Bollywood actress Sonakshi Sinha has sold her luxury apartment in Bandra West, Mumbai, for ₹22.50 crore, marking a 61% appreciation from the ₹14 crore she paid for it in March 2020. The sale transaction was registered on January 31, 2025, according to property documents reviewed by Square Yards from the office of the Inspector General of Registration (IGR), Maharashtra.

The apartment is located in 81 Aureate, a premium residential project by MJ Shah Group spanning 4.48 acres. It features a carpet area of 391.2 sq. m. (~4,211 sq. ft.) and a built-up area of 430.32 sq. m. (~4,632 sq. ft.), along with three car parking spaces. The transaction incurred a stamp duty payment of ₹1.35 crore and registration charges of ₹30,000.

Bandra West, known for its proximity to Bandra Kurla Complex (BKC), remains a sought-after residential location for corporate executives and celebrities due to its strategic connectivity. The area is home to several Bollywood personalities, including Suniel Shetty, Ranveer Singh, and Deepika Padukone, as well as cricketer KL Rahul and actress Athiya Shetty.

As per Square Yards’ Project Data Intelligence, 81 Aureate recorded eight property transactions between February 2024 and January 2025, amounting to ₹76 crore in total value. The average resale price of a 4BHK unit in the project currently stands at ₹51,636 per sq. ft., while the average monthly rent is ₹8.5 lakh.

IGR records also indicate that Sonakshi Sinha continues to own another apartment in 81 Aureate. The actress, who made her Bollywood debut in 2010 with Dabangg, has since built a diverse filmography with critically acclaimed roles in Lootera, Akira, and Mission Mangal. In 2024, she portrayed dual roles in Sanjay Leela Bhansali’s period drama Heeramandi. Sinha is also an entrepreneur, co-founding the beauty brand SOEZI, which specializes in press-on nails.
