Singer Sonu Nigam has bought two first-floor offices in the Aston building at Sundervan Complex, Andheri West, for ₹16 crore, according to the registered agreement for sale provided by CRE Matrix, a real estate data analytics firm. The instrument was made in Mumbai on 5 July 2026 and registered on 6 August 2026 as MBI13-17918-2026 at the Joint Sub-Registrar, Mumbai-13. Stamp duty of ₹96 lakh and registration fee of ₹30,000 (total ₹96.30 lakh; GRN MH006321947202627N, paid 14 July 2026 and defaced on registration) were deposited by the buyer. Document handling charges of ₹2,200 were also paid.

This is Nigam’s second buy in the same building from the same seller. Earlier, he acquired a 258 sq ft ground-floor commercial unit in Aston from Singular Health Private Limited for ₹1 crore.

The premises

Offices 105 and 107 sit on the first floor of Aston, part of Sundervan Complex on Lokhandwala Road, Andheri West, Mumbai 400053. Together they measure 361 sq m carpet, about 3,886 sq ft, and come with four car parks in a basement stack-parking system. On the carpet area, the ₹16 crore price works out to about ₹41,200 a sq ft.

The units form part of Aston Premises Co-operative Society Ltd, registered on 30 March 2026 under MUM/W-K-W/HSG/TC/16609/2025-26. The society had not issued the share certificate when the agreement was signed. A society no-objection and a maintenance no-dues letter up to 31 March 2026 are on the file. The vendor’s title traces to a sale agreement dated 16 November 2019 with promoter Parikh Enterprise, registered as Andheri-6-12253-2019.

A pre-registration valuation dated 6 August 2026 put the built-up area at 433.2 sq m and the aggregate ready-reckoner value at about ₹11.94 crore, below the agreement price. The sale is recorded as a first sale of a built-up property constructed after the 2 January 2018 circular.

The parties

The vendor is Singular Health Private Limited (CIN U74999MH2018PTC318256; PAN ABBCS2696F), registered at the same offices 105 and 107. It signed through director Shradha Anurag Goel under a board resolution dated 17 June 2026. The purchaser is Sonu Agamkumar Nigam, 53, of Namah, 7 Bungalows, Andheri West, Mumbai 400058.

Payment and possession

Of the ₹16 crore, ₹16 lakh is 1 per cent TDS to be deposited in the treasury. The buyer paid ₹1 crore by cheque 681177 dated 25 June 2026 and ₹4.84 crore by cheque 681180 dated 18 July 2026. The balance of ₹10 crore is to be paid within one month of execution by a housing loan from Axis Bank, at the same time as the vendor hands over quiet, vacant possession free of encumbrances. Maintenance from 1 April 2026 until registration stays with the vendor.

A ₹16 crore first-floor take of about 3,886 sq ft, with four basement parks, is now on the public registration record circulated by CRE Matrix, beside Nigam’s earlier ₹1 crore ground-floor unit in the same Aston building.
