Mittal Builders, one of Mumbai’s long-standing real estate developers, is emerging as a key player in the city’s premium redevelopment landscape, with a growing focus on established neighbourhoods such as Matunga, Five Gardens, and Wadala.

The developer currently has an ongoing luxury redevelopment project in Matunga (East), being developed through a joint venture with Godrej Properties Ltd. The project, spread across approximately 1.4 acres, is located close to the iconic Five Gardens area and carries a gross development value (GDV) of over ₹900 crore, according to company officials.

The Matunga project offers large-format 3 BHK residences and curated lifestyle amenities, catering to homebuyers seeking spacious homes in legacy neighbourhoods. A show apartment for the project has recently been unveiled, allowing prospective buyers to experience the design approach and living spaces planned as part of the redevelopment.


Matunga’s Redevelopment Appeal Grows

Matunga continues to be one of Mumbai’s most sought-after residential precincts, known for its green spaces, strong community fabric, and relatively low-density character. Over the decades, the locality has attracted generations of families, supported by the presence of reputed educational institutions, healthcare facilities, and cultural landmarks.

While retaining its residential charm, Matunga has also seen a gradual transformation with the emergence of boutique cafés, artisanal dining options, and wellness-focused establishments. Its strategic location—offering connectivity to BKC, Lower Parel, and Worli—has further strengthened its appeal among end-users and upgraders.


Focus on Tenanted Redevelopment and Community Continuity

Commenting on the Matunga project, Akshay Mittal, Promoter, Mittal Builders, said that the redevelopment has been planned with sensitivity towards the neighbourhood’s character and the needs of existing residents.

He noted that more than 130 tenants have transitioned from a traditional tenanted structure to ownership as part of the redevelopment process. According to him, premium redevelopment is expected to play a larger role in the company’s portfolio going forward, with new launches planned in the second half of 2026.


Expansion Plans in Five Gardens and Wadala

Outlining future plans, Rahul Mittal, Promoter, Mittal Builders, said the company is currently evaluating expansion opportunities across Five Gardens, Matunga, and Wadala—micro-markets that have seen increasing interest for redevelopment-led housing.

The company indicated that its growth strategy is centred on established neighbourhoods with proven residential demand, while maintaining a focus on scale, liveability, and timely project delivery.

With selective partnerships, redevelopment expertise, and a concentration on legacy locations, Mittal Builders is positioning itself to strengthen its footprint in Mumbai’s premium and luxury housing segment.
