Supreme Universal, a luxury real estate developer active in Mumbai and Pune, has secured development rights for an approximately one-acre land parcel off Carter Road in Bandra West. The project carries an estimated revenue potential of around ₹1,500 crore.

The contiguous coastal plot is located in one of Mumbai’s most tightly held luxury residential micro-markets, where large developable land parcels have become increasingly scarce.

Rare Coastal Opportunity in Bandra West

Carter Road and the surrounding Bandra West coastline are among the city’s most aspirational residential destinations. Demand for large-format, high-ticket luxury homes continues to favour established neighbourhoods with limited A-grade supply. An unbroken one-acre parcel so close to the sea is therefore considered a rare development opportunity in the Mumbai Metropolitan Region.

The new project follows Supreme Universal’s earlier developments in the same neighbourhood, including Supreme ArtHouse at Carter Road and Supreme Prana and Supreme ArtVeda at Pali Hill.

Project Vision and Key Features

The development is planned as one of the tallest towers in the neighbourhood. Residences will be designed around privacy, open spaces and lifestyle experiences, with expansive ocean views as a central feature.

A defining element of the project will be a private sea-facing terrace for every residence, along with one of the largest terrace gardens overlooking the ocean. The company aims to make the sea and outdoor spaces an integral part of daily living rather than occasional amenities.

Planned Amenity Ecosystem

Given the relative scarcity of large land parcels along the Bandra coastline, most existing projects have been constrained in the scale of amenities they can offer. Supreme Universal says this parcel allows it to create a more comprehensive luxury amenity mix. Planned facilities include:

  • Pickleball court
  • Private dining rooms and banquet hall
  • Resort-style spa
  • Conference and co-working spaces
  • Wellness and fitness centre
  • Private cinema theatre
  • Expansive ocean-facing terrace garden

Management Comment

Sunny Bijlani, Joint Managing Director of Supreme Universal, said the availability of a parcel of this scale so close to the coastline is increasingly rare. He stated that the project is being designed around what luxury homebuyers currently value — space, privacy, openness and thoughtfully planned experiences. The amenities, he added, are intended to function as a genuine extension of residents’ homes rather than standalone facilities.
