<p class="wp-block-paragraph">India’s real estate sector witnessed an unprecedented surge in institutional capital in 2025, with investments reaching an <strong>all-time high of USD 8.1 billion</strong>, driven by a sharp rebound in the final quarter of the year and a growing investor tilt toward <strong>sustainable real estate development</strong>.</p>



<p class="wp-block-paragraph">According to Vestian Research, <strong>Q4 2025 alone accounted for USD 3.73 billion</strong>, the highest quarterly inflow ever recorded in Indian real estate. This marked a <strong>112% jump quarter-on-quarter</strong> and underscored renewed investor confidence after a volatile first half of the year.</p>



<p class="wp-block-paragraph">Significantly, <strong>over 20% of foreign investments in Q4 2025 were directed toward sustainable projects</strong>, highlighting a decisive shift in capital allocation strategies as global investors increasingly prioritise ESG-aligned assets.</p>

<h2 class="wp-block-heading">Q4 Surge Powers Record Annual Investments</h2>



<p class="wp-block-paragraph">Institutional investments in 2025 rose <strong>19% over 2024</strong> and <strong>88% compared to 2023</strong>, cementing the year as the strongest on record for Indian real estate capital inflows.</p>



<p class="wp-block-paragraph">After a subdued Q1, investment momentum steadily improved through the year before peaking sharply in Q4, when inflows more than doubled compared to the previous quarter.</p>

<p class="wp-block-paragraph">Commercial real estate emerged as the clear beneficiary of investor interest in 2025. The segment accounted for <strong>63% of total investments</strong>, up sharply from <strong>35% a year earlier</strong>.</p>

<li><strong>Commercial investments touched nearly USD 5.1 billion</strong>, a <strong>113% YoY increase</strong></li>

<p class="wp-block-paragraph">The strong performance was driven by sustained demand from <strong>Global Capability Centres (GCCs)</strong>, which continue to expand their office footprints across key Indian cities amid long-term cost and talent advantages.</p>

<p class="wp-block-paragraph">The <strong>industrial and warehousing sector</strong> emerged as one of the fastest-growing segments in Q4 2025, reflecting India’s consumption-led growth and logistics expansion.</p>

<li>Investments surged <strong>over seven times QoQ to USD 615 million</strong></li>



<li>Sector share rose to <strong>17% in Q4</strong>, up from <strong>5% in the previous quarter</strong></li>
</ul>



<p class="wp-block-paragraph">Rising domestic consumption, e-commerce expansion, and the need for modern logistics infrastructure have significantly boosted investor appetite for large-format warehousing and logistics parks.</p>

<p class="wp-block-paragraph">While residential real estate’s share remained relatively stable, the sector saw a sharp <strong>129% quarter-on-quarter rise in investment value</strong>, reaching <strong>USD 438.4 million</strong> in Q4 2025.</p>



<p class="wp-block-paragraph">This sequential recovery indicates renewed interest in select residential opportunities, particularly in high-quality, well-located projects, even as investors remain selective amid pricing and execution considerations.</p>

<p class="wp-block-paragraph">Foreign investments rebounded sharply in Q4 2025, rising <strong>more than tenfold QoQ to USD 1.5 billion</strong>. Despite global uncertainties keeping overseas investors cautious earlier in the year, deal activity accelerated significantly toward year-end.</p>



<p class="wp-block-paragraph">Notably, <strong>over one-fifth of foreign capital deployed in Q4 was earmarked for sustainable real estate development</strong>, underscoring the growing importance of green buildings, energy efficiency, and climate-resilient assets in investment decision-making.</p>

This trend reflects growing collaboration between foreign and domestic capital to pursue large, diversified real estate opportunities.</p>



<p class="wp-block-paragraph">Meanwhile, <strong>domestic investors continued to demonstrate steady confidence</strong>, with cumulative investments in 2025 rising <strong>18% YoY to nearly USD 2.4 billion</strong>.</p>

In 2025, the landscape is shifting.</p>



<p class="wp-block-paragraph">Sustainable real estate has moved beyond being just a trend—it is now an imperative. Investors recognize it as a way to future-proof their portfolios, developers see it as the next frontier, and homebuyers, particularly those shaped by the climate anxieties of the 21st century, demand it. The goal has been to construct buildings that minimize harm to the environment. However, execution has been far from simple.</p>



<p class="wp-block-paragraph">India currently stands at the crossroads of rapid urbanization. As a result, it must reimagine its built environment. Under the third-term leadership of Prime Minister Narendra Modi, the country is striving to foster a sense of environmental responsibility. The government has placed sustainability at the core of its urban planning discourse, with the goal of achieving net-zero carbon emissions by 2047. The only way to accomplish this is through policy regulation and a recalibration of what real estate development should look like in the coming decades.</p>



<p class="wp-block-paragraph"><strong>The Anatomy of a Sustainable Building</strong></p>



<p class="wp-block-paragraph">Understanding the anatomy of a sustainable building is crucial. Several key components contribute to making a structure truly sustainable:</p>

<li><strong>Energy Efficiency</strong>: Integration of solar panels, energy-efficient appliances, and designs that reduce dependency on non-renewable power sources.</li>



<li><strong>Water Management</strong>: Systems that do not simply consume but conserve—such as rainwater harvesting, greywater recycling, and low-flow fixtures.</li>



<li><strong>Sustainable Materials</strong>: Use of bamboo, recycled steel, and non-toxic paints—materials that acknowledge the environmental cost of extraction and production.</li>

<li><strong>Green Spaces</strong>: Essential pockets of nature woven into concrete sprawls, filtering air, reducing heat, and creating microclimates.</li>

<p class="wp-block-paragraph"><strong>Policy as the Catalyst</strong></p>



<p class="wp-block-paragraph">Sustainability is not a spontaneous evolution—it requires intervention. The Indian government has recognized this and responded with initiatives that push the sector toward compliance with a global green agenda. The Energy Conservation Building Code (ECBC) and the Green Rating for Integrated Habitat Assessment (GRIHA) have set benchmarks. The ECBC establishes minimum energy efficiency standards, while GRIHA provides a framework for assessing the environmental impact of buildings.</p>



<p class="wp-block-paragraph">Economic incentives are even more compelling. Subsidies, tax credits, and grants encourage builders and property owners to adopt green practices. The Pradhan Mantri Awas Yojana (PMAY) Urban initiative has incorporated energy-saving designs into affordable housing developments, ensuring that sustainability is not just a privilege of the few.</p>



<p class="wp-block-paragraph">However, real progress comes from research and development. Government-backed initiatives are fueling advancements in green construction materials and renewable energy solutions. Progress is not just about mandates—it is about making sustainable choices practical, accessible, and inevitable.</p>



<p class="wp-block-paragraph"><strong>Shaping a Sustainable Tomorrow</strong></p>



<p class="wp-block-paragraph">This is the moment when the shape of the future begins to crystallize. Where once the only concern was cost per square foot, now the conversation includes carbon footprints, resource conservation, and resilience. Sustainable real estate is not about aesthetics or regulatory compliance—it is about creating structures that justify their existence, not just to investors but to the planet they inhabit.</p>

The implementation of 100% recycled water for HVAC, flushing, and gardening demonstrates our company’s commitment to responsible water use across our commercial and residential portfolios, significantly reducing water usage. Similarly, we’ve taken steps to manage construction waste better and adopt circular economy principles that prioritize reuse and recycling over disposal.</p>



<p class="wp-block-paragraph"><strong>Green Spaces for Wellness</strong><br>Our projects are not just about buildings; they’re about creating spaces where people can thrive. That means integrating green spaces that not only enhance the aesthetic value of a project but also fulfill the human need for nature-connectedness. Studies show that enabling employees access to green spaces offers them fatigue relief and attention restoration, thereby improving cognitive performance, concentration, and productivity. We believe that this trend of “greening spaces” will become the norm in the future, and we are working towards it, with 1.9 million sq. ft of our portfolio being green certified.</p>

Local sourcing of materials further reduces the environmental impact associated with transportation. <p class="wp-block-paragraph">The demand for green-certified office spaces in India has reached unprecedented levels, with nearly 75% of office space leasing in the first half of 2024 being in buildings with green certifications. This trend underscores a growing commitment among occupiers towards sustainability and reducing their carbon footprint.</p>



<p class="wp-block-paragraph">In Q2 2024 alone, approximately 13 million square feet of office space was leased in green-certified buildings across the top six cities, marking a significant 24% year-over-year increase and an impressive 82% share of total leasing activity for the quarter. Bengaluru and Mumbai emerged as leaders in this trend, together accounting for over 50% of the green-certified leases in the quarter. Notably, about 60% of these leases were in relatively new developments constructed in the past five years.</p>



<h3 class="wp-block-heading"><strong>Growing Green Certification Among Occupiers</strong></h3>



<p class="wp-block-paragraph">The shift towards green office spaces is driven by an increasing awareness among corporate occupiers of the role that sustainable buildings play in addressing climate change. Prominent green certifications such as LEED, GRIHA, and WELL are becoming more sought after as they offer benefits like lower operational costs, improved indoor air quality, and enhanced employee productivity.</p>



<p class="wp-block-paragraph">“Over the last few quarters, developers, investors, and occupiers in the office market have increasingly embraced the adoption of sustainable elements in their portfolios. With 13 million square feet of leasing in green-certified buildings in Q2 2024, a significant 82% of occupiers were inclined towards green-certified buildings. This reflects occupiers’ strong commitment to align their sustainability goals with the broader sustainability targets of the country,” said Arpit Mehrotra, Managing Director, Office Services, India at Colliers.</p>



<h3 class="wp-block-heading"><strong>Sector-Specific Trends</strong></h3>



<p class="wp-block-paragraph">Technology and Engineering & Manufacturing firms are at the forefront of this green shift, with about 80% of their leasing activity in green-certified buildings since 2023. Additionally, 62% of flexible workspace providers also prefer green-certified locations. The technology sector alone accounted for 27% of the green-certified leasing, followed closely by Engineering & Manufacturing and BFSI sectors.</p>



<p class="wp-block-paragraph">City-wise data highlights:</p>



<ul class="wp-block-list">
<li><strong>Bengaluru</strong>: 68% of leasing in green-certified buildings, with Engineering & Manufacturing leading.</li>



<li><strong>Chennai</strong>: 79% of leasing in green-certified buildings, predominantly by the Technology sector.</li>



<li><strong>Delhi NCR</strong>: 74% share, with Technology firms driving the trend.</li>



<li><strong>Hyderabad</strong>: 76% share, largely due to Technology firms.</li>



<li><strong>Mumbai</strong>: 72% share, with BFSI sector leading.</li>



<li><strong>Pune</strong>: 71% share, with BFSI sector prominent.</li>
</ul>



<h3 class="wp-block-heading"><strong>Expansion of Green Office Stock</strong></h3>



<p class="wp-block-paragraph">The green office stock is set to grow substantially. As of June 2024, approximately 67% of Grade A office buildings in the top six cities were green-certified. With nearly 70% of new Grade A office completions in Q2 2024 being green-certified, the trend is expected to continue. Over the next 2-3 years, the green-certified Grade A office stock is projected to exceed 600 million square feet.</p>



<p class="wp-block-paragraph">“With increased inclination among occupiers for green-certified buildings, several Grade A developers are boosting their sustainable offerings. During Q2 2024, nearly 70% of new supply was green-certified. Developers are also retrofitting older office buildings to meet green standards. About 300-350 million square feet of commercial building stock older than 10 years have the potential for refurbishment, further expanding the green-certified office inventory,” noted Vimal Nadar, Senior Director and Head of Research at Colliers India.</p>



<p class="wp-block-paragraph">The surge in green office space leasing and development reflects a broader shift towards sustainability in India’s commercial real estate sector, highlighting a significant step towards meeting environmental, social, and governance (ESG) goals.</p>

<p class="wp-block-paragraph">The real estate sector is a major source of global carbon emissions, accounting for nearly <strong>40 per cent</strong> of the total emission.</p>



<p class="wp-block-paragraph">By 2040, it is expected that roughly two-third of the existing building stock would continue to contribute to CO2 emissions, posing challenge to the target under the Paris Agreement to restrict temperature increase to 1.5 degrees.</p>



<p class="wp-block-paragraph">In light of the above, KPMG in India and Colliers present a report titled<strong>, ‘Sustainable real estate: an opportunity to leverage’, </strong>that delves into the rise of green building certifications, the growing influence of informed investors and consumers and the impending global building expansion that underscores the undeniable importance of sustainable practices in the real estate sector today.</p>



<p class="wp-block-paragraph">There is no doubt that the real estate sector, finds itself at crossroads where adopting sustainable practices is not just an option but a necessity. As a result, they are now integrating sustainable solutions into their operations, across different phases of the project life cycle with many green buildings gaining momentum from both developer’s and occupier’s perspective.</p>



<p class="wp-block-paragraph">A few highlights from the report:</p>



<p class="wp-block-paragraph">·       In 2023, the office real estate market witnessed a significant shift towards sustainability, registering an <strong>83 per cent</strong> growth in green office stock compared to 2016.</p>



<p class="wp-block-paragraph">·       In India, <strong>61 per cent</strong> of the office market stock was green in 2023, reflecting a growing trend.</p>



<p class="wp-block-paragraph">·       Moreover, <strong>94 per cent</strong> of the surveyed real estate companies acknowledged the potential of green buildings to boost valuation. This surge in interest aligns with the increasing demand for energy-efficient buildings, given the projected doubling of global building floor area in the next three decades.</p>



<p class="wp-block-paragraph">·       From the supply side, developers are making conscious efforts towards creating sustainable commercial real estate by following prevalent green building rating systems such as LEED (Leadership in Energy and Environmental Design), Green Rating for Integrated Habitat Assessment (GRIHA) and WELL building certification.</p>



<p class="wp-block-paragraph">·       India’s sustainability goals, which include achieving net zero greenhouse gas emissions by 2070 and deriving <strong>50 per cent</strong> of energy from renewables by 2030, highlight the nation’s commitment to a greener future.</p>



<p class="wp-block-paragraph">·       At present, green penetration of Grade-A office stock has been significant in metropolitan and <strong>Tier-1 cities of India, which include Bengaluru, Delhi-NCR, Hyderabad, Mumbai, Chennai, and Pune accounting for 421 mn sq ft.</strong></p>



<p class="wp-block-paragraph">·       About <strong>16-26 per cent</strong> of the existing ageing buildings in the top six cities have scope for upgradation to improve building performance. </p>



<p class="wp-block-paragraph"><a>“India contributes to about 7.3 per cent global emissions with real estate being one of the largest contributors, hence, the importance of sustainability in the sector cannot be overstated. The carbon emissions may reach 4.48 giga tonnes by 2030 from 2.88 giga tonnes in 2021, however, reduction in emissions by <strong>22 per cent</strong> today can keep 2030 emissions lower, at 3.48 giga tonnes. Energy-efficient technologies such as automated HVAC systems, solar panels, and green roofs may result in 70 per cent less waste and 10 per cent savings in operational cost yearly. Notably, about 56 per cent of the stakeholders shared high importance for sustainable buildings since these may have 5-10 per cent higher valuation, high occupancy rates and allow them to be better positioned to succeed in a rapidly changing market. It is time for the real estate sector to take a leadership role in promoting sustainability through buildings that are energy and resource-efficient and drive positive change for the environment and society as a whole.” <strong>said Neeraj Bansal, Partner, Co-Head and COO – India Global, KPMG in India.</strong></a></p>



<p class="wp-block-paragraph">Additionally, the report highlights that in top 10 office micro markets in India, including Bengaluru ORR, Whitefield and SBD; Hyderabad SBD; Chennai OMR Zone1, Pune- Kharadi; Delhi NCR- Noida Expressway; and Navi Mumbai, account for the bulk of country’s green building stock <strong>at 62 per cent.</strong></p>



<p class="wp-block-paragraph">These top micro markets are largely a part of suburban and peripheral areas that consist of newer developments. At the same time, the vacancy levels in green buildings of most of these micro markets is lower than that of non-certified buildings.</p>



<p class="wp-block-paragraph">“Green certified office buildings have almost doubled since 2016 to an impressive <strong>421 mn sq ft</strong>, forming over <strong>60 per cent</strong> of India’s Grade A office stock. This showcases developers’ & occupiers’ rising commitment towards sustainability. This is likely to reflect in terms of favorable pricing and asset valuation resulting in increased brand value, client retention & rental upside. As the industry looks into the future, developers and investors alike, are likely to remain focused on high-performing assets as more occupiers will scout for sustainable workspaces.” <strong>said Badal Yagnik, Chief Executive Officer, Colliers India</strong><strong></strong></p>

<p class="wp-block-paragraph">Going ahead, faster adoption of sustainability in real estate, green financing, innovative interventions undertaken at portfolio-level and attracting sustainable investment through dynamic policy making becomes an imperative. Simultaneously, concerted efforts towards provisioning better funding for sustainability research and development must be augmented.</p>



<p class="wp-block-paragraph">Lastly, the report delves deeper into the multifaceted facets of this transformative journey, exploring green building standards, occupier initiatives along with actionable recommendations to shape a more sustainable future.</p>

<p class="wp-block-paragraph">The phrase “sustainability” is frequently used, and even Internet users boast about it, yet sometimes its genuine meaning is obscured. As the climate crisis draws to a close, climate change is waving a red flag. So, in honour of World Environment Day, “Go Green and Think Green.” Together, let’s make every effort to stop and undo the harm being done to our ecology.</p>



<p class="wp-block-paragraph">It is no secret that the real estate industry is one of the major consumers of global resources and a factor in global climate change. Builders and real estate investors should now include green aims in their business plans because sustainability is no longer a choice but a must. Sustainable housing development has become an urgent need as the exploitation of natural resources has outgrown the capacity for regeneration. Real estate developers and homeowners should promise to shift their attention to green housing on this World Environment Day to cope with the unmet housing demand and combat climate change.</p>



<p class="wp-block-paragraph">The coronavirus outbreak has made it even more crucial to create eco-friendly houses by focusing on sustainable construction and design principles. In addition, we now recognise how desperately we need a green home; after all, lockdown and work-from-home conventions have brought it to our attention. Therefore, push yourself towards environment- friendly planning, building and maintenance because green housing may significantly lower carbon emissions, conserve water, and lessen our exposure to contaminants.</p>



<h3 class="wp-block-heading"><a></a><strong>Homebuyer’s Contribution to Sustainable Living</strong></h3>



<p class="wp-block-paragraph">The demand for green homes is growing as millennials who care about the environment become more aware of it and change their mindset. Projects featuring solar panels, green spaces, rainwater harvesting, and efficient waste management systems are becoming more popular among today’s homeowners to protect natural resources. Although this is a positive start towards preserving the ecosystem, the initial expenditures of such projects are prohibitive, so it is necessary to extend this trend to the construction of affordable homes as well.</p>



<h3 class="wp-block-heading"><a></a><strong>What actionable measures should realty developers adopt on this World Environment Day?</strong></h3>



<p class="wp-block-paragraph">Real estate developers should make their operations sustainable and lessen the stress on the ecosystem by using fewer resources as much as possible. Reducing CO2 emissions is an essential step in halting the destructive impacts of global warming, and the real estate industry should assist in this effort. In addition, we should also employ cutting-edge technology to reduce energy usage and waste diverting. To support sustainable development, real estate developers should design homes with energy-efficient features like rooftop solar panels, LED lighting and better insulation. It would not only help the environment but also enable homes to reduce their utility costs.</p>



<h3 class="wp-block-heading"><a></a><strong>Are Zero-energy Buildings the Future of the Real Estate Sector?</strong></h3>



<p class="wp-block-paragraph">In zero-energy structures, the total annual energy use of the building is equal to the quantity of renewable energy produced on the property. Therefore, developing zero-energy facilities should be the main emphasis of real estate developers because it significantly reduces the problem of energy resource depletion and environmental degradation. The purpose of building these kinds of structures is to reduce their emissions of greenhouse gases. In addition, they assist in reducing energy costs, which makes them more affordable. The use of insulation, heat pumps, high-efficiency windows, and solar panels are a few examples.</p>



<p class="wp-block-paragraph">Green building resources, including fly ash bricks, highly recyclable building materials, high reflectivity terrace tiles and renewable bamboo jute composite for door frames, should be used while building dwellings. In addition, developers should add a rainwater collection system, employ low-discharge plumbing fittings, curing compounds during construction, geothermal cooling, and recycle wastewater through a sewage treatment plant to combat the water crisis.</p>



<p class="wp-block-paragraph">The future of the earth needs to be sustainable for our sakes and for those of our children.</p>
