke out, Shiv Sena MP and one of the architect of the Mahavikas Aghadi in Maharashtra tweeted ‘Asatyamev Jayate’.</p>

<p>Raut is considered as the close aide of Chief Minister Uddhav Thackeray and post the 2019 assembly elections in Maharashtra, he was seen as the man who helped form the alliance of Sena-NCP-Congress.</p>



<p>The action is in connection with a probe into the Rs 1,034-crore floor space index (FSI) fraud at Patra Chawl in Mumbai.</p>

<p>Of the total 2.46 lakh applicant at least 8,984 homebuyers will go back with a huge smile on their faces.</p>

<p>At least 8,984 homebuyers of the total 2,46,650 applicants will go back with a smile that will be unparalleled.</p>



<p>It may sound cliched but that’s the truth, the smile of the homebuyers will be because of the happiness from owning homes.</p>



<p>These 8,984 homebuyers will be proud owners of their homes and why wouldn’t they be proud.</p>



<p>They will be those lucky who managed to get a house of the 2.46 lakh applicants who were vying for the same home as them.</p>



<p>So what homes are we talking about?</p>



<p>These are MHADA homes, of which lottery Konkan Board is organising on October 14.</p>



<p>A total of 8,984 homes have been put in lottery by Konkan Board.</p>



<p>These homes are located in Thane’s Ghodbunder Road, Kalyan, Ghansoli in Navi Mumbai, Mira Road, Titwala, Vasai and Virar.</p>



<p>Those aspiring homebuyers even include MLAs and big politicians of the state.</p>



<p><a href="http://Lottery.mhada.gov.in" target="_blank" rel="noreferrer noopener">MHADA</a> homes are affordable than the homes available in the market.</p>



<p>This is one of the biggest lottery of homes being conducted by MHADA in the recent years.</p>



<p>Amongst the applicants is Shiv Sena MLA Shreenivas Vanga, from Palghar district.</p>

<p>Vanga had claimed that without an MLA Hostel in Mumbai when he has to come and stay the rents become unaffordable.</p>



<p>He has applied for homes in Thane and Navi Mumbai.</p>



<p>One of the homebuyers who has applied for the lottery said, “The main reason why I have applied for the MHADA lottery is because the rates are affordable than market rate.”</p>



<p>The computerised lottery will be held in Thane on Thursday.</p>



<p>Homebuyers from all over the state have applied for the lottery expecting that they will own a home of their own. </p>

<p>A Shiv Sena MLA from Maharashtra has applied for a MHADA house in several schemes says that whenever he has to visit he finds Mumbai rent unaffordable.</p>

<p>MHADA has announced a lottery of 8,984 homes via its Konkan board.</p>



<p>The list of accepted applications is out and a Shiv Sena MLA has applied in at least two schemes one in Thane, while other on Navi Mumbai.</p>



<p>The Shiv Sena MLA is Shrinivas Vanga, from Palghar district.</p>

<p>When contacted Vanga he confirmed applying for MHADA lottery.</p>



<p>His reason, “There’s no MLA hostel right now, whenever I have to come to Mumbai have to stay in a rented apartment. The rent for the apartment here goes up to Rs 1 lakh, which is unaffordable. Hence looking for a house close to Mumbai.”</p>



<p>Vanga says he stays close to Gujarat border in Palghar, and even to reach Thane it takes 3 hours. This is the reason why he’s looking for a house that would be close and to Mantralaya and assembly.</p>

<p>In <a href="http://Lottery.mhada.gov.in" target="_blank" rel="noreferrer noopener">MHADA</a> lottery there’s a special quota reserved for MP and MLAs. Vanga has applied for the home under this category.</p>



<p>He’s not alone there are several others politicians who have applied for a MHADA house.</p>



<p>One of the homes for which Vanga applied is in Ghansoli, the category is Lower Income Group. The carpet area of the flat measures 41.92 sq mt and costs Rs 20.70 lakh.</p>



<p>The MLA isn’t alone who feels that owning or renting a house in Mumbai or nearby areas isn’t everyone’s cup of tea.</p>



<p>A total of 2.46 lakh applications was received by MHADA for the 8,984 homes.</p>



<p>This goes on to show the demand that MHADA homes have, because of their affordability.</p>



<p>Homes in MHADA lottery are available for as less as Rs 10 lakh in certain categories.</p>

<p>Faraz Nawab Malik, son of politician and minister in the MVA government Nawab Malik has shelled out Rs 9.95 crore to buy an apartment in Bandra. The reason for the shifting of the house is being attributed to flooding in Kurla.</p>

<p>Faraz Nawab Malik, son of minister Nawab Malik, recently shelled out Rs 9.95 crore to buy an apartment in Mumbai’s Bandra west.</p>



<p>The reason behind the shifting is being attributed to flooding in Kurla which has become an yearly phenomenon and where the Malik’s currently reside.</p>



<p>The flat is located on the 19th floor of the building named 81 Aureate in Bandra west.</p>



<p>The documentation in regards to the flat was carried out on March 31, 2021 while it was registered on July 30, 2021.</p>



<p>According to documents accessed by SquareFeatIndia, the total area of the apartment is 3889 square feet including a terrace that measures 1,653 square feet.</p>



<p>Stamp duty of Rs 29.89 lakh was paid for the registration of the apartment. Till March 31, 2021, the stamp duty payable for registration of apartments was 3%. Stamp duty was hiked to the regular rates from April 1, 2021.</p>

<p>When contacted Faraz Nawab Malik, he confirmed the purchase. He said, “This flat is for family, we will be moving here (Bandra) from Kurla. Every year there’s a flooding in Kurla and hence the decision to shift.”</p>



<p>Along with the flat, the new owners will have an access to three car parks in the building.</p>



<p>Nawab <a href="https://twitter.com/nawabmalikncp" target="_blank" rel="noreferrer noopener">Malik</a> is the minister in the Uddhav Thackeray led Maha Vikas Aghadi (MVA) government in the state of Maharashtra. Chief Minister Uddhav Thackeray is also the president of Shiv Sena which has been in power in the BrihanMumbai Municipal Corporation, the civic body of the city.</p>



<p>Faraz Nawab Malik even stressed on the point that the Bandra house has been bought on a loan.</p>
