In a major opportunity for homebuyers, MHADA’s Mumbai Housing and Area Development Board has announced the sale of 120 flats on a “First Come, First Served” (FCFS) basis, without any lottery process. Online registration for this scheme will begin on 5 February 2026 at 11:00 a.m. on MHADA’s official portal.

These flats were earlier offered under MHADA lotteries but remained unsold due to various reasons. The Board has now made them available again through a transparent FCFS mechanism, allowing applicants to directly select flats online.

Important Dates and Application Process

While online registration starts on 5 February, the actual process of online application submission, payment of security deposit, application fee, and flat selection will commence from 12 February 2026 at 11:00 a.m.

Applicants must first complete their registration on MHADA’s official website:
https://bookmyhome.mhada.gov.in

Once registered, applicants can log in to submit the application, pay the required security deposit and application fee, and proceed to select a flat if available.

84 Flats Constructed by MHADA Mumbai Board

  • Shimpoli, Kandivali – 08 flats
  • Charkop Sector-8, Kandivali – 02 flats
  • Antop Hill–Wadala – 27 flats
  • Tunga, Powai – 44 flats
  • PMGP, Mankhurd – 01 flat
  • Malvani, Malad – 01 flat
  • Gaikwad Nagar, Malvani–Malad – 01 flat

36 Flats Under DCR 33(5) and 33(7)

  • Ghatkopar East – 02 flats
  • Kannamwar Nagar, Vikhroli – 01 flat
  • Antop Hill–Wadala – 08 flats
  • Byculla – 06 flats
  • Tardeo – 06 flats
  • Lower Parel – 04 flats
  • Sion – 02 flats
  • JVPD, Andheri West – 07 flats

Eligibility and Documents

  • Applicant must be at least 18 years old on the date of application
  • Applicant must be an Indian citizen

Required documents:

  • Unmarried applicants: Aadhaar Card and PAN Card
  • Married applicants: Aadhaar and PAN Cards of both husband and wife
  • Divorced applicants: Certified copy of court judgment or appeal filed (possession will not be granted without final judgment and decree certificate)
  • Reserved category applicants: Caste Validity Certificate (or caste certificate if validity is not available)
  • Mobile number linked with Aadhaar is mandatory
  • Email IDs of both spouses (or individual email ID for unmarried applicants)

Flat Selection and Payment Rules

After payment of the security deposit, applicants will see the “Book My Home” option. Details such as building/wing number, flat number, and floor will be displayed. Flats can be selected only if they are available.

Once the security deposit is paid:

  • The application becomes view-only, and no changes can be made
  • Applicants must carefully verify all details in the receipt

After finalising a flat, the applicant must pay 10% of the flat’s sale price within 48 hours. Failure to do so will result in:

  • Automatic cancellation of the flat allotment
  • Forfeiture of the entire security deposit

With one security deposit, only one flat can be booked at a time. Rebooking the same flat after 48 hours requires payment of a fresh security deposit.

Payment of Remaining Amount

Once MHADA receives the 10% payment, a temporary offer letter will be issued online. The remaining amount must be paid within 90 days.

An extension of up to 90 additional days may be granted as per rules, with applicable interest. If payment is still not made, the allotment will be cancelled without assigning any reason.

If the applicant cancels the flat after issuance of the temporary offer letter, or fails to complete payments:

  • 1% of the flat’s sale price will be deducted
  • The remaining amount will be refunded without interest

Loan Facility

Applicants opting for a housing loan must upload the Pre-Sanction Letter from the financial institution through their login. MHADA will then issue a No Objection Certificate (NOC) in favour of the bank.

After full payment of the flat price and stamp duty, MHADA will issue the allotment letter and possession letter.

Warning Against Brokers

MHADA has clarified that no agent, broker, or property advisor has been appointed for this scheme. The Board will not be responsible for any transactions made with unauthorised persons.
