<p class="wp-block-paragraph">A single rental agreement, registered on May 27, 2026, quietly captured everything that defines – and divides – Mumbai’s real estate world. One SGG Ventures LLP, a Kolhapur-based company, has taken on rent Flat No. 2201, a 6,831 sq ft luxury apartment on the 22nd floor of B Tower, Three Sixty West, Worli – one of the most coveted residential addresses in the country. The landlord is Derive Trading and Resort Pvt Limited. Over the course of a five-year tenancy, the total rent payable is ₹18,06,74,511 – over eighteen crore rupees – with a security deposit of ₹1,65,00,000. The stamp duty alone on this lease deed was ₹4,73,000.</p>



<p class="wp-block-paragraph">Let that number settle in for a moment: ₹18.06 crore, not to own – just to live there.</p>

In the first year, the monthly rent is ₹27,50,000, totalling ₹3,30,00,000 annually. By the second year, it rises to ₹28,87,500 per month (₹3,46,50,000 annually). The third year sees it climb further to ₹30,31,875 per month (₹3,63,82,500 annually). The fourth year brings it to ₹31,83,469 per month, aggregating to ₹3,82,01,628 for the year.</p>



<p class="wp-block-paragraph">The fifth and final year carries a nuance: the rent for the first eleven months stands at ₹33,42,642 per month, while the last month is charged at half that figure – ₹16,71,321 – a provision likely reflecting a pre-agreed exit or grace clause. The total rent for the fifth year thus comes to ₹3,84,40,383.</p>



<p class="wp-block-paragraph">Across the entire tenure, the aggregate outgo is ₹18,06,74,511, which works out to an average monthly rent of ₹30,11,241.85. For a single residential flat.</p>

<p class="wp-block-paragraph">The colossal deal, officially registered on Wednesday (May 28), encompasses a sprawling 22,572 sq ft spread across the 32nd to 35th floors of Naman Xana, an exclusive 40-storey super-premium tower offering panoramic views of the Arabian Sea from Worli Sea Face. At an astounding Rs 2.83 lakh per sq ft on carpet area, this acquisition sets an unprecedented benchmark, becoming the most expensive residential property sale ever recorded in the country.</p>



<p class="wp-block-paragraph">Documents accessed by SquareFeatIndia reveal that Tewari alone paid over Rs 63.9 crore towards stamp duty and the Goods & Services Tax (GST) for the transaction. Factoring in these substantial charges, the total outflow for these ultra-luxury residences amounts to nearly Rs 703 crore.</p>



<p class="wp-block-paragraph">This record-setting purchase further cements Worli’s status as a preferred address for India’s billionaires and high-net-worth individuals. The deal comes on the heels of another high-profile transaction earlier this month, where billionaire banker Uday Kotak completed the acquisition of an entire residential building on Worli Sea Face by purchasing eight additional apartments, bringing his total investment to over Rs 400 crore. While some of Kotak’s transactions were finalized at a rate of Rs 2.90 lakh per sq ft, his deal factored in the inclusion of land rights for owning the entire building, a different structure compared to Tewari’s duplex purchase.</p>

<p class="wp-block-paragraph">Barnsley FC chairman Neerav Parekh and his mother Kalpana Parekh have purchased two luxury flats in Mumbai’s upscale Naman Xana, Worli, for a combined cost of ₹170 crore.</p>



<p class="wp-block-paragraph"><strong>Details of the First Apartment:</strong><br>The first flat, costing ₹105 crore, is a duplex (Flats No. 23 and 24) located on the 23rd and 24th floors of Naman Xana, Dr. Abdul Gaffar Khan Road, Worli, Mumbai. The total area of the apartment is 856 sq. m. as per RERA carpet area, with an additional 114 sq. m. for the balcony. This gives a combined total of 970 sq. m. RERA carpet area. The apartment also comes with six parking spaces: three located on the 10th-floor podium, one on the first-floor podium, and two in the second basement.</p>



<p class="wp-block-paragraph"><strong>Details of the Second Apartment:</strong><br>The second flat, which Kalpana Parekh bought for ₹65 crore, is located on the 22nd floor of Naman Xana, in the same area. This flat has a total area of 540 sq. m. of RERA carpet space, with an additional 60 sq. m. for the balcony, making the total area 600 sq. m. RERA carpet. Kalpana received a 1% concession on stamp duty due to the flat being purchased by a woman. The flat includes four parking spaces: two in the 10th-floor podium, one on the first-floor podium, and one in the second basement.</p>



<p class="wp-block-paragraph"><strong>Registration and Stamp Duty:</strong><br>The registration process for the flats took place on December 5 and 7, respectively. Stamp duties of ₹6.30 crore and ₹3.25 crore were paid for each flat’s registration.</p>

According to ANAROCK Research, Panvel is leading the charge, with an impressive 58% surge in residential prices, rising from ₹5,520 per sq. ft. in 2019 to ₹8,700 per sq. ft. by Q3 2024. In contrast, Worli, one of Mumbai’s most prestigious addresses, saw a more modest 37% increase, with prices climbing from ₹38,560 per sq. ft. to ₹53,000 per sq. ft. during the same period.</p>



<p class="wp-block-paragraph">The rise of Panvel, along with Virar, which also saw a 58% growth, highlights the growing appeal of peripheral locations. While prime city areas like Worli and Lower Parel recorded price increases of 37% and 49% respectively, the surge in peripheral locations is largely driven by enhanced connectivity and affordability.</p>



<p class="wp-block-paragraph">Property prices in Panvel and Virar have risen rapidly due to significant infrastructure developments in the region. Key projects like the Atal Setu Bridge, which improves connectivity between South Mumbai and Navi Mumbai, and the Navi Mumbai International Airport (NMIA), set to boost global connectivity, are making these areas more accessible and attractive to homebuyers, investors, and developers alike. Additionally, the Virar-Alibaug Multimodal Corridor, which will drastically reduce travel time between Virar and Alibaug, is another key factor fueling interest in these areas.</p>

Leading the charge is Panvel, which saw a 58% surge in residential prices, outpacing Worli, one of Mumbai’s most prestigious addresses, which recorded a 37% increase during the same period.</p>



<h3 class="wp-block-heading"><strong>Panvel vs. Worli: A Case Study</strong></h3>



<p class="wp-block-paragraph">Between 2019 and Q3 2024, Panvel’s average residential prices rose from ₹5,520 per sq. ft. to ₹8,700 per sq. ft., reflecting a 58% appreciation. Comparatively, Worli saw prices rise from ₹38,560 per sq. ft. to ₹53,000 per sq. ft., translating to a 37% growth. Lower Parel, another prime Mumbai area, recorded a 49% increase, while peripheral Virar matched Panvel’s 58% growth, with prices climbing from ₹4,440 per sq. ft. to ₹6,850 per sq. ft.</p>



<h3 class="wp-block-heading"><strong>City-Wide Trends in Top 7 Cities</strong></h3>



<p class="wp-block-paragraph">Across India’s top seven cities, peripheral areas have outperformed their prime counterparts in price growth over the last six years. Improved connectivity, enhanced infrastructure, and the availability of spacious housing projects in peripheral areas have fueled this trend.</p>

<li><strong>Bengaluru</strong>: Gunjur, a peripheral area, topped the charts with a 69% price jump, while Thanisandra Main Road, a prime location, saw a 62% increase.</li>



<li><strong>NCR</strong>: Noida Expressway prices grew by 66%, outpacing Raj Nagar Extension, which saw a 55% rise.</li>



<li><strong>Pune</strong>: Wagholi (peripheral) grew by 37%, compared to Wakad (prime), which recorded a 27% increase.</li>



<li><strong>Kolkata</strong>: Peripheral Madhyamgram saw 43% appreciation, while prime Joka grew by 51%.</li>



<li><strong>Chennai</strong>: Navalur (peripheral) grew by 54%, outpacing Anna Nagar (prime), which saw a 35% rise.</li>



<li><strong>Hyderabad</strong>: Gachibowli and Kondapur, both prime locations, recorded 86% price growth each, surpassing peripheral areas like Kompalli and LB Nagar.</li>

<h3 class="wp-block-heading"><strong>Drivers of Peripheral Growth</strong></h3>



<p class="wp-block-paragraph">Santhosh Kumar, Vice Chairman of ANAROCK Group, attributes this trend to the higher scope for appreciation in peripheral areas compared to already established prime locations. Improved infrastructure, connectivity, and the availability of luxury housing projects in these areas have also driven demand.</p>



<p class="wp-block-paragraph">“With the pandemic pushing buyers towards larger homes and open spaces, developers have focused on creating state-of-the-art projects in the peripheries,” Kumar added. “These areas offer better value for money and align with post-pandemic housing preferences.”</p>

<p class="wp-block-paragraph">The first transaction, valued at Rs 43.44 crore, involves Flat No. 4302 on the 43rd floor of Tower B, Birla Niyaara Phase 2, situated on Pandurang Budhkar Marg. This apartment covers an area of 437.77 square meters and includes five parking spaces on podium level 3.</p>



<p class="wp-block-paragraph">The second transaction, worth Rs 38 crore, pertains to Flat No. 1902 on the 19th floor of the same tower. This apartment has an area of 438.09 square meters and also comes with five parking spaces on podium level 3.</p>



<p class="wp-block-paragraph">The sellers of these properties are Birla Estate Pvt Ltd and Century Textiles and Industries Ltd. The buyer, Ruchi Jain Hanasoge, is a prominent figure in the business community with ties to several firms.</p>



<p class="wp-block-paragraph">According to registration documents, the total stamp duty paid for the transactions is Rs 4.07 crore. As the buyer is a woman, she received a 1% discount on the stamp duty.</p>



<p class="wp-block-paragraph">With this purchase, Ruchi Jain now holds a total of ten parking spaces in the building.</p>

<p class="wp-block-paragraph">On January 7, the stamp duty registration office, saw a ₹116.42 crore worth realty deal.</p>



<p class="wp-block-paragraph">According to documents accessed by SquareFeatIndia provided by Zapkey, the deal took place in Three Sixty West, Worli.</p>



<p class="wp-block-paragraph">The seller is Oasis Realty, while the buyer is Vratika Gupta, founder of Madison Sia.</p>



<p class="wp-block-paragraph">The carpet area of the apartment is 11,330 sq ft, along with an additional area of 812 sq ft.</p>



<p class="wp-block-paragraph">A stamp duty of ₹5.82 crore was paid for the registration of the apartment.</p>



<p class="wp-block-paragraph">The apartment is located on the 49th floor of the Tower A.</p>



<p class="wp-block-paragraph">The new owner will also have an access to 8 car parking in the building.</p>

<p class="wp-block-paragraph">Two flats in Worli were sold for a whopping ₹80.8 crore and the buyer is Binita Shah.</p>



<p class="wp-block-paragraph">Binita Shah,  is the board member of BDR Pharmaceuticals and the wife of its founder and CMD Dharmesh Shah.</p>



<p class="wp-block-paragraph">Shah has purchased two flats for Rs 80.8 crore in Worli from K Raheja Corp, registration documents accessed by SquareFeatIndia provided by <a href="http://Zapkey.com" target="_blank" rel="noreferrer noopener">Zapkey.com</a> showed.</p>



<p class="wp-block-paragraph">Both the flats are located on the 39th floor, in the building named Raheja Artesia,</p>



<p class="wp-block-paragraph">The two apartments together have a carpet area of 6,670 sq ft with a total of 367 sq ft of balcony area.</p>



<p class="wp-block-paragraph">The new owners will have access to 7 car parks in the building.</p>



<p class="wp-block-paragraph">Documents were registered on November 1st and 3rd this year.</p>



<p class="wp-block-paragraph">The buyer as per documents is trustee of RDS Private Family trust, Binita Dharmesh Shah, and the seller is K Raheja Corp Pvt Ltd.</p>
