Bollywood Director Joins List of Celebrities Owning Property in 81 Aureate

Veteran Bollywood director Subhash Ghai and his wife Mukta Ghai have purchased a luxury apartment in Bandra West, Mumbai, for ₹24 crore, according to property registration documents reviewed by SquareFeatIndia and provided by Square Yards from the office of Inspector General of Registration (IGR) (igrmaharashtra.gov.in). The transaction was officially registered on February 3, 2025.

Bandra, a prime residential hub, is highly sought after due to its proximity to Bandra Kurla Complex (BKC), Mumbai’s key commercial district. The area boasts excellent connectivity via the Western Express Highway, Bandra-Worli Sea Link, international airport, and the upcoming metro. It is home to several Bollywood celebrities, including Suniel Shetty, Ranveer Singh, Deepika Padukone, Sonakshi Sinha, and sports personalities like KL Rahul and Athiya Shetty.

Details of Ghai’s New Apartment

The couple’s new home is located in 81 Aureate, a high-end residential project by MJ Shah Group, spread across 4.48 acres. The apartment features a 4 BHK layout with a carpet area of 4,364 sq. ft. (405.42 sq. m.) and a built-up area of 5,239 sq. ft. (486.69 sq. m.). The purchase includes three car parking spaces.

As per IGR property registration records, the transaction incurred a stamp duty of ₹1.44 crore and registration charges of ₹30,000.

High-Value Transactions in 81 Aureate

Square Yards’ Project Data Intelligence indicates that between February 2024 and January 2025, a total of eight transactions amounting to ₹76 crore were recorded in 81 Aureate. The average resale price for a 4 BHK in the project currently stands at ₹51,636 per sq. ft., while the average monthly asking rent is ₹8.5 lakh.

In a separate recent transaction, Bollywood actress Sonakshi Sinha sold an apartment in the same building for ₹22.50 crore. However, IGR records confirm that she still owns another unit in the project.

Subhash Ghai is a celebrated Indian filmmaker known for directing and producing some of Bollywood’s most iconic films. His illustrious career spans decades, with classics such as Kalicharan (1976), Karz (1980), Hero (1983), Karma (1986), Ram Lakhan (1989), Saudagar (1991), Khalnayak (1993), Pardes (1997), and Taal (1999). Renowned for his storytelling, music, and character-driven narratives, Ghai remains one of the most influential figures in Hindi cinema.

With this high-value real estate purchase, the filmmaker joins the growing list of Bollywood personalities investing in Mumbai’s luxury housing market.
