In a significant development for Mumbai’s redevelopment landscape, Oberoi Realty has entered into a development agreement for land located at Aram Nagar in Versova, owned by the Maharashtra Housing and Area Development Authority.
The project will be undertaken in accordance with the provisions of the Development Control and Promotion Regulations (DCPR) 2034, which govern redevelopment and construction norms across Mumbai.
As per initial estimates, Oberoi Realty expects to generate approximately 17.18 lakh sq ft of free sale component (RERA carpet area) from the project. This excludes the portion earmarked for the rehabilitation of existing tenants, which remains a mandatory component of MHADA redevelopment projects.
The free sale component is a key revenue driver for developers, representing the area that can be sold in the open market.
Located in Andheri West, one of Mumbai’s prime real estate micro-markets, Versova continues to witness strong demand due to its connectivity, social infrastructure, and proximity to key business districts.
However, the actual development potential and execution timeline will depend on statutory approvals, regulatory clearances, and compliance with applicable norms.
The agreement highlights the ongoing momentum in Mumbai’s redevelopment sector, where collaborations between public authorities like MHADA and private developers such as Oberoi Realty are unlocking land value while facilitating large-scale tenant rehabilitation.
