Important MHADA 2025 Lottery Update

The Maharashtra Housing and Area Development Authority (MHADA) has announced that income proofs submitted for the MHADA Lottery 2025 must reflect earnings for the financial year 1 April 2023 to 31 March 2024. Applicants providing income certificates, Income Tax Returns (ITR), or salary certificates should ensure the documents pertain strictly to this period.

The annual lottery is one of Maharashtra’s most sought-after affordable housing schemes. For 2025, MHADA has put 5,285 flats and 77 plots up for sale across several locations in the Konkan Board region.

Where Are the Flats and Plots Located?

The units are spread across Thane, Mira Road, Vasai, Virar, Dombivli, Kalyan, Badlapur, Sanpada, Nerul, Digha, and Oros (Sindhudurg). These locations include homes reserved under various categories—from Economically Weaker Sections (EWS) to Higher Income Groups (HIG).

Income Categories and Limits

MHADA has defined income eligibility in two sets:

  • Mumbai, Pune, Nagpur, and cities with populations over 10 lakh:
    • EWS: Annual income up to ₹6 lakh
    • LIG: Up to ₹9 lakh
    • MIG: Up to ₹12 lakh
    • HIG: Above ₹12 lakh (no limit)
  • Other municipal areas in Maharashtra:
    • EWS: Annual income up to ₹4.5 lakh
    • LIG: Up to ₹7.5 lakh
    • MIG: Up to ₹12 lakh
    • HIG: Above ₹12 lakh (no limit)

Applicants must submit either an income certificate issued by the competent authority, their ITR, or a salary certificate—but in every case, the income period must match the current financial year.

Important Dates to Remember

  • Registration Start Date: 14 July 2025 (1:00 PM)
  • Last Date for Online Applications: 13 August 2025 (11:59 PM)
  • Deadline to Pay EMD (Earnest Money Deposit): 14 August 2025
  • Draft List Publication: 21 August 2025
  • Objection Filing Deadline: 25 August 2025
  • Final Eligible List Publication: 1 September 2025
  • Lottery Draw Date: 3 September 2025 at Dr. Kashinath Ghanekar Natyagruha, Thane

Officials have cautioned applicants not to engage agents or intermediaries, as the process is entirely online and transparent.

For Salaried and Non-Salaried Applicants

Salaried individuals can submit their latest salary certificate or ITR showing income for FY 2023–24.
Non-salaried applicants such as traders or farmers can obtain an income certificate from the Tehsildar’s office or submit ITR for the same period.

Any discrepancy or mismatch in income documentation could lead to disqualification.
