How realty stocks started the week

Property shares began Monday in the red as the broader market extended its slide. The Nifty Realty index slipped by up to 1% in early trade, alongside oil and gas, PSU banks, consumer durables, cement and auto. The Sensex fell about 285 points at the open to 72,839 and the Nifty lost 0.45% to 22,499, then sank further, touching 22,387 by mid-morning, down 0.94%. India VIX, the market’s fear gauge, jumped as much as 6%. IT stocks were the worst hit, falling more than 2%, and the midcap and smallcap indices slipped too.

Realty comes into the week already weak. On Friday every sectoral index closed lower, and realty was among the biggest laggards with metals and PSU banks. That left the Nifty at 22,600 and the Sensex at 73,123 after the fourth losing session in five days.

Levels and signals to watch today

Analysts see 22,372 as the key Nifty support, with 22,180, this month’s low, below it. A break under 22,372 would likely drag rate-sensitive sectors lower. Resistance sits at 22,850 and 23,175. For realty, the level to watch is the index’s October 8 closing low of 796.60. The sector was already near 800 on October 21, when it slid almost 2% in a third straight losing session, so Friday’s weakness makes that floor important. Foreign investors bought about ₹887 crore of equities on Friday, but that has not yet turned sentiment.

Trends behind the pressure

The Nifty Realty index has been stuck in a soft band around 800 to 830 for about two weeks, far below its 52-week high of 974.50. Demand is a lingering worry, since sales bookings of 28 listed developers fell 21% in April to June. Selling in midcaps and smallcaps has also weighed on property shares, which are often caught in broader risk-off moves.

Parameters moving realty stocks

  • Crude oil: Brent near $115 raises inflation fears and the chance of tighter borrowing conditions.
  • Bond yields: The 10-year yield has climbed above 7.4%, which pushes up funding costs and weighs on rate-sensitive sectors.
  • Geopolitics: Middle East tensions keep risk appetite low.
  • Global cues: Weakness in global tech on worries about AI spending has soured Asian sentiment.
  • Rupee: At about 94.6 to 94.9 per dollar, it adds to imported-inflation concerns.

What to wait for

  • Godrej Properties Q2 results: The company scheduled its results and analyst call for Friday evening. Last year it posted record Q2 bookings of ₹8,505 crore and profit of about ₹403 crore, and the stock’s reaction will set the tone for company-level moves this week.
  • Other developers: Dates for Lodha, Prestige, Brigade and others are unconfirmed, with November 14 the last day to report. DLF and Oberoi have already reported.
  • Festive demand: Booking and launch data before Diwali will show whether buyers are returning.
  • Next RBI meeting: It is scheduled for December 2 to 4.

The outlook

Realty is likely to keep following crude oil and the broader market rather than company news. A steadier oil price and a hold above Nifty support would give the sector room to stabilise, while a break lower would open the way to fresh lows. Earnings and festive sales are the next real catalysts.
