Realty starts weak in a flat market

Property shares opened Friday lower even though the benchmarks barely moved. The Sensex opened at 74,200, up 0.07%, and the Nifty at 22,964, up 0.12%, extending Thursday’s rally, when the Sensex gained 1.24% to 74,151 and the Nifty 1.05% to 22,937. Realty was among the sectoral indices trading in the red at the open, along with FMCG, PSU banks, media, energy and chemicals. Consumer durables and cement were hit hardest, each down nearly 1%, and metals slipped more than 0.5%. IT jumped more than 1%, with pharma and healthcare also firm.

That puts realty behind the market again. The Nifty Realty index was last confirmed near 803 on October 27, after a two-day gain of about 2.4%. That is close to its recent closing low of 796.60 and well below the 52-week high of 974.50.

What to look for through the day

The Nifty is trading above 22,900, a level analysts had marked as resistance earlier this week, with 23,000 the next hurdle and 22,500 to 22,550 the key support. A hold above 22,900 would help rate-sensitive sectors, while a slide back would likely hit realty first. For the sector, watch whether it can hold above the 800 area and whether any dip draws buyers. A rally in smallcaps after last week’s brutal selloff, which was triggered by forced liquidation of margin-funded long positions, is a small positive for property names outside the large caps.

What is weighing on realty stocks

Crude oil: Brent above $117, up from about $114.50 a day earlier, is the main headwind. It raises inflation fears and the chance that borrowing costs stay high.

Global tech: US technology stocks fell on worries about heavy AI spending and mixed earnings, which has soured Asian sentiment.

Foreign selling: Large caps remain out of favour because of FII selling, even as domestic investors buy.

Interest rates: The Fed’s hold at 3.75% to 4% removed an immediate hike worry, but borrowing costs remain a concern for buyers and developers.

Demand: Bookings of 28 listed developers fell 21% in April to June, so investors want proof of a festive recovery.

What to wait for

More Q2 results: DLF and Oberoi have reported, and Godrej Properties’ profit fell 62% even though its collections hit a record. Dates for Lodha, Prestige, Brigade and others are unconfirmed, with November 14 the last day to report.

Festive demand: Launch and booking data before Diwali will show whether buyers are returning.

Next RBI meeting: It is scheduled for December 2 to 4.

Crude and geopolitics: A fall in oil would be the quickest relief for the sector.

The outlook

Realty needs steadier crude and a calmer global backdrop to turn recent bounces into a recovery. Until then, expect choppy trade near recent lows, with stronger developers better placed than smaller ones.
