Rent and lock-in

The fee starts on 20 September 2026 and rises 5% every year:

Over 36 months the licence fee adds up to ₹1,75,17,180. It is payable in advance by the 7th of each month, subject to TDS. The September 2026 fee of ₹4,63,050 has already been paid by Axis Bank cheque 257467 dated 5 October 2026, drawn on the Lucknow branch.

Lock-in is the first 12 months, to 19 September 2027. If the licence ends during lock-in because the licensee walks out, or because the licensor terminates for the licensee’s breach, the fee for the unexpired lock-in is payable in one lump sum as liquidated damages.

An interest-free deposit of ₹27,78,300 was paid by Axis Bank cheque 257464 dated 16 September 2026. It is refundable within seven days of vacant handover, after deductions for arrears, utilities and damage. Delay attracts 18% a year. Overstay after expiry or termination attracts twice the daily fee.

Municipal and property taxes stay with the licensor. Society or condominium maintenance is paid by the licensor. Electricity, telephone and internet are paid by the licensee. GST on the fee is extra and stays with the licensee.

A three-year residential licence of a 6,094 sq ft Trump Towers flat in Kalyani Nagar, opening at ₹4.63 lakh a month with three car parks, is now on the public registration record circulated by CRE Matrix.
