As Navi Mumbai International Airport (NMIAL) gears up for its grand opening on September 30, 2025, residential demand in the surrounding region is witnessing an unprecedented surge. To address this, NMIAL has signed a Memorandum of Understanding (MoU) with The Wadhwa Group to secure 405 ready-to-move-in flats at its flagship integrated township, Wadhwa Wise City, Panvel, for airport staff and their families starting October 2025.

Spread across 450 acres in the Navi Mumbai Airport Influence Notified Area (NAINA), Wadhwa Wise City is the region’s first and largest integrated township. The development has already delivered over 3,000 Occupation Certificate (OC)-ready homes and is complemented by upcoming social infrastructure, including Fr. Agnel School with CBSE curriculum, retail spaces, healthcare centers, landscaped gardens, and recreational facilities.

The airport itself is expected to be a game-changer, handling 20 million passengers annually in Phase 1 and scaling up to 90 million passengers per year over time. Its launch coincides with major infrastructure projects that are redefining connectivity in the region:

  • Mumbai Trans Harbour Link (MTHL): Reducing South Mumbai–Navi Mumbai travel to just 30 minutes.
  • Metro Lines: Navi Mumbai Metro Line 1 and Mumbai Metro Line 8 connecting directly to the airport.
  • Expressways & Coastal Roads: Including the Ulwe Coastal Road and Thane–Belapur elevated corridor.
  • Panvel–Karjat Suburban Rail Line: Enhancing regional rail accessibility.

Commenting on the partnership, Sandeep Sonthalia, CEO of The Wadhwa Group, said:

“The opening of the Navi Mumbai International Airport is a monumental event for the region. We are witnessing an uptake in demand for apartments, bungalows and plots and are thrilled to partner with NMIAL to address this need. Due to various infrastructure initiatives undertaken by the Government and some of them already being operational, it takes less than 50 minutes to reach Wadhwa Wise City from prominent areas of Mumbai like SoBo like Walkeshwar, Nariman Point, Prabhadevi, Worli, Bandra and BKC.”

The MoU marks a significant milestone in aligning real estate development with large-scale infrastructure growth. Wadhwa Wise City is positioned not just as a housing project, but as a future-ready township that blends green landscapes with modern amenities to create a sustainable urban lifestyle.

With its focus on community living, open spaces, sustainability, and superior connectivity, Wadhwa Wise City is set to play a defining role in shaping Navi Mumbai into one of India’s most dynamic real estate growth corridors.
