<p>Anjali Sachin Tendulkar, wife of cricket legend Sachin Tendulkar, has purchased a residential apartment in the Bolinj village of Virar, located in the Palghar district. The property, with a carpet area of 36.38 square meters, was bought from Priyessca Real Estates Pvt. Ltd. for a total consideration of ₹32,00,000.</p>



<p><strong>Transaction Details</strong></p>



<p>The agreement for the property, a flat on the third floor of Peninsula Heights, was registered on May 30, 2025<sup></sup>. The registration document shows that stamp duty of ₹1,92,000 was paid <sup></sup>, along with a registration fee of ₹30,000<sup></sup>. Anjali Tendulkar was provided with a 1% discount on the stamp duty, as per the policy for female buyers<sup></sup>.</p>

According to ANAROCK Research, Panvel is leading the charge, with an impressive 58% surge in residential prices, rising from ₹5,520 per sq. ft. in 2019 to ₹8,700 per sq. ft. by Q3 2024. In contrast, Worli, one of Mumbai’s most prestigious addresses, saw a more modest 37% increase, with prices climbing from ₹38,560 per sq. ft. to ₹53,000 per sq. ft. during the same period.</p>



<p>The rise of Panvel, along with Virar, which also saw a 58% growth, highlights the growing appeal of peripheral locations. While prime city areas like Worli and Lower Parel recorded price increases of 37% and 49% respectively, the surge in peripheral locations is largely driven by enhanced connectivity and affordability.</p>



<p>Property prices in Panvel and Virar have risen rapidly due to significant infrastructure developments in the region. Key projects like the Atal Setu Bridge, which improves connectivity between South Mumbai and Navi Mumbai, and the Navi Mumbai International Airport (NMIA), set to boost global connectivity, are making these areas more accessible and attractive to homebuyers, investors, and developers alike. Additionally, the Virar-Alibaug Multimodal Corridor, which will drastically reduce travel time between Virar and Alibaug, is another key factor fueling interest in these areas.</p>



<p>The demand for affordable housing in these locations, combined with improved access to Mumbai, is driving the price rise. As commuting times shorten with better road and rail connectivity, Panvel and Virar have become popular alternatives for homebuyers seeking more spacious homes at affordable prices compared to central Mumbai. Developers are responding to this growing demand by launching numerous projects, anticipating interest from a middle-class population eager to invest in suburban living.</p>

<p><em>29 Stalls Set Up from December 2-11 to Offer Information and Assistance with Registration</em></p>



<p>The Konkan Housing and Area Development Board of MHADA has initiated a large-scale campaign to promote the sale of flats under the First-Come, First-Serve (FCFS) scheme. These flats are available for Economically Weaker Sections (EWS), Low-Income Groups (LIG), and Middle-Income Groups (MIG) under the Pradhan Mantri Awas Yojana (PMAY-Urban). The flats are located in Virar-Bolinj, Khoni-Kalyan, Shirdhon-Kalyan, Gotheghar-Thane, and Bhandarli-Thane.</p>



<p>As part of this campaign, 29 information stalls have been set up at key locations across the region from December 2 to December 11, 2024. The stalls will provide detailed information about the available flats, application eligibility, and the online registration process. Applicants can apply through the official MHADA website (<a href="https://lottery.mhada.gov.in/">https://lottery.mhada.gov.in</a>). The registration process began on October 11, 2024.</p>



<p><strong>Campaign Details</strong><br>Mrs. Revati Gaykar, Chief Officer of the Konkan Board, highlighted that the stalls aim to assist prospective buyers by offering information on the FCFS flats, eligibility criteria, and the application process. In addition to the stalls, flyers and street plays are being organized to raise awareness about the housing schemes.</p>



<p><strong>Message to Applicants</strong><br>Mr. Anil Wankhade, Deputy Chief Officer of MHADA, encouraged potential applicants to take advantage of the campaign’s support services. This initiative is part of MHADA’s ongoing efforts to sell unsold flats across Maharashtra, as directed by MHADA Vice-President and CEO, Mr. Sanjeev Jaiswal.</p>



<p><strong>Stall Locations</strong><br>The stalls are strategically placed at various government offices and public locations. These include the head offices of municipal corporations in Vasai-Virar, Mira-Bhayandar, Ulhasnagar, Navi Mumbai, Kalyan-Dombivli, Thane, and Palghar. Additionally, stalls are available at district collector offices in Palghar and Thane, the Thane RTO, subdivision offices in Vasai, Ulhasnagar, Palghar, and Kalyan, and the tehsildar’s office in Ambernath. Other prominent locations include the Mahape MIDC administrative office, the Jivdani Devi Temple in Virar, churches in Virar and Vasai, and major railway stations in Virar, Vasai, Thane, Badlapur, Ambernath, Ulhasnagar, Vashi, Panvel, Dombivli, Karjat, and Kalyan.</p>



<p><strong>Support at the Stalls</strong><br>Each stall is staffed by Konkan Board representatives who provide comprehensive guidance on the housing schemes, eligibility, and the online application process. They assist with document requirements and help resolve any application-related issues immediately. For further support, a dedicated team at the MHADA office is available for coordination.</p>



<p><strong>Project Features</strong><br>Mr. Mahesh Jeswani, Chief Engineer at MHADA, stated that all the projects under the FCFS scheme are equipped with essential facilities, including 24-hour water supply, firefighting systems, lifts, and common areas. In addition, each housing complex will have sewage treatment plants and organic waste converters.</p>

<p>MHADA lottery for which the last date of registration was Wednesday and for application was Thursday, now got an extension, read this story to know the extended dates now.</p>

<p>If you haven’t yet applied for the MHADA lottery to be held on Dusshera, then don’t worry, you haven’t missed the chance,</p>



<p>The Konkan Board (MHADA’s divisional component) has announced a revised schedule of public computerized lottery for 8,984 flats.</p>



<p>Registration for the lottery commenced on August 24, and earlier it was to be till 11.59 pm on September 22, 2021, while the last date for submission of application was till 11.59 on September 23, 2021.</p>



<p>As per the new schedule, the interested eligible applicants can register online application for this computerized draw till 11.59 pm on September 29, 2021.</p>



<p>Registered applicants Online applications can be submitted till 11.59 pm on September 30, 2021. Payment of deposit (EMD) through RTGS / NEFT online as well as in the bank. Can be done till 11.59 pm on October 01, 2021.</p>



<p>Publication of the draft list of applications accepted for the draw will be held on October 04, 2021 at 6 pm on MHADA’s official websites <a href="https://lottery.mhada.gov.in" target="_blank" rel="noreferrer noopener">https://lottery.mhada.gov.in</a> and <a href="https://mhada.gov.in" target="_blank" rel="noreferrer noopener">https://mhada.gov.in</a>.</p>



<p>Claims-objections since the publication of the draft list can be filed till 3 pm on October 05, 2021.</p>



<p>“Publication of the final list of applications accepted for the draw. will be held on October 6, 2021 at 6 pm,” informed the Chief Officer of the Konkan Board, Dr Nitin Mahajan.</p>



<p>“The program of computer lottery shall be held on the earlier decided date of October 14, 2021 at 10 am, at Dr. Kashinath Ghanekar Natyagriha, near Hiranandani Meadows, Manpada, Thane (West),” Mahajan said.</p>

<p>Of the total 8,984 homes, 6,180 flats have been made available under the Pradhan Mantri Awas Yojana (Urban) in the draw of Konkan Mandal. Of these, 624 flats are located at Shirdhon (Tal. Kalyan, Dist. Thane), 586 flats at Khoni (Tal. Kalyan, Dist. Thane) and 2016 flats at Survey No. 162 Khoni (Tal. Kalyan, Dist. Thane) for the lowest income group. There are 1769 flats at No. 13 Bhandarli (Tal. Dist. Thane) and 1185 flats at Gotheghar (Dist. Thane).</p>



<p>Also, under MHADA Housing Scheme, 15 flats are being made available at Mira Road (Thane) for Economically Weaker Section group. For low income group 1,742 flats at Virar Bolinj, 88 flats at Survey No. 13 Bhandarli (Tal. Dist. Thane) are included in the draw. For middle income group 36 flats at Virar Bolinj, 196 flats at Survey No. 216 PT, 221 PT Mira Road (Dist. Thane) have been made available in lottery.</p>
