Pune’s housing market remained resilient in August 2025, recording 13,253 property registrations and generating ₹485 crore in stamp duty revenue, according to Knight Frank India. While registrations saw a modest 3% year-on-year (YoY) dip, stamp duty collections fell more sharply by 19% YoY due to changing buyer patterns and ticket sizes.

Despite the softer August, Pune’s market showed strength in the first eight months of 2025, posting the highest volumes and revenues in four years.

Affordable Homes Drive Demand

The sub-₹25 lakh housing category was the standout performer in August 2025, recording 3,975 registrations, a 17% YoY increase.

At the same time, the premium segment (₹1 crore and above) also expanded its share from 15% to 16%, underscoring stronger appetite for larger and high-value homes.

Buyer preferences reflected a dual trend:

  • Larger homes above 800 sq. ft. maintained steady demand (33% share vs 32% last year).
  • Compact homes below 500 sq. ft. saw a surge, rising from 22% to 27% YoY.

Central Pune Dominates, But West Expands

  • Central Pune (Haveli Taluka, PMC, PCMC) remained the largest contributor with 68% of transactions in August 2025, though slightly lower than last year (72%).
  • West Pune (Mawal, Mulshi, Velhe) strengthened to 17% share, while South and East Pune also showed small gains.
