Realty rises with the market
Property stocks started Tuesday in the green, a turnaround from Monday, when they slipped at the open while the market surged. The Nifty Realty index gained about 0.66% in early trade as Indian markets opened higher for the second day running. The Sensex jumped more than 600 points to an early high of 76,359, and the Nifty traded near 23,610, up about 170 points. By mid-morning the Sensex’s gain had stretched towards 800 points.
Three things are driving the rally. Crude oil prices are falling, which helps India because we import most of our oil. Second-quarter corporate earnings have been better than expected. And foreign investors, who had been selling Indian shares, have turned buyers. Falling US bond yields and a weakening in global AI-linked tech stocks have also nudged money towards Indian markets.
Where the sector stands
The Nifty Realty index climbed 2.75% to 819.8 on Thursday, October 29, and was around 810 to 820 late last week. It remains well below its 52-week high of 974.50 and above its recent closing low of 796.60. Realty is still lagging the market over the past month, so today’s gain is a step towards catching up rather than a breakout.
What to look for through the day
Analysts say the Nifty has moved back above its 50-day moving average, a widely watched trend gauge, near 23,170, and momentum indicators have strengthened. Support sits at 23,200 to 23,300 and resistance at 23,600 to 23,700. The Nifty is trading right at that resistance zone, so a clean break above it would help rate-sensitive stocks like realty. A slip back below 23,300 would test the rally. Healthcare and energy stocks saw some profit-booking, so watch whether realty holds its gains through the afternoon.
What is moving realty stocks
- Crude oil: Cheaper oil eases inflation worries and the pressure on borrowing costs.
- Foreign investors: Renewed FII buying supports large developers such as DLF and Lodha.
- Earnings: Lodha’s profit rose 28% to ₹1,013 crore and Brigade’s 29% to ₹219 crore, while Godrej Properties’ profit fell 62% despite record collections.
- Interest rates: The RBI’s repo rate is 5.50% after October’s hike, so home loan EMIs remain a worry for buyers.
What to wait for
- Diwali demand: With Diwali days away, launch and booking updates will show whether homebuyers are returning. Bookings of 28 listed developers fell 21% in April to June.
- Remaining Q2 results: A few developers are yet to report, with November 14 the last day.
- Next RBI meeting: It is scheduled for December 2 to 4.
- Crude oil: Any rebound in prices would quickly hit the sector again.
The outlook
Realty has momentum today, but it needs festive sales data and steadier oil prices to turn a bounce into a recovery. Developers with strong launch pipelines and cash collections are better placed than smaller names.
