Bollywood actor and producer Ajay Devgn has leased out a commercial office unit in Mumbai’s bustling Andheri West locality, potentially earning over ₹3.3 crore over the course of five years, according to official property registration documents reviewed by Square Yards.

The leased space is located in Signature by Lotus, a premium commercial complex in Andheri West. The office unit, with a carpet area of 2,545 sq. ft., has been rented to Bombay Design Centre Private Limited. The rental agreement, registered in May 2025, outlines a lease term from May 2025 to April 2030, inclusive of an initial fit-out period.

The rent is fixed at ₹5.47 lakh per month for the first three years, rising to ₹6.29 lakh per month for the remaining two years. A security deposit of ₹16.42 lakh was also made, with stamp duty and registration charges totaling ₹86,500. Based on these terms, Ajay Devgn stands to earn approximately ₹3.33 crore over the five-year lease period.

Ajay Devgn had earlier acquired three adjacent office units in the same project in April 2023 for a total consideration of ₹30.35 crore, averaging around ₹10.12 crore per unit. The current rental deal pertains to one of these units, offering a rental yield of about 6.5% in the initial years, increasing to approximately 7.5% in the latter part of the lease — a healthy return in the current commercial real estate market.

Andheri West remains one of Mumbai’s most sought-after commercial and residential hubs, thanks to its proximity to the airport and major business zones such as Bandra Kurla Complex (BKC), SEEPZ, and Lower Parel. Its connectivity via road, metro, and suburban rail continues to attract businesses, startups, and creative firms.

Ajay Devgn, who holds the Padma Shri and two National Film Awards, is among the most successful actors in Indian cinema. Known for iconic roles in SinghamDrishyam, and Tanhaji, Devgn continues to maintain a strong screen presence with recent films like Bhuj and Maidaan. His latest film Raid 2 has been released, while Son of Sardaar 2 is currently in development.
