A major new retail destination is set to open in the Mumbai Metropolitan Region, with Outlet Mall of India preparing to launch in Bhiwandi. Developed by Bhumi World, the project will introduce Maharashtra’s first dedicated outlet-led mall format, bringing together more than 150 fashion and lifestyle brands under a year-round discount retail model.

The mall marks a significant shift in the evolution of Bhiwandi, traditionally known for warehousing and logistics, into an emerging retail, leisure and mixed-use destination within the Mumbai Metropolitan Region.

A New Retail Format for Maharashtra

Unlike conventional malls, the Outlet Mall of India is designed around the global outlet retail concept, where premium brands offer products at discounted prices throughout the year. This format has been widely successful in international markets but is still relatively new in India.

The mall will host more than 152 brands across fashion, footwear, accessories and lifestyle categories, creating a large-scale value-driven shopping destination for consumers.

Some of the marquee brands expected at the mall include **Armani Exchange, Superdry, Lacoste, Levi’s, Calvin Klein, Tommy Hilfiger, U.S. Polo Assn., Jack & Jones, Only, Vero Moda and Crocs.

The development will also feature curated food and beverage outlets, entertainment zones and leisure spaces, positioning the mall as a full-day destination for families and shoppers rather than just a shopping centre.

Transforming Bhiwandi’s Retail Landscape

The launch of the outlet mall is expected to play a role in transforming Bhiwandi’s image from a purely industrial hub into a consumption and lifestyle destination.

According to Prakash Patel, Managing Director of Bhumi World, the project represents a new phase in the region’s development.

“Outlet Mall of India is not just another retail development—it represents the evolution of Bhiwandi from an industrial powerhouse to a vibrant mixed-use retail and leisure destination. Consumers today are value-conscious but unwilling to compromise on brand aspiration or experience.”

The developer believes the outlet format will allow brands to efficiently manage inventory while offering consumers premium labels at accessible prices, helping expand the market for branded retail in India.

Strong Connectivity to Drive Footfall

Strategically located within the Bhumi World integrated ecosystem, the mall benefits from strong connectivity across the Mumbai Metropolitan Region.

Key infrastructure projects expected to support the development include the Mumbai–Nagpur Expressway, the proposed Virar–Alibaug Corridor, the upcoming Navi Mumbai International Airport, and the Mumbai–Ahmedabad Bullet Train.

The project is expected to attract shoppers not only from Bhiwandi but also from Thane, Navi Mumbai, North Mumbai and other peripheral markets, strengthening the area’s position as a growing retail hub.

India’s Outlet Retail Segment Gaining Momentum

Globally, outlet malls have evolved into high-footfall destination retail formats, offering discounted branded products in large integrated complexes. As Indian consumers become more value-conscious while still seeking premium brands, organised outlet retail formats are beginning to gain traction.

With its 152+ brand portfolio and dedicated outlet ecosystem, the Outlet Mall of India is expected to become a benchmark project for outlet retail in Maharashtra, potentially reshaping shopping behaviour in the region.
