<p>In a first-of-its-kind initiative in the Indian real estate sector, Rustomjee Group has unveiled a 35,000 sq. ft. on-site labour housing facility at its flagship project, Rustomjee Urbania in Thane. The facility, inaugurated on April 13, is designed to accommodate 500 construction workers and represents a significant investment in worker welfare and sustainable infrastructure.</p>



<p>The housing unit comprises 84 rooms, each measuring 10 feet by 10 feet, with the capacity to house up to six workers per room. The accommodation is constructed using PUF panels to provide thermal insulation and ensure comfortable indoor temperatures.</p>



<p>Key infrastructure includes a 40 KLD sewage treatment plant for water recycling, a 200 kg organic waste composter for managing kitchen waste, and a full fire safety network with yard hydrants, fire pumps, and sprinklers installed in high-risk zones such as the kitchen and gas bank.</p>



<p>Speaking on the launch, Mr. Boman Rustom Irani, Chairman and Managing Director of Rustomjee Group, said, “Our newly developed labour accommodation at Urbania is a reflection of our belief that the people who build our cities deserve to be at the heart of them. This initiative is part of our long-term vision to improve standards of worker welfare in the industry.”</p>



<p>The facility includes 29 toilets, 9 urinals, 15 bathing points, and a UV-based water purification system for clean drinking water. A canteen with 42 double-burner gas stoves has been built to serve up to 280 workers simultaneously.</p>



<p>Additional amenities aimed at improving the quality of life for the workers include an open gym, sports areas, an entertainment room, a projector hall, a full-time doctor’s clinic, a maternity room, a crèche, barber shop, and retail outlets.</p>



<p>Mr. Anupam Verma, CEO of Kapstone Constructions, a Rustomjee Group company, stated, “Labour housing is often treated as a compliance requirement. We’ve taken a different approach by designing this with the same precision and care as our premium residential offerings.”</p>



<p>Rustomjee has confirmed that similar labour welfare models are being planned for other upcoming projects, aligning with its broader strategy of inclusive and sustainable development.</p>

<p>In the villages of Nashik, something extraordinary is unfolding — families aren’t just waiting for homes to be built for them. They’re learning to build their own, with their own hands.</p>



<p>The <strong>“Sampanna Ghar Abhiyan”</strong>, launched by the <strong>National Skill Development Corporation (NSDC)</strong> in partnership with <strong>Nashik Zilla Parishad</strong> and the <strong>Quality Council of India (QCI)</strong>, is no ordinary rural housing scheme. It blends <strong>skill development with shelter</strong>, empowering more than <strong>1.5 lakh families</strong> under the <strong>Pradhan Mantri Awas Yojana – Gramin</strong> to become homebuilders in the truest sense.</p>



<p>Led by <strong>Ashima Mittal</strong>, CEO of the Nashik Zilla Parishad, the initiative reflects a bold, community-first vision: to build not just houses, but capability and confidence.</p>



<p>“We’re not just constructing homes,” Mittal says, “we’re constructing futures.”</p>



<p>At the heart of this mission is a simple yet powerful idea — that housing can be more than just a roof over one’s head. It can be a catalyst for dignity, skill, and self-reliance. <strong>NSDC</strong> is standardizing training modules and coordinating the deployment of certified trainers across Nashik’s rural blocks. Partner NGO <strong>Shri Ramkrishna Arogya Sansthan</strong> will oversee the actual on-ground training, equipping families with safe and cost-effective construction practices.</p>



<p>For many villagers, especially women and young adults, this initiative opens new doors.</p>



<p>“I never thought I could be part of building our house,” says <em>Meena</em>, a 28-year-old mother of two from Igatpuri. “Now I’m learning how to mix concrete, lay bricks, and even understand what makes a good foundation. It makes me proud.”</p>



<p>The campaign has mobilized a vast network of support — from <strong>CREDAI Nashik Metro</strong> and <strong>Nashik Citizen Forum</strong> to <strong>local architects</strong>, <strong>solar energy experts</strong>, and <strong>sanitation specialists</strong>. The <strong>Maharashtra Solar Manufacturers Association</strong> is promoting clean energy solutions for rural homes, while the <strong>Indian Plumbing Association</strong> is helping design low-cost, hygienic sanitation systems.</p>



<p>And it’s not just professionals — <strong>students and faculty</strong> from institutions like <strong>K.K. Wagh Engineering College</strong>, <strong>Maratha Vidya Prasarak Samaj</strong>, and <strong>Maratha Education Trust</strong> are stepping in to help with everything from technical guidance to community engagement.</p>



<p>“It’s inspiring to see such a large, coordinated effort for rural empowerment,” says <strong>Kunal Patil</strong>, President of CREDAI Nashik Metro. “This is how sustainable development should be — rooted in community, led by the people, and backed by expertise.”</p>



<p>The project is also taking steps to make construction materials affordable. Partnerships with local suppliers ensure that families can access essentials like cement, bricks, and roofing sheets at <strong>factory prices</strong>—bringing down costs and boosting accessibility.</p>



<p>A detailed roadmap is being finalized this week, and construction is expected to begin within the next two weeks. The hope is that <strong>Sampanna Ghar Abhiyan</strong> will become more than just a local success — it could become a <strong>national blueprint</strong> for housing with heart.</p>



<p>“This initiative is about more than bricks and mortar,” says <strong>Jitendra Thakker</strong>, Convenor of Quality City Nashik. “It’s about <strong>dignity</strong>, <strong>ownership</strong>, and the confidence that comes from knowing: <em>I built this with my own two hands.</em>”</p>



<p>In the months to come, as homes rise from the red soil of Nashik, what will also rise is something even more powerful — a generation of rural families who have learned not just to survive, but to build a future, one skill at a time.</p>

<p><strong>Sustainable Development Takes Center Stage</strong><br>Sustainability has become a central theme in India’s real estate sector in 2024. Green building certifications, such as LEED (Leadership in Energy and Environmental Design), are gaining traction as buyers and developers alike prioritize eco-friendly and energy-efficient buildings. Sustainable development is no longer a trend, but a key factor influencing property values, making green buildings more desirable and competitive in the market.</p>



<p><strong>The Rise of Smart Homes and Tech-Integrated Living</strong><br>Technology-driven homes are on the rise, with an increasing demand for smart homes. Advanced automation systems, including IoT devices that enhance security, energy management, and convenience, are becoming standard features in new residential properties. Sales have surged by 17% compared to the previous year, translating to approximately 85% of the total units sold in 2023. The momentum in the market has been remarkable, with sales in 2024 doubling compared to 2023. This growth signals continued strong demand for residential properties, driven by both affordability and evolving consumer needs.</p>



<p><strong>Outlook for 2025 and Beyond</strong><br>Looking ahead, India’s housing market is set for a significant transformation by 2025. Rapid urbanization, technological innovations, and changing consumer preferences will drive the sector forward. The housing market is expected to contribute 13% to India’s GDP by 2025, reflecting its resilience and growing importance in the economy.</p>



<p>The residential sector is projected to become a $1-trillion market by 2030, with major growth driven by policy reforms and demographic shifts. Tier II and III cities, such as Jaipur, Indore, and Kochi, are emerging as key growth hubs, with these smaller urban centers expected to account for over 40% of new housing developments by 2025.</p>



<p>Furthermore, the urban homeownership rate is forecasted to rise to 72% by 2025, up from 65% in 2020. This growth is being fueled by affordable financing options and the increasing presence of younger homebuyers, particularly Millennials and Gen Z, who are expected to make up 60% of new homebuyers by 2030.</p>



<p>Sustainability will also continue to play a pivotal role in the residential market. Green-certified buildings, once considered a luxury, are expected to represent 30% of all new residential projects by 2025, doubling from 15% in 2020.</p>



<p>As we move into 2025, the residential market in India is poised for continued growth and transformation, with a strong focus on sustainability, technological innovation, and affordability.</p>

<p>CREDAI-MCHI, the apex body representing the real estate industry in the Mumbai Metropolitan Region (MMR), has signed a Memorandum of Understanding (MoU) with Mahatma Phule Renewable Energy and Infrastructure Technology Limited (MAHAPREIT), a Government of Maharashtra undertaking. The collaboration aims to address air emissions in the construction industry and develop a comprehensive roadmap to achieve decarbonization and net-zero emissions.</p>



<p>The initiative will focus on assessing the environmental impact of construction activities, specifically their effect on air quality, and promoting more sustainable construction practices. As part of the MoU, a detailed study will be conducted to evaluate air emissions and greenhouse gas (GHG) emissions generated by construction operations and the functioning of buildings. The findings will be shared with stakeholders to raise awareness and provide actionable insights. The roadmap will also set decarbonization targets, emphasize eco-friendly building practices, and offer training to industry stakeholders to effectively implement these strategies.</p>



<p>Domnic Romell, President of CREDAI-MCHI, emphasized the significance of the partnership, stating, “This collaboration demonstrates our commitment to sustainable development within the construction sector. Partnering with MAHAPREIT will help us set new standards for environmental responsibility and create a clear path toward reducing emissions and achieving Net Zero targets.”</p>



<p>Bipin Shrimali, Managing Director of MAHAPREIT, highlighted the organization’s commitment to sustainability, saying, “As a Government of Maharashtra undertaking, MAHAPREIT is dedicated to advancing sustainable infrastructure practices. Through this partnership with CREDAI-MCHI, we aim to develop practical solutions for decarbonization and contribute to a greener future for the construction industry.”</p>



<p>Under the terms of the MoU, CREDAI-MCHI will facilitate access to construction sites, collaborate on technological studies, and execute joint initiatives to achieve Net Zero goals. MAHAPREIT, with its technical expertise, will focus on identifying sources of pollution, conducting environmental assessments, and guiding the adoption of sustainable practices.</p>



<p>The MoU, which is non-financial and valid for 12 months, marks an important step in the creation of a sustainable, eco-conscious construction ecosystem. The initiative aims to not only improve the environmental impact of the industry but also to benefit the broader community by fostering more responsible and greener building practices.</p>

<p>The government has announced the dedication of five new solar parks in Maharashtra, marking a significant step toward advancing renewable energy and supporting farmers. With a total capacity of 19 megawatts (MW), these solar parks aim to provide sustainable energy solutions while creating additional income opportunities for local farmers.</p>



<p>The parks are strategically located across different districts in Maharashtra, including:</p>

<p>Each solar park is designed to harness solar energy efficiently, contributing to the state’s goal of increasing the share of renewable energy in its overall energy mix. <p>The CII Indian Green Building Council (IGBC) and the Confederation of Real Estate Developers’ Associations of India (CREDAI) have signed a Memorandum of Understanding (MoU) to advance the green and net zero building movement in India. The agreement was finalized on September 23, 2024, at CREDAI’s NATCON 2024 event in Sydney, Australia.</p>



<p>The MoU aims to encourage builders and real estate developers to adopt green technologies and sustainable practices. It was signed by C Shekar Reddy, National Vice Chairman of IGBC, and Boman R Irani, President of CREDAI, in the presence of industry stakeholders.</p>



<p>C Shekar Reddy stated that this partnership would help position India as a leader in sustainable development by 2025. The collaboration will focus on raising awareness of green and net zero concepts and supporting CREDAI members in implementing IGBC’s rating systems for new projects.</p>



<p>Under the agreement, IGBC will assist CREDAI members with feasibility studies for their projects in various phases, providing guidance on achieving IGBC Net Zero ratings. The organizations plan to collaborate on local chapter activities and engage with stakeholders to promote the green building initiative.</p>



<p>Boman R Irani highlighted that CREDAI represents over 13,300 members across 230 city chapters in 21 states. The partnership with IGBC will enhance efforts to promote sustainability in the real estate sector.</p>



<p>CREDAI aims to adopt IGBC Green and Net Zero building rating systems for over 4,000 projects by 2030, contributing to the development of more than 400,000 housing units in the green category.</p>



<p>The MoU includes the establishment of a joint taskforce to drive initiatives for green building and sustainable development in India. Regular updates on their activities will be shared with members, and both organizations will collaborate on publications to support their objectives.</p>



<p>The MoU between IGBC and CREDAI is valid for three years and may be renewed under mutual agreement. IGBC is committed to innovation in building technologies and practices to support net zero goals and foster collaboration among industry experts, government bodies, and academic institutions. Its mission aims for 100% net zero embodied carbon by 2050 for new buildings and infrastructure, focusing on minimizing carbon emissions throughout project lifecycles.</p>
