Period and fee

The licence runs 60 months from 10 May 2026 to 9 May 2031. Fit-out from 10 May to 9 July 2026 is free of licence fee. The licensee still pays electricity and other utilities during fit-out, and must clear debris and repair any damage.

The monthly fee, plus GST and after TDS, is payable in advance by the 7th of each month:

Over the full term the fee adds up to ₹14,64,15,472, plus GST. The step-up is 5% a year.

Lock-in, deposit and outgoings

Lock-in is 36 months from 10 May 2026. If the licensee vacates during lock-in, the fee for the unexpired lock-in and any unexpired notice period is still payable. After lock-in, either side may end the licence on three months’ written notice.

An interest-free deposit of ₹2,36,60,800 sits with the licensor. Of that, ₹1 crore is to be refunded once the licensee raises paid-up capital to ₹1 crore within the first 60 days. The balance of ₹1,36,60,800 is refundable on expiry or earlier termination, against vacant possession and after documented deductions. Delay beyond 15 business days attracts 18% a year on the net amount due.
