UC Punawale Skyscrapers LLP has acquired a prime land parcel in Punawale, Pimpri-Chinchwad, Pune, for ₹129 crore, as per property registration documents reviewed by Square Yards on the website of the Inspector General of Registration (IGR) Maharashtra. The transaction was officially registered in February 2025.

Strategic Location and Growing Demand

Punawale, a rapidly growing suburb in Pimpri-Chinchwad, has become a key residential hub due to its proximity to Hinjewadi IT Park and connectivity via the Mumbai Highway (NH-48). The area is witnessing increasing demand from homebuyers and investors due to its well-developed social infrastructure, including schools, hospitals, and shopping centers like City One Mall.

Commenting on the development, Anand Moorthy, Co-founder and CBO, Capital Market & Services, Square Yards, stated, “Pimpri-Chinchwad has firmly established itself as a key residential market, consistently accounting for 40-45% of Pune’s overall quarterly residential registered transaction volume. Its appeal lies in a balanced mix of affordability and connectivity—offering working professionals seamless access to key commercial hubs via NH-48 while maintaining a price advantage over central Pune. Growing demand in localities such as Punawale, Ravet, and Tathawade has attracted strong interest from national and local developers. Recent land acquisitions further validate developer confidence, with many expanding their portfolios to cater to this demand.”

Transaction Details and Market Trends

According to IGR property registration documents reviewed by Square Yards, the acquired land spans approximately 2.38 hectares (~28,465 square yards). The transaction involved a stamp duty payment of ₹9.03 crore and a registration fee of ₹30,000.

Square Yards’ Project Data Intelligence further reveals that 5,169 transactions amounting to ₹2,827 crore were registered with IGR in Punawale between January 2024 and December 2024. Currently, the average price of residential property in Punawale stands at ₹9,666 per sq. ft.
