Tata Sons Private Limited has officially entered into a five-year lease for the iconic property, according to registration documents dated February 6, 2026.

The journey of this storied site from a dilapidated structure to a high-tech luxury residence follows a nearly 22-year timeline:

  • November 2004: The original building was declared “dangerously dilapidated” by the Mumbai Building Repairs and Reconstruction Board. All tenants, including Tata Sons, were issued evacuation notices.
  • June 2008: A No Objection Certificate (NOC) was granted for the total reconstruction of the building under specific heritage and development regulations.
  • October 10, 2024: The current lease term officially commenced, securing the property for a 60-month tenure.
  • September 2025: The Board of Ewart Investments Limited (a Tata Sons subsidiary) passed a formal resolution to license the premises to Tata Sons.
  • February 6, 2026: The Leave and License agreement was officially registered with the Sub-Registrar of Assurances.

Financial Terms: A ₹10 Crore Commitment

The agreement highlights the premium value of South Mumbai real estate:

  • Security Deposit: Tata Sons has provided a massive ₹10,00,00,000 (₹10 crore) interest-free refundable deposit.
  • Monthly Rent: The initial license fee is set at ₹17,56,920 per month.
  • Rent Escalation: The monthly rent is scheduled to increase by 10% to ₹19,32,612 starting April 1, 2027.
  • Stamp Duty: The transaction incurred a stamp duty of ₹4,63,400, calculated based on the total rent and interest on the deposit.

Inside “The Cabins”: 13,200 Sq. Ft. of Luxury

The property spans a basement, ground floor, and three upper floors. The agreement includes an extensive list of luxury fixtures that define it as a world-class residence:

  • Kitchen & Appliances: Equipped with Miele dishwashers, Gaggenau kitchen appliances, and high-capacity Samsung and Croma refrigerators.
  • Climate Control: Features a Voltas VRF system, Mitsubishi treated fresh air units, and specialized humidity sensors.
  • Technology & Security: Integrated Building Management Systems (BMS), radar-enhanced CCTV surveillance, and dedicated high-speed Wi-Fi systems for the cabins.
  • Furnishings: The interiors include premium items such as Stressless Reno chairs with footstools and Adriana Model Queen beds in walnut finish.

The lease is set to end on October 9, 2029, with a strict “liquidated damages” clause should the licensee fail to vacate upon expiry.
