Veteran Bollywood filmmaker Subhash Ghai, along with Crest Ventures Limited and Mukta Arts, has leased a commercial property in Andheri West, Mumbai, securing a rental income of approximately ₹2.24 crore over five years. The lease was officially registered in July 2025, according to documents reviewed by Square Yards from the Maharashtra Inspector General of Registration (IGR) portal.

The property, situated in the Crest Mukta building, has a built-up area of 7,500 sq. ft., and sits in one of Mumbai’s most active and high-value commercial zones. The lease begins with a monthly rent of ₹3.38 lakh in the first year, escalating to ₹4.11 lakh by the fifth year—amounting to an average annual increase of about 5%.

The lease agreement was registered with stamp duty of ₹57,500 and registration fees of ₹1,000. A security deposit of ₹24.66 lakh was also made by the tenant as part of the deal.

Andheri West remains one of the most prominent commercial and residential hubs in Mumbai, offering excellent connectivity to the Western Express Highway, metro lines, Andheri Railway Station, and Mumbai International Airport. Its mix of premium housing, office spaces, and retail establishments continues to attract top investors and tenants.

This deal adds to Ghai’s growing real estate footprint. In February 2025, Subhash Ghai and his wife Mukta Ghai purchased a ₹24 crore apartment in Bandra West.

Widely regarded as a legendary name in Hindi cinema, Subhash Ghai is known for iconic films such as Karz (1980), Hero (1983), and Ram Lakhan (1989). He also founded Whistling Woods International, a premier film and media institute, in 2006.
