Veteran actress Saira Banu, widow of legendary actor Dilip Kumar, is set to sell a commercial unit in “The Legend by Ashar,” a project that now stands on the land where the couple’s iconic Pali Hill bungalow once stood. A public notice issued on August 3, 2026 by advocate Mahesh Kukreja has invited claims from anyone with a right, title, or interest in the property before the transaction proceeds.

The commercial unit is located on the lower ground floor of the building and spans a carpet area of 1,696 square feet, or approximately 157.57 square metres. The unit comes with a separate and independent entrance, distinguishing it from other spaces within the complex. Along with the unit, the sale includes three car parking spaces: one surface parking spot on the lower basement floor and two stack parking spaces spread across the lower and upper levels of the upper ground floor.

The property sits on land bearing Survey No. 236 (Part) and Plot Nos. 3, 3A, and 329, corresponding to CTS Nos. C/1395, C/1396, and C/1397 of Village Danda in Bandra. The exact address is Plot No. 16, Pali Hill Estate, Nargis Dutt Road, Bandra West, falling under the Mumbai Suburban registration district.

This stretch of Pali Hill has long been associated with Dilip Kumar and Saira Banu, who lived in their bungalow at the location for decades before it was eventually redeveloped into “The Legend by Ashar.” The site has since transformed into a mixed-use development, with this latest notice signalling the sale of one of its commercial units.

As per standard practice in property transactions, the public notice requires anyone with a claim on the premises, whether by way of sale, mortgage, lease, tenancy, inheritance, possession, or any other right, to intimate the same in writing to the advocate along with documentary proof within 14 days of the notice’s publication. Failure to do so within this window will mean the claim is treated as waived and abandoned, allowing the sale to proceed without further reference to it.

The notice does not disclose the identity of the prospective purchaser or the transaction value involved.
