The Mumbai Board of the Maharashtra Housing and Area Development Authority (MHADA) has issued a tender for the comprehensive redevelopment of Abhyudaya Nagar MHADA Colony, situated in Kala Chowki. This initiative, conducted under the Construction and Development (C&D) model, seeks to appoint a developer for the large-scale transformation of the colony.

This significant development follows the approval from the government’s High-Level Committee, allowing the long-awaited project to move forward. Currently, Abhyudaya Nagar spans 133,593 square meters and includes 48 buildings housing 3,410 tenements, each measuring 208 square feet. The redevelopment is expected to benefit approximately 15,000 residents, enhancing their living conditions after years of anticipation.

The project, which had faced delays for several years, gained momentum through the intervention of Deputy Chief Minister Devendra Fadnavis, who played a key role in resolving the stalemate. Following his involvement, MHADA decided to proceed with the redevelopment under the C&D framework, marking a crucial breakthrough.

In line with Deputy Chief Minister Fadnavis’s directives, the tender has been structured to provide substantial benefits to residents. Each rehabilitated tenement will feature a minimum carpet area of 635 square feet, significantly larger than current units. The plans also include provisions for four-wheeler parking to ensure modern facilities for residents. Additionally, the developer is required to offer a one-time corpus fund of ₹5 lakh to each resident as part of the redevelopment benefits. Until project completion, the developer must pay ₹20,000 per month in rent to each resident.

Recently, MHADA Vice President Sanjeev Jaiswal presented the redevelopment plan to Abhyudaya Nagar residents, addressing various concerns and ensuring transparency regarding the upcoming changes.

According to the tender schedule, technical bids will be opened on November 22, 2024, at 3:00 PM.

This redevelopment project is anticipated to transform the lives of thousands of residents, providing modern amenities, expanded living spaces, and revitalized community infrastructure after years of delays.
