Mumbai’s real estate market continues to remain one of the most expensive in India, placing homeownership out of reach for a large section of the population. With property prices soaring across the city, buying a home in the financial capital remains a distant dream for many middle-class and lower-income families.

But in this challenging landscape, the housing lotteries conducted by the Maharashtra Housing and Area Development Authority have long served as a ray of hope for aspiring homeowners. And now, another opportunity could soon be on the horizon.

MHADA is preparing to launch a new Mumbai housing lottery offering around 2,500 homes, according to officials. Preparatory work for the lottery has already begun, although the exact locations of the flats are yet to be officially announced.

However, sources indicate that a portion of the homes could be located in Mumbai’s western and central suburbs, with Kanamwar Nagar in Vikhroli emerging as one of the potential locations where units may be offered.

Officials expect the lottery draw to be conducted in April, while the application and registration process could begin soon. Once registrations open, interested homebuyers will need to submit their applications and deposit the Earnest Money Deposit (EMD) as part of the participation process.

The upcoming lottery follows closely on the heels of another recent housing initiative by MHADA’s MHADA Mumbai Board, which offered 118 homes through a First Come First Serve (FCFS) scheme.

For those planning to participate in the lottery, certain documents will be mandatory. A Maharashtra domicile certificate is essential for eligibility, while applicants are also advised to keep documents such as income certificates and identification proofs ready before the registration process begins.

Like previous MHADA lotteries, the upcoming draw will likely be structured across four income categories to ensure wider access to affordable housing. These include:

  • Economically Weaker Section (EWS)
  • Lower Income Group (LIG)
  • Middle Income Group (MIG)
  • Higher Income Group (HIG)

Confirming the development, Milind Borikar, Chief Officer of MHADA’s Mumbai Board, said that preparations are underway for a lottery of approximately 2,500 homes. He also indicated that the official advertisement for the lottery could be released as early as the last week of March.

Once the advertisement is released, it will reveal crucial details such as flat locations, pricing, eligibility criteria, and the application schedule, giving thousands of homebuyers a fresh chance to secure an affordable home in Mumbai.

For many aspiring homeowners struggling with rising property prices, MHADA’s upcoming lottery could once again provide a rare opportunity to turn the dream of owning a home in Mumbai into reality.
