In a major boost for affordable housing in Mumbai, the Mumbai Housing and Area Development Board (MHADA) has announced a lottery for the sale of 2,640 flats across various income groups in the city and suburbs.

The online application process will begin on March 30, 2026, at 3:00 PM, offering homebuyers another opportunity to own a house in one of India’s most expensive real estate markets.

The flats are spread across multiple key locations in Mumbai, including:

📍 Goregaon (Patra Chawl, Pahadi Goregaon)
📍 Borivali (Gorai, Old Magathane)
📍 Chembur (Subhash Nagar)
📍 Bandra (Gandhinagar)
📍 Ghatkopar (Pantnagar)
📍 Dadar (Lokmanya Nagar)
📍 Wadala & Antop Hill
📍 Powai, Mazgaon, Girgaon and more

These locations include both central and suburban markets, making the lottery attractive for a wide range of buyers.


Category-Wise Flat Distribution

Out of the total 2,640 units:

  • 🟢 EWS: 145 flats
  • 🔵 LIG: 858 flats
  • 🟡 MIG: 1,408 flats
  • 🔴 HIG: 229 flats

👉 The majority of flats are in the Middle Income Group (MIG) category, targeting Mumbai’s largest homebuyer segment.


Types of Inventory on Offer

The housing stock includes a mix of:

  • 🏗️ 1,762 flats under construction by MHADA
  • 🏢 371 flats from redevelopment under DCR 33(5)
  • 🏢 188 flats under DCR 33(7)

Eligibility Criteria & Documents

To apply, applicants must have:

  • 📱 Aadhaar-linked mobile number
  • 📧 Valid email ID

📄 Mandatory documents include:

  • Aadhaar Card
  • PAN Card
  • Domicile certificate (15 years residence in Maharashtra)
  • Income proof (FY 2024–25)

👉 Income proof must be via ITR or Tehsildar certificate.


Income Limits for Each Category

  • EWS: Up to ₹6 lakh
  • LIG: Up to ₹9 lakh
  • MIG: Up to ₹12 lakh
  • HIG: Above ₹12 lakh (no upper limit)

💡 Family income includes both applicant and spouse earnings.


Strict Rules & Warning for Applicants

MHADA has issued strict guidelines:

  • Forfeiture of money
