<p>Daily travel between South Mumbai and Thane is set for a major transformation as the Mumbai Metropolitan Region Development Authority (MMRDA) has officially commenced construction of the <strong>13.9 km fully elevated, 6-lane Eastern Freeway Extension</strong>. Designed as a <strong>high-speed, signal-free corridor</strong>, the project aims to slash travel time to <strong>just 25–30 minutes</strong>, while greatly reducing congestion on the Eastern Express Highway (EEH).</p>

<h2 class="wp-block-heading"><strong>A High-Speed Corridor Connecting Thane to Mumbai’s Eastern Suburbs</strong></h2>



<p>The elevated freeway will stretch from <strong>Anand Nagar in Thane to Chheda Nagar in Ghatkopar</strong>, passing through key nodes including:</p>



<ul class="wp-block-list">
<li>Mulund</li>



<li>Airoli</li>



<li>JVLR</li>



<li>Vikhroli</li>



<li>Kanjurmarg</li>



<li>Mankhurd</li>



<li>Ghatkopar</li>
</ul>



<p>At Thane, the corridor will integrate seamlessly with the <strong>Anand Nagar–Saket Elevated Road</strong> near the old Mulund Octroi Naka, creating a continuous high-speed chain of connectivity.</p>



<p>It will also enhance onward access to the <strong>Samruddhi Mahamarg</strong>, strengthening links between Mumbai and Maharashtra’s emerging growth corridors.</p>

<h2 class="wp-block-heading"><strong>Designed for Faster, Cleaner, Greener Commutes</strong></h2>



<p>The freeway extension is expected to:</p>



<ul class="wp-block-list">
<li>Decongest the Eastern Express Highway, one of Mumbai’s busiest arterial roads</li>



<li>Reduce vehicular emissions by cutting travel time and idling</li>



<li>Boost economic activity across the <strong>MMR (Mumbai Metropolitan Region)</strong></li>



<li>Improve commute reliability for lakhs of daily travellers</li>
</ul>



<p>The MMRDA has also emphasized sustainable planning—<strong>saving 127 Pink Trumpet trees</strong> after realigning the Vikhroli–Ghatkopar portion. Additionally, <strong>4,175 new trees</strong> will be planted as compensatory green cover.</p>

<p>With construction progressing pillar-by-pillar, the elevated corridor is expected to reshape mobility patterns across the eastern corridor of Mumbai.</p>

<p>The Maharashtra Housing and Area Development Authority (MHADA) held its 14th Lokshahi Din (Democracy Day) today at the Grihanirman Bhavan in Bandra East. The event, chaired by MHADA Vice Chairman and Chief Executive Officer Sanjeev Jaiswal (I.A.S.), resulted in a swift and decisive action on nine citizen applications, underlining the authority’s commitment to transparency and justice.</p>



<h3 class="wp-block-heading"><strong>Prompt Justice in Vikhroli Tenement Dispute</strong></h3>



<p>The most significant action came in response to an application by Sunita Cheulkar. The case involved a transit tenement in a MHADA camp at Kannamwar Nagar, Vikhroli, originally held in her mother’s name.</p>



<p>The tenement was being occupied by Cheulkar’s deceased younger sister’s husband. The applicant stated that her brother-in-law had since remarried and was continuing to illegally occupy the transit accommodation. Cheulkar sought the transfer of the tenement to her name.</p>



<p>Demonstrating a commitment to prompt resolution, CEO Jaiswal issued stringent directives to the concerned officials of the Mumbai Building Repairs and Reconstruction Board:</p>



<ul class="wp-block-list">
<li><strong>Eviction Notice:</strong> Officials must serve a notice to vacate the premises within <strong>24 hours</strong>.</li>



<li><strong>Immediate Action:</strong> The tenement must be immediately cleared through <strong>eviction proceedings with police protection</strong>.</li>



<li><strong>Diwali Deadline:</strong> The officials were explicitly instructed to hand over possession of the transit tenement to Sunita Cheulkar <strong>before the festival of Diwali</strong>.</li>
</ul>



<h3 class="wp-block-heading"><strong>Resolving Pending Possession and Dues</strong></h3>



<p>In another application filed by Swapnil Nikam, the Vice Chairman and CEO Jaiswal adopted a balanced approach. He instructed the relevant Mumbai Building Repairs and Reconstruction Board officials to take an <strong>undertaking</strong> from Nikam. Following the recovery of all <strong>outstanding rent dues</strong>, the officials were then directed to hand over possession of the transit tenement to him.</p>



<h3 class="wp-block-heading"><strong>Praise for Timely Administrative Action</strong></h3>



<p>The Lokshahi Din also highlighted an instance of prompt action by a staff member. During the hearing of Shaila Khandare’s application regarding the inclusion of her mother’s name in Appendix Two for a slum rehabilitation project in Andheri, it was noted that the Land Manager of the Mumbai Board, Redekar, had already scheduled a separate hearing for the case on October 14, 2025. Jaiswal expressed satisfaction with Redekar’s timeliness and diligence in addressing the application even before the formal Lokshahi Din hearing.</p>

<p>The 14th Lokshahi Din successfully heard nine total applications, distributed across MHADA’s operational divisions:</p>

<p>Godrej & Boyce, the owner-developer, and Godrej Properties, the development manager, announced that the two companies will continue their Memorandums of Understanding executed from time to time, for development of land in Vikhroli owned by Godrej & Boyce, as and when Godrej & Boyce is desirous of developing the said land. Godrej Construction, a business of Godrej & Boyce, designed and built four phases of Godrej Platinum, an IGBC Platinum rated residential development project with a total constructed area of 1 million square feet, which has been marketed by Godrej Properties and, in March 2024, a new project named Godrej Vistas was successfully launched under this arrangement.</p>

<p><strong>Godrej Properties launches its first digital brand campaign  </strong>Everyday Joys- Jahaan Khushiyan Badi Hoti Hai.</p>

<p>Godrej Properties Ltd. (GPL) announced the launch of its digital brand campaign ‘Everyday Joys- Jahaan Khushiyan Badi Hoti Hai’. The campaign introduces GPL’s purpose of creating spaces that enable everyday joys; one community, one family, and one home at a time. </p>



<p>GPL has created three digital video commercials, which capture the beauty of everyday family moments that we all enjoy in our homes. They reinforce that a home is integral to most of our best memories. While the landmark milestones in life happen occasionally, the everyday joyful moments are what keep us going. Everyone has their favourite corner, their daily routines and their ideal family moments at home and the films try to capture these <a href="https://youtu.be/dHLHxmMZGZk" target="_blank" rel="noreferrer noopener">moments</a>. </p>



<p>Commenting on the campaign,<strong> Mohit Malhotra, MD & CEO, Godrej Properties, </strong>said, “<em>Our purpose of bringing joy to the lives of our customers comes alive beautifully in these films. <p>Sharing his thoughts on this campaign<strong>,<em> </em>Anurag Agnihotri, Managing Partner – Creative (West), Ogilvy India<em>,</em></strong><em> said, “Inspired by the beautiful Purpose of Godrej Properties, we decided to focus on the small moments that spark joy in a home. <p>Godrej Fund Management has leased ~ 2 lakh sq. ft. office space to A.P. Moller – Maersk’s business units in Mumbai. The space is located in Godrej Two, Vikhroli.</p>

<p>Godrej Fund Management (“GFM”), the real estate private equity arm of the Godrej Group, has leased ~ 2 lakh sq. ft. office space at Godrej Two, a commercial office located in Vikhroli, Mumbai to A.P. Moller – Maersk’s business units in Mumbai.</p>



<p>According to the registration documents the deal was registered on July 9. The documents accessed by SquareFeatIndia reveals the lease amount as Rs 13.09 crore.</p>



<p>The lease is for a period of five years and with it Maersk has also got 250 car parks in the building. The lease begins on June 1, 2020, and ends on May 2025.</p>



<p>The carpet area of the leased property stands at 87,992 sq. ft. The leased property is located on the fourth and fifth floor of the building.</p>



<p>The lease deed has been signed between GPRO Services India along with its affiliated entities, and Godrej Green Homes Put Ltd. </p>



<p>Godrej Two is first of the development assets under GFM’s GBTC I program and is jointly owned along with Godrej Properties.  It is a Grade ‘A+’ office development and a part of the larger mixed use development The Trees. </p>



<p>The larger development is already home to the global headquarters of the Godrej Group and other marquee companies.</p>



<p>A.P. Moller – Maersk, the USD 39 bn, Denmark headquartered integrated container logistics company, brings its seven business units from four different locations under one roof.</p>



<p>Maersk will initially occupy ~140,000 sq. ft. with an option to take additional space, post which the total space occupied would be ~200,000 sq ft. </p>



<p>An estimated 1,100 employees will be coming together to work at the new office once this is ready towards the end of 2020.</p>



<p>JLL was the exclusive transaction advisor and has also been appointed as the project manager to complete fit-outs for this office space. </p>

<p>Steve Felder, Managing Director, Maersk South Asia said, “We are now excited to bring most of these business units under one roof which will allow us to collaborate better and continue building constructively on our commitment towards India.” </p>



<p>Manish Bhasin, Managing Director Maersk Procurement said, “With our shift to Godrej Two, we are moving our office space closer to our employees and at the same time, offering them the premium and modern office space to work out of.”</p>



<p>Earlier this week Morgan Stanley concluded <a href="http://squarefeatindia.com/oberoi-realty-to-lease-1-1-mn-sq-ft-to-morgan-stanley/">negotiations and reached a deal to lease up to 1.1 million square feet office space </a>for 9.5 years from Oberoi Realty in Goregaon.</p>
