In a major pro-consumer move, the Maharashtra Real Estate Regulatory Authority (MahaRERA) has revamped its project registration certificate to provide detailed and easy-to-understand information about housing projects. This change is aimed at empowering homebuyers with essential facts upfront, improving transparency in real estate transactions.

Earlier, the MahaRERA registration certificate only mentioned the project and promoter’s name and address in a single line. Now, the certificate has been redesigned to list important details in bullet points for better readability. It will also include a detailed annexure with comprehensive project information — a first for the regulator.

From now on, new project certificates will feature:

  • The total built-up area of the project
  • Names and number of buildings and wings
  • Total number of approved habitable floors
  • Number of residential and non-residential units
  • Commencement Certificate details showing construction approval up to a specific floor
  • Total number of parking spaces for four-wheelers, two-wheelers, and visitors

Moreover, if there are any changes during the life of the project — such as extensions, corrections, or transfer of ownership to another developer — the revised certificate will reflect those updates. This ensures that buyers always have access to the most current project information.

Promoters are required to prominently display the certificate at the project site and upload it to the project’s website. When searching for a project on the MahaRERA portal using the registration number, the certificate is available right on the first page.

Additionally, MahaRERA has already made it mandatory to publish a QR code with all project advertisements. This QR code gives instant access to basic project information when scanned.

This latest reform builds on previous initiatives taken by MahaRERA to protect homebuyers. These include the introduction of standardised sale agreements, allotment letters, clear disclosure of parking slot dimensions and locations, and timelines for delivery of amenities. Several of these reforms have now been adopted by real estate regulators across other Indian states.

“To buy a home, people often invest their life savings. MahaRERA is committed to making sure that investment is safe,” said Manoj Saunik, Chairman of MahaRERA. “That’s why we’ve introduced legally binding provisions and now added crucial project details directly to the registration certificate. We urge homebuyers to go through these details carefully before making any decisions.”
