The much-awaited MHADA Mumbai Board lottery for 2,640 tenements has kicked off with a strong response, receiving 430 applications and 165 earnest money deposit (EMD) payments within hours on Day 1 of the online registration process.
The application process was officially launched on March 30, 2026, through a ‘Go Live’ event inaugurated by MHADA Vice President and CEO Sanjeev Jaiswal (IAS) at the authority’s headquarters in Bandra (East).
Homes Across Prime Mumbai Locations
The lottery includes flats spread across key locations such as Vikhroli, Goregaon, Borivali, Chembur, Bandra, Ghatkopar, Wadala, Mazgaon, Powai, Dadar, and Antop Hill, among others.
A total of 97 project locations have been included, giving applicants a wide range of options across Mumbai.
Category-Wise Distribution
Out of the 2,640 tenements:
- 145 units are for Economically Weaker Section (EWS)
- 858 units for Lower Income Group (LIG)
- 1,408 units for Middle Income Group (MIG)
- 229 units for Higher Income Group (HIG)
Source of Housing Stock
The flats come from multiple sources:
- 1,762 units constructed by MHADA
- 371 units from redevelopment under DCR 33(5)
- 188 units under DCR 33(7)
- 319 units from previous lotteries and scattered stock
These units are being offered on an “as-is-where-is” basis, though MHADA has assured that necessary repairs will be completed before possession. Any pending property tax or maintenance dues will also be cleared by MHADA before handing over the flat.
Fully Online, Transparent Process
The entire lottery process has been designed to be 100% online, transparent, and faceless, eliminating the need for physical visits to MHADA offices.

All through the official website and the IHLMS 2.0 mobile app available on Android and iOS.
MHADA has strictly warned applicants to avoid middlemen and rely only on official platforms.
