Just when homebuyers were waiting for clarity on the launch date of MHADA’s much-anticipated 120 flat sale, a crucial eligibility condition has quietly come into focus. A senior official associated with the scheme has indicated that the registration process is likely to open soon, but Chief Officer Milind Borikar has confirmed one key rule that could determine who qualifies and who doesn’t — a domicile certificate will be mandatory for applicants.

This development comes after weeks of uncertainty surrounding the launch timeline of the Mumbai Housing and Area Development Board’s First Come, First Served (FCFS) housing sale.


Registration Timeline: Announcement → Postponement → Expected Launch

According to information shared by a senior MHADA official associated with the scheme, the FCFS portal is now expected to go live next week, although the exact date will be officially announced by MHADA.

Originally, MHADA had declared that online registration would begin at 11:00 a.m. on February 5, 2026, through its official booking portal:

However, on February 4, MHADA postponed the launch citing technical reasons, stating that the detailed advertisement and information brochure would not be uploaded as scheduled. Applicants were advised to wait for revised dates.

Officials now indicate the delay was procedural rather than policy-related, and preparations are underway to open registrations shortly.

The 120 units being offered were previously unsold lottery flats, now released for direct sale under the First Come, First Served system, meaning allotment depends strictly on the speed of application and payment.

This format typically attracts high demand because buyers can avoid lottery uncertainty and secure flats instantly if they act fast.

Eligibility Documents Required

Applicants must keep the following ready:

  • Aadhaar Card
  • PAN Card
  • Aadhaar-linked mobile number
  • Email ID
  • Marriage/divorce documents (if applicable)
  • Caste validity certificate (if applicable)
  • Domicile certificate (mandatory — confirmed by Borikar)

Without domicile proof, applicants will not be eligible for allotment.


Payment Rules Buyers Must Know

Once registration opens:

  • Security deposit + application fee must be paid first
  • Flat can then be selected if available
  • 10% of flat price must be paid within 48 hours of selection
  • Failure → booking cancelled + deposit forfeited
  • Remaining payment must be completed within 90 days

MHADA has reiterated that it has not appointed any brokers or agents for this scheme. Applicants should only rely on official announcements and the official portal.

The confirmation that registration may open next week suggests the wait could soon end, but the domicile rule could narrow eligibility and intensify competition among qualified applicants.

In FCFS schemes, timing is everything — and once the portal opens, flats can be booked within minutes.
