In a major boost for homebuyers in Mumbai, the Maharashtra Housing and Area Development Authority (MHADA) Mumbai Board has announced the online sale of 118 residential flats across prime locations in the city under the ‘First Come, First Served’ (FCFS) principle. The number of flats has been reduced from the originally announced 120 to 118.

Online registration for applications will kick off on February 17, 2026, at 11:00 AM on MHADA’s official portal: https://bookmyhome.mhada.gov.in. The full process—including online application submission, earnest money deposit, application fee payment, and flat/scheme allotment—will begin on March 4, 2026, at 11:00 AM.

This opportunity covers flats that remained unsold from previous lotteries due to various reasons. MHADA is urging eligible citizens to register promptly on the website to grab this chance.

This will be captured via the online system.

Other mandatory documents include:

  • Married applicants: Aadhaar/PAN Cards of both spouses
  • Divorced applicants: Certified court decree (final judgment copy mandatory for possession; appeal copy accepted initially)
  • Reserved category: Caste verification certificate (or caste certificate if unavailable)
  • Mobile number: Linked to Aadhaar (for applicant and spouse)

Application Process and Payment Terms:

  1. Register on https://bookmyhome.mhada.gov.in.
  2. Pay earnest money to view available flats (wing/building number, flat number, floor details).
  3. Select and allot a flat (one per earnest money deposit).
  4. Pay 10% of the flat’s sale price within 48 hours of allotment via NEFT/RTGS/Net Banking/UPI/Debit or Credit Card. Failure to do so cancels the claim, and earnest money is forfeited.
  5. Receive a provisional allotment letter.

  7. Upload Pre-Sanctioned Letter from a bank if seeking a home loan for No Objection Certificate.
  8. Full payment (including stamp duty) leads to possession letter.

Important Notes:

  • Flats can be re-selected after 48 hours with a fresh earnest money deposit.
  • No changes to applications after submission; verify printed receipt.
  • MHADA has not appointed any agents or property consultants. Beware of frauds—report to MHADA’s Vigilance Officer at 022-66405448 or Marketing Manager at 022-66405123.
