The housing market in July 2025 showed two very different stories in Hyderabad and Pune. While buyers in Hyderabad leaned heavily toward luxury and premium homes, Pune’s demand stayed broad-based and affordable, keeping its market buzzing with activity.

Hyderabad: Fewer Sales but Bigger Homes

Hyderabad recorded 6,128 property registrations worth ₹4,175 crore in July 2025. That’s about 30% fewer homes compared to July 2024, but the real story lies in what buyers are choosing.

  • Premium homes (₹1 crore and above) grabbed 19% of sales and almost half the total value.
  • The average property price went up by 14% YoY, showing a shift toward upscale living.
  • A majority of buyers picked 1,000–2,000 sq. ft homes, but the share of large apartments above 2,000 sq. ft also grew to 16%.
  • Rangareddy emerged as the hottest district, with prices shooting up 19% YoY.

Big-ticket deals also made headlines, with properties in Raidurg and Madhapur crossing the ₹10 crore mark.

Knight Frank’s CMD, Shishir Baijal, explained: “Hyderabad’s market is clearly shifting toward premium housing. Even though overall registrations dropped, people are willing to pay more for quality and location.”

Pune: More Sales, Steady Demand Across Segments

In contrast, Pune saw a healthy 6% rise in property registrations, with 14,622 homes sold in July 2025. Stamp duty revenue also jumped to ₹648 crore, up 24% from last year.

  • Since January 2025, over 1.3 lakh properties have been registered, the highest in four years.
  • While 83% of sales were for homes priced under ₹1 crore, premium housing is slowly expanding, with the ₹1 crore+ bracket rising from 14% last year to 16% this year.
  • Bigger homes are gaining preference, with 33% of buyers choosing units above 800 sq. ft.
  • Central Pune remained the top choice (76% of sales), followed by West Pune at 15%.

Baijal added: “Pune’s housing market continues to benefit from steady demand in mid to high-value categories, with buyers also preferring larger homes.”

What It Means for Homebuyers

For those watching the markets:

  • Hyderabad is turning into a hotspot for premium housing, with prices rising even as volumes dip.
  • Pune is seeing steady growth in sales across all price ranges, making it one of the most active markets in the country.

Whether you’re chasing a luxury lifestyle or an affordable first home, these two cities show how India’s housing story is shaping up in very different ways.
