A social media message claiming that senior citizens are eligible for a 30% concession in property tax under the Maharashtra Government Housing Policy 2025 is false, the Brihanmumbai Municipal Corporation (BMC) clarified on Tuesday.

The misleading message has reportedly triggered confusion among senior citizens, many of whom have been visiting ward offices in large numbers to inquire about the alleged concession.


“No Such Provision Exists,” Says BMC

The BMC has clearly stated that there is no provision in the Brihanmumbai Municipal Corporation Act, 1888 that grants a 30% property tax concession to senior citizens on their residential properties.

The administration has urged citizens—especially the elderly—to avoid visiting ward offices unnecessarily based on the viral misinformation.


Existing Tax Exemptions Remain Unchanged

BMC reiterated the types of exemptions that do exist under its current policy:

1. 100% Tax Exemption for Homes Under 500 sq ft

Since January 1, 2022, residential properties with a carpet area of less than 500 sq ft are fully exempt from property tax (excluding government taxes).

2. Exemption for Ex-Servicemen and Families of Martyred Soldiers

Property tax exemption is also available to:

  • Ex-servicemen
  • Widows of ex-servicemen
  • Families of unmarried martyred soldiers

(Excluding government tax components)

The Municipal Administration clarified that these remain the only valid exemptions and advised citizens not to fall for false forwards circulating online.


BMC Appeals for Caution Against Fake Social Media Messages

The civic body urged Mumbai residents to rely only on official communication channels and avoid sharing unverified messages.
This advisory aims to prevent unnecessary crowding at civic offices and reduce inconvenience caused to senior citizens.
