Prajakta Dnyaneshwar Mali has sold Flat 1704 on the 17th floor of Lavender Building at Mantri Park, Goregaon East, to Chaitanya Dnyaneshwar Borikar and Shweta Rajendra Lahange for ₹1.12 crore, according to the registered agreement for sale provided by CRE Matrix, a real estate data analytics firm. The deed was executed in Mumbai on 10 September 2026 and registered as BDR16-17058-2026 at the Joint Sub-Registrar, Mumbai-12. Stamp duty of ₹4 lakh and registration fee of ₹30,000 (total ₹4.30 lakh; GRN MH009792812202627P, paid 7 September 2026) were deposited by the buyers. The official valuation of 10 September 2026 puts the ready-reckoner value at about ₹1.08 crore; the deal is struck above that figure.
The transferor is Prajakta Dnyaneshwar Mali, 37, owner of the flat at Mantri Park, Near NNP 1 and 2, Dindoshi, Film City Road, Goregaon East, Mumbai 400065. The transferees are Chaitanya Dnyaneshwar Borikar, 42, and Shweta Rajendra Lahange, 36, both of Plot No. 48, Saibaba Nagar, Swami Narayan Mandir Maghe, Wathoda Layout, Bhandewadi, Nagpur 440035. Their liability under the deed is joint and several.

Flat No. 1704 on the 17th floor of Lavender (Building S2), Mantri Park Co-op. Housing Society Ltd, stands on Survey No. 239, CTS Nos. 827-D/2 to 4, Village Malad (East), Taluka Borivali, P/North Ward. Carpet area is 473 sq ft. The tower is part ground and stilt plus podium stilt plus 17 upper floors with lift. Five fully paid-up shares of ₹50 each (distinctive Nos. 1796 to 1800) under Share Certificate No. 357 go with the flat, along with society deposits and sinking-fund rights. Society registration is MUM/WP/HSG/TC/15277 of 2012 (9 November 2012). An NOC records no objection to the transfer.
On 473 sq ft carpet, ₹1.12 crore works out to about ₹23,721 per sq ft.
Title chain
Mantri Realty Ltd (formerly Sunil Mantri Realty Ltd) first sold the flat to Payal Shah under articles dated 2 November 2012 (BRL-4-9744-2012). Shah sold it to Prajakta Mali under an agreement dated 18 May 2015 (BRL-3-2632-2015). Mali has been in exclusive possession and is the recorded society member.
How ₹1.12 crore is being paid

Possession and original papers pass only after the full price is received. If the proposed loan is not sanctioned, the buyers must still complete from their own funds; failure lets the seller cancel and claim damages. Transfer premium and society formalities sit with the buyers after payment.
