A strong market, a weak realty start

Indian markets began November with a rally. The Sensex jumped more than 700 points to nearly 75,300 and the Nifty crossed 23,200 as crude oil prices cooled and global conditions improved. Energy, infrastructure and metal stocks led the gains. India imports most of its oil, so cheaper crude is a relief for inflation, the rupee and company costs.

Realty did not join the party. The Nifty Realty index fell 0.74% at the open while the benchmarks surged. It was one of the few indices in the red, alongside a marginal dip in media. The slide follows a sharp bounce on Thursday, when the index jumped 2.75% to 819.8, so some profit-taking is natural. The index remains close to its recent closing low of 796.60 and well below its 52-week high of 974.50.

Why realty is lagging even with good news

The earnings from developers have actually been decent:

  • Lodha Developers: Profit rose 28% to ₹1,013 crore and pre-sales, meaning the value of homes sold in the quarter, grew 10% to ₹5,037 crore. First-half pre-sales are about 40% of its ₹24,000 crore full-year target.
  • Brigade Enterprises: Profit rose 29% to ₹219 crore.
  • Phoenix Mills: Profit rose about 11% to ₹427 crore, with a 62% EBITDA margin.
  • DLF: Profit rose 11% to ₹1,301 crore.
  • Godrej Properties: Profit fell 62% to ₹154 crore, though collections hit a record.

The worry is homebuyer demand. Bookings of 28 listed developers fell 21% in April to June, and investors want proof that the festive season is lifting sales.

What to look for through the day

Lodha Developers holds its analyst call at 1 PM, where management comments on launches and demand could move the whole sector. The Nifty is near resistance at 23,262, with support at 22,844 and 22,714. For realty, watch whether the index holds the 800 to 820 zone. Volumes matter too, because heavy selling on a day the market rallies would point to real exits rather than routine profit-taking.

What is moving realty stocks

  • Crude oil: Easing prices are positive, but any rebound would hurt quickly.
  • Interest rates: The RBI raised the repo rate to 5.50% last month, which keeps home loan EMIs in focus for buyers.
  • Flows: Foreign investors have been selling large caps while domestic funds, helped by regular SIP money, keep buying.
  • Demand: Festive-season sales and launch numbers are the key test for the sector.

What to wait for

  • Festive demand: With Diwali just days away, developers’ launch and booking updates will show whether buyers are returning.
  • Remaining Q2 results: A few developers are yet to report, with November 14 the last day.
  • Next RBI meeting: It is scheduled for December 2 to 4.

The outlook

Realty needs steadier oil and visible festive demand to catch up with the market. Developers with strong launch pipelines, such as Lodha, should be better placed. Until demand data improves, expect the sector to move more slowly than the Sensex and Nifty.
