The Rail Land Development Authority (RLDA), a statutory authority under the Ministry of Railways, has invited proposals for the grant of lease for residential and commercial development of approximately 10,801.70 sqm of railway land in Mahalaxmi, Mumbai. The lease will be offered for 99 years, opening up one of the city’s most lucrative redevelopment opportunities.

CIDCO the planning authority has put 19 plots in two different areas of Navi Mumbai on auction.

Of the 19 plots, 10 plots are located in Navi Mumbai’s Kharghar area while the remaining nine are in New Panvel (E).

The offset price for the 10 Kharghar plots is Rs 1 lakh per square meter. While the same for the none New Panvel plots is Rs 70,000 per square meter.

The size of the plots are between 60.45 square meters to 279.52 square meters.

To apply for the e-auction process one has to register and the online registrations are open.

Those interested can submit the application, make payment of EMD
and processing fee etc. on eTender cum eAuction Website till April 6.

The last date for bid sumission is April 7 and the eAuction shall be held on April 8. The results shall be published on April 9.

Who are eligible to make an offer:
a. Any person competent to contract under the Indian Contract Act,1872
b. Company incorporated under the Indian Companies Act, 1956.
c. Partnership Firm registered under Indian Partnership Act 1932.
d. Limited liability partnership (LLP)
e. Public Trust registered under Public Trust Act, 1950 and registered under the
Society Registration Act, 1860.
f. Co-Operative Society registered under the Maharashtra Co-operative Societies
Act, 1960.
g. Bids received from Proposed Company / Public Trust / Co-op. Society/
Partnership firm/LLP not registered will be treated as an individual applicant.

Conduct of eAuction/ Online auction:
As per time schedule, bidder shall participate in e-Auction by logging in the
website. Please note that no time extension will be given after closing time.
During e-Auction every bidder can bid in multiple of Rs. 1000-/ per sq. mt.
only.

eAuction Final Result:
After completion of e-Tender cum e-Auction process, for the particular plots, the highest e-auction bid amount will be compared with highest
closed bid (e-Tender) amount submitted and the highest of the two, will be
declared as the successful bidder.

Refund of EMD:
After completion of e-Auction and approval of Competent Authority, the
EMD amount received from Bidders other than the highest Bidder will be
returned without interest, online into the Bank Account provided by the
bidder at the time of Registration. In case the number of bidders during the
process are less than 3 then, the decision of the Corporation may take
some time. Hence, the EMD refund may take extra time in such situation.

Navi Mumbai: The City of the future:

CIDCO has put a total of 27 plots up for lease, which are meant for building bungalows and row houses.

CIDCO will be holding an e-TENDER cum e-AUCTION for Lease of 12 Residential Plots at Sector-04, Ghansoli and 15 Residential Plots at Sector-5A, 8, 9 & 12, New Panvel (E), NAVI MUMBAI.

The plots in Ghansoli measure between 65.86 square meters to 67.74 square meters. The base rate of four plots is Rs 30,800 per square meter while for the remaining eight plots it is Rs 35,813 per square meter.

The EMD for each plot varies between Rs 2.01 lakh to 2.42 lakh.

Similarly there are 15 residential plots that are being auctioned by CIDCO in New Panvel area. These plots are of different sizes too. The smallest one measures 146.28 square meters, while the biggest one measures 831.67 square meters.

At New Panvel CIDCO has plots measuring 451.27 square meters 584.03 square meters and even 814.04 square meters.

The base rate per square meter for all the plots decided by the corporation stands at Rs 39,200.

The EMD for the plots varies between Rs 32.60 lakh to Rs 5.73 lakh. For one of the plots the EMD is Rs 30.99 lakh, for another plot the EMD is Rs 8.11 lakh. Different plots have different EMDs. To know more about the EMD and other details one can visit here

The EMD and processing fee has to be paid to the corporation online.

The bidder registration process has already begun on December 21, 2020. Whereas the e-tender process be from December 28 (11 am) to January 13 (11.59 pm).

The e-auction will start from January 14 at 11 am will continue till 5 pm the same day.

Normally the state government bodies like MHADA and CIDCO are known for lotteries meant for the affordable segment. This would be after a long time that a government body has come out with residential plots where a bungalow or row house can be built.

Recently MHADA’s Mumbai Board also announced that it would beholding a lottery for homes in Mumbai.
