Mumbai Metropolitan Region (MMR) saw the most land deals by volume in the first half of 2025, driving India’s unprecedented surge in land transactions across top and emerging cities.

India’s Land Acquisition Boom Breaks All Records

India’s real estate market has continued its post-pandemic momentum with 76 land deals totalling over 2,898 acres concluded in just the first six months of 2025. This volume already exceeds the entire 2024 land transaction volume by 15% (2024 saw 2,515 acres in 133 deals).

According to ANAROCK’s report, Land as Capital: Decoding India’s Land Transaction Patterns and Investment Flows, the total value of land transacted in H1 2025 was ₹30,885 crore, with an estimated revenue potential of ₹1.47 lakh crore and development potential of 233 million sq. ft.

“Between 2021 and H1 2025, India has transacted over 11,858 acres across 423 deals—reflecting the market’s growing maturity and the central role of land in driving growth,”

MMR remained the most active market, with 24 deals totaling 433 acres despite land scarcity.
Tier 2 & 3 cities accounted for 66% of transacted land area—a significant geographic diversification.
