Builders dealing in SRA projects will now not have to pay the fees of Rs 10 per Sq Ft for structural audit report. Builders say steps taken by SRA will help them reduce prices for the home buyers.

Builders right now are a happy lot. The reason being that the Slum Rehabilitation Authority, came out with circular in order to expedite Slum Rehabilitation Schemes. 

As per this circular a builder will henceforth be not required to make any payment of Rs 10 per Sq ft as against structural audit fee.

The circular also states that the architect will now submit a self certified structural audit certificate, from registered structural engineer at the time of application for Occupation Certificate.

The circular further asks the developer that he shall submit, structural stability certificate from registered structural engineer having a minimum 5-years experience for rehab building at the end of defect liability period or application for release of bank guarantee submitted against faithful compliance of defect liability period.

Developers claim that these moves will help them reduce the prices for end users.

Rohit Poddar, MD, Poddar Housing and Development Ltd. And Joint Secretary, NAREDCO Maharashtra said, “It is one of the many positive moves planned to streamline SRA at large. There is a proposal to dismiss the tangible cost which tends to become expensive. There is a provision to pledge the apartment that will be dismissed once the money is paid over a period of time which in turn will help in increasing the cash flow for the developers. This provision itself is interesting as it showcases that the authorities understand the subject. It will largely help in reducing the red-tapism and speeding up the entire process while reducing corruption even further. Developers will now charge less money to the end-user as the overall input cost will be reduced.”

Poddar further added, “To perform the structural audit , the developer needs to hire a registered structural engineer who has more than 5 years of experience. No architect will risk impeaching the audit as the free-sale component in SRA is under RERA’s radar and the Rehab component has a 10-year warranty. Any misconduct for both will lead to imprisonment, which no one desires. Overall it’s a win-win for everybody.”
