The Maharashtra Real Estate Regulatory Authority (MahaRERA) has granted a three-year extension to developer S D Corporation Pvt. Ltd. for its project “Siennaa Wing F” in Kandivali (Maharera Registration No. P51800019693), but with strict conditions to protect homebuyers’ interests.

While the promoter sought an extension until December 30, 2027, MahaRERA made it clear that this relief will not come without transparency and accountability. The Authority has directed the builder to submit detailed project milestones and share them with all homebuyers so that progress can be closely tracked.


📝 Background of the Case

The project was originally supposed to be completed by December 31, 2023, but after multiple extensions due to the COVID-19 pandemic, the deadline was pushed to December 30, 2024.

The developer applied for a further extension under Section 7(3) of the RERA Act, citing pandemic-related disruptions such as labour migration, supply chain issues, rising costs, and delays in fund disbursement.

However, the promoter could not obtain the required 51% consent from allottees, which is typically necessary for such extensions.


🧾 Why MahaRERA Granted the Extension

MahaRERA noted that not granting the extension could halt the project entirely, leaving homebuyers in limbo. To avoid this, the Authority allowed the extension but invoked its powers under Section 7(3), which enables it to impose additional terms and conditions while keeping the project registration active.

The aim, MahaRERA stated, is to protect homebuyers’ interests while ensuring the project is completed efficiently.


📌 Key Conditions Imposed by MahaRERA

  • 🏗 Submission of Milestone Chart:
    The promoter must submit PERT/CPM or Bar Charts detailing project milestones within 15 days of the order.
  • 📤 Sharing with Homebuyers:
    These timelines must be shared with all homebuyers, ensuring they have a clear view of the builder’s commitments.
  • 📅 Monthly Progress Reports:
    The promoter must file monthly updates with MahaRERA and the homebuyers’ association, detailing achievements and any delays.
  • 📝 Occupancy Certificate (OC) Updates:
    Once partial or full OC is received, the developer must update MahaRERA and the project’s online portal.

These measures are designed to create a continuous monitoring mechanism — ensuring that the developer remains accountable throughout the extended timeline.

This order is significant because it shows MahaRERA’s dual approach — granting flexibility to developers when justified, but simultaneously tightening oversight to protect homebuyers.
