India’s largest single residential unit transaction signed at Embassy Terazza

Mumbai — Embassy Developments Limited has signed a Memorandum of Understanding for the sale of an entire residential tower at its Juhu project, Embassy Terazza, to Dinesh Thakkar, Founder, Chairman and Managing Director of Angel One Limited. The transaction, valued at approximately ₹711 crore, has been described by the company as the largest single residential unit deal in the country.

The residence comprises an entire G+7 storey tower with a RERA carpet area of 63,000 sq. ft., situated on Juhu Tara Road, one of Mumbai’s most sought-after residential stretches and home to several prominent business families, industrialists and celebrities.

Embassy Terazza is positioned as an ultra-luxury, low-density development spread across more than two acres, comprising approximately 50 residences across five towers. Each floor of the towers holds a single residence, offering uninterrupted sea and city views, along with lush internal gardens and curated wellness and lifestyle amenities. The project carries an estimated Gross Development Value of over ₹3,000 crore and is being developed by Embassy Developments under a development management model.

Embassy Terazza joins Embassy Citadel in Worli and Embassy Serenity in Alibaug as part of the company’s expanding residential presence in the Mumbai Metropolitan Region, alongside ongoing projects Embassy Park in Panvel and Embassy One in Thane. The Juhu project marks the company’s entry into Mumbai’s luxury residential segment within roughly 18 months of launch.

Jitendra Virwani, Chairman of Embassy Developments, called the sale a reflection of the trust the Embassy brand has built with discerning buyers in a short span since entering the Mumbai market, pointing to three decades of experience shaping how the group approaches homebuyer preferences.

Dinesh Thakkar spoke about the personal significance of the acquisition, saying his priority while searching for a new home was privacy, space, sea views and an iconic setting that could become a long-term family residence. He has named the property ‘Angelus’ and said his decision rested on confidence in Embassy’s ability to deliver a home matching that vision, given the developer’s track record. He added that trust in the developer carries as much weight as the residence itself for a purchase of this scale, and said he looks forward to seeing the home take shape for his family.

Dinesh Thakkar is the founder of Angel One Limited, one of India’s leading retail stockbroking and fintech platforms, listed on both the BSE and NSE. Angel One has grown into one of the country’s largest discount broking platforms by active client base, and Thakkar has been at its helm since the firm’s founding. His entry into Mumbai’s luxury residential market with a full-tower acquisition places him among a small group of Indian business leaders who have committed nine-figure sums to a single home.

Echoes of the Damani deal

The Embassy Terazza transaction invites comparison with another headline-making Mumbai residential purchase: Radhakishan Damani’s 2021 acquisition of a South Mumbai property for ₹1,001 crore. Damani, the founder of retail chain DMart and one of India’s most closely watched investors, bought the property at Malabar Hill, a deal that had stood as a benchmark for ultra-high-value residential transactions in the country.

While the Damani purchase, at over ₹1,000 crore, remains higher in absolute transaction value, the Embassy-Thakkar deal is being positioned as the largest single residential unit transaction, referring specifically to the sale of one contiguous tower comprising multiple floors as a unified residence, rather than a standalone apartment or bungalow purchase. Together, the two deals underline a pattern: India’s wealthiest business leaders are increasingly willing to commit extraordinary sums to singular, statement residential properties in South and Central Mumbai.
